    Mortgage rates in the Netherlands increased sharply in 2022 and 2023, after declining gradually between 2008 and 2021. In December 2022, the average interest rate for new mortgage loans stood at **** percent, and by the end of 2023, it had risen to **** percent. The 10-year interest rate was the lowest, at **** percent; the floating and less than one-year interest rates amounted to **** and **** percent, respectively. In early 2024, mortgage rates decreased notably. Are mortgage rates in the Netherlands different from those in other European countries? When comparing this ranking to data that covers multiple European countries, the Netherlands’ mortgage rate was similar to the rates found in Spain, the United Kingdom, and Sweden. It was, however, a lot lower than the rates in Eastern Europe. Hungary and Romania, for example, had some of the highest mortgage rates. The Netherlands has overall seen an increase in the number of mortgage loans sold and is regarded as one of the countries with the highest mortgage debt in Europe. The reason behind this is that Dutch homeowners were able to for many years to deduct interest paid from pre-tax income (a system known in the Netherlands as hypotheekrenteaftrek). Total mortgage debt of Dutch households has been increasing year-on-year since 2013.

    The number of U.S. home sales in the United States declined in 2024, after soaring in 2021. A total of four million transactions of existing homes, including single-family, condo, and co-ops, were completed in 2024, down from 6.12 million in 2021. According to the forecast, the housing market is forecast to head for recovery in 2025, despite transaction volumes expected to remain below the long-term average. Why have home sales declined? The housing boom during the coronavirus pandemic has demonstrated that being a homeowner is still an integral part of the American dream. Nevertheless, sentiment declined in the second half of 2022 and Americans across all generations agreed that the time was not right to buy a home. A combination of factors has led to house prices rocketing and making homeownership unaffordable for the average buyer. A survey among owners and renters found that the high home prices and unfavorable economic conditions were the two main barriers to making a home purchase. People who would like to purchase their own home need to save up a deposit, have a good credit score, and a steady and sufficient income to be approved for a mortgage. In 2022, mortgage rates experienced the most aggressive increase in history, making the total cost of homeownership substantially higher. Are U.S. home prices expected to fall? The median sales price of existing homes stood at 413,000 U.S. dollars in 2024 and was forecast to increase slightly until 2026. The development of the S&P/Case Shiller U.S. National Home Price Index shows that home prices experienced seven consecutive months of decline between June 2022 and January 2023, but this trend reversed in the following months. Despite mild fluctuations throughout the year, home prices in many metros are forecast to continue to grow, albeit at a much slower rate.

    This data collection provides information on the characteristics of the housing inventory in nine selected metropolitan statistical areas (MSAs). Data include year the structure was built, type and number of living quarters, occupancy status, presence of commercial or medical establishments on the property, and property value. Additional data focus on kitchen and plumbing facilities, type of heating fuel used, source of water, sewage disposal, and heating and air conditioning equipment. Data concerned with housing quality describe the condition of the walls and floors, adequacy of heat in the winter, information on heating equipment breakdowns, availability of room electrical outlets, concealed wiring, and basement and roof water leakage. Data relating to housing expenses include mortgage or monthly rent payments, utility costs, and fuel and garbage collection fees. Information solicited from respondents who moved recently includes the characteristics of the previous unit and reasons for moving. Other data indicate the presence of, and objection to, neighborhood conditions such as street noise, crime, litter, commercial activity, and institutional industrial activity, as well as the availability of public transportation, schools, shopping facilities, police, and hospitals. Information on condominiums covers amount and frequency of mortgage payment, amount of property insurance, real estate tax, utility costs, and condominium fees. In addition to housing characteristics, data for each household member are available on age, sex, race, marital status, income, and relationship to householder. Additional data on years of school completed, Spanish origin, length of residence, and tenure are provided for the householder. Income sources identified in the data include wages, rent, dividends, Social Security, unemployment and workmen's compensation, government and private pensions, and alimony and child support.

    Note: 1. For the year 1995-96, interest rate on deposits of maturity above 3 years, and from 1996-97 onwards, interest rates on deposit for all the maturities refer to the deposit rates of 5 major public sector banks as at end-March. 2. From 1994-95 onwards, data on minimum general key lending rates prescribed by RBI refers to the prime lending rates of 5 major public sector banks. 3. For 2011-12, data on deposit rates and Base rates of 5 major public sector banks refer to the period up to July 31, 2010. From July 1, 2010 BPLR System is replaced by Base Rate System. Accordingly the data reflects the Base Rate of five major public sector banks. Data for 2010-11 for Call/Notice Money rates are average of April-July 2010. 4. Data for dividend rate and yield rate for units of UTI are based on data received from Unit Trust of India. 5. Data on annual(gross) redemption yield of Government of India securities are based on redemption yield which is computed from 2000-01 as the mean of the daily weighted average yield of the transactions in each traded security. The weight is calculated as the share of the transaction in a given security in the aggregated value. 6. Data on prime lending rates for IDBI, IFCI and ICICI for the year 1999-00 relates to long-term prime lending rates in January 2000. 7.     Ten-year government bonds in the Netherlands had a yield of *** percent in 2023, compared to **** percent in 2022. A ten-year government bond, or treasury note, is a debt obligation issued by a government which matures in ten years. They are considered to be a low-risk investment as they are backed by the government and their ability to raise taxes to cover its obligations. Investors track them, however, for several reasons. First, these bonds are the benchmark that guides other financial interest rates, such as fixed mortgage rates. Second, their yield will tell how investors feel about the economy.     Ten-year government bonds in Belgium had a yield of *** percent in 2023, compared to **** percent in 2022. A ten-year government bond, or treasury note, is a debt obligation issued by a government which matures in ten years. They are considered to be a low-risk investment as they are backed by the government and their ability to raise taxes to cover its obligations. Investors track them, however, for several reasons. First, these bonds are the benchmark that guides other financial interest rates, such as fixed mortgage rates. Second, their yield will tell how investors feel about the economy. The higher the yield on a ten-year government bond, the better the economic outlook.
