    The data set indicates the Broward County Land Use Plan designation for all parcels in Broward County. Note: Roads, other than those designated "Transportation" are not assigned a Broward County Land Use Plan designation. This data is updated as needed and as amendments become effective. Companion data includes Dashed-Line Areas, Irregular Areas, Pending Amendments and Activity Centers. Layer files are available for standard coloring. Municipal land use plans must be consistent with the Broward County Land Use Plan. The Broward County Planning Council reviews each municipal land use plan pursuant to the Broward County Charter and certifies those municipal land use plans which have been found to be in "substantial conformity" with the Broward County Land Use Plan. When certified by the Council, the municipal land use plan becomes the effective land use plan for the municipal jurisdiction. The land use designations on the Broward County Land Use Plan serve as the basis for municipal jurisdiction. The municipal land use plans may be more restrictive than the Broward County Land Use Plan and may depict uses and categories other than those shown on the Broward County Land Use Plan for specific parcels. Areas designated on the Broward County Land Use Plan Map or particular uses are approximate. The exact boundaries for zoning will be determined by the municipality within the reasonable limits of the designation on the map. For further information regarding identification of the effective land use plan for a specific area or for interpretation of the land use designation for a specific parcel, please contact the Broward County Planning Council at 954.357.6695.

    A cartographic/geographic depiction of the land areas of the county for planning and mapping use. This is not a survey depiction. This is a boundary used by Planning and Development Management Division. This is not a legal depiction of the county boundary. This data set was originally based upon of the State of Florida boundary with demographic data from the 1990 and 2000 decennial census and the 2006-2010 and 2008-2012 American Community Survey (ACS). It was created for use by the Florida Department of Transportation in the Sociocultural Data Report (SDR). It is now used for determining acreages for urban planning purposes.

    Description

    The section grid for all of urban Broward County. The Public Land Survey System (PLSS) is a way of subdividing and describing land in the United States. All lands in the public domain are subject to subdivision by this rectangular system of surveys, which is regulated by the U.S. Department of the Interior, Bureau of Land Management (BLM). The PLSS typically divides lands into 6-mile-square townships, which is the level of information included in the National Atlas. Each township is identified with a township and range designation. Township designations indicate the location north or south of the baseline, and range designations indicate the location east or west of the Principal Meridian. Sections are one-square-mile blocks of land, containing 640 acres, or approximately one thirt0sicth of a township. Due to the curvature of the Earth, sections may be slightly smaller than one square mile. Range refers to a vertical column of townships in the PLSS.

    The Florida Department of Revenue’s Property Tax Oversight(PTO) program collects parcel level Geographic Information System (GIS) data files every April from all of Florida’s 67 county property appraisers’ offices. This GIS data was exported from these file submissions in August 2025. The GIS parcel polygon features have been joined with thereal property roll (Name – Address – Legal, or NAL)file. No line work was adjusted between county boundaries.The polygon data set represents the information property appraisers gathered from the legal description on deeds, lot layout of recorded plats, declaration of condominium documents, recorded and unrecorded surveys.Individual parcel data is updated continually by each county property appraiser as needed. The GIS linework and related attributions for the statewide parcel map are updated annually by the Department every August.     When compared to 1997 FEMA Flood Zones, an analysis done by Broward County of the 2011 data from the Federal Emergency Management Agency showed that nearly a third of Broward County properties were in areas requiring flood insurance and more than half would no longer need it. A new analysis has been done in 2020 to compare the 2019 new preliminary flood zones. This data set is historical and not the most up-to-date. Please search for the 2019 Flood Zones for updated flood zone information.

    Description

    The U.S. Geological Survey (USGS) is coordinating the aquisition of high accuracy elevation data. Three formats of the data are available for each data set: .cor files which contain complete lists of Global Positioning System point files, .asc files which are the same as the .cor files but have been reformatted to process into ARC/INFO coverages, and .e00 files which are the ARC/INFO coverages. The files are available in the same 7.5- by 7.5-minute coverages as USGS quadrangles. The elevation data is collected on a 400 by 400 meter grid. The elevations are referenced to the horizontal North American Datum of 1983 (NAD83) and vertical North American Vertical Datum of 1988 (NAVD88).

     This project is performing regional topographic surveys to collect and provide elevation data to parameterize hydrologic and ecological numerical simulation models that are being developed for ecosystem restoration activities. Surveying services are also being rendered to provide vertical reference points for numerous water level gauges.
    
     Modeling of sheet flow and water surface levels in the wetlands of South Florida is very sensitive to changes in elevation due to the expansive and extremely low relief terrain. Hydrologists have determined minimum vertical accuracy requirements for the elevation data for use as input to hydrologic models. As a result, elevation data with a vertical accuracy specification of +/-15 centimeters (cm) relative to the North American Vertical Datum of 1988 (NAVD88) are being collected in critical areas using state-of-the-art differential global positioning system (GPS) technology and data processing techniques.
