    Description

This table shows the changes of the sale prices of existing own homes by COROP and 25 biggest municipalities (more then 100.000 inhabitants on 01-01-2005). Besides the price indices, also the numbers sold, the average purchase price of these dwellings and the total sum of the puchase prices of these dwellings are published. The House Price Index of existing own homes is based on a complete registration of sales of dwellings by the Dutch Land Registry Office (Kadaster) and Value Immovable Property (in Dutch: WOZ) of all dwellings in The Netherlands. Indices can fluctuate, for example when the number of dwellings sold in a region is limited. In that case it is recommended to use the long term change of the index. The average purchase price of existing own homes may differ from the price index of existing own homes. The change in the average purchase price is, however, not an indicator for price developments of existing own homes. For more information on this subject, see the article at chapter 3 "Why the average purchase price is not an indicator".

Data available from: January 1995 - December 2012.

Status of the figures: The figures are definitive.

When are new figures published? This table is stopped as from 3-8-2013 and will be continued as House Price Index by region; existing own homes, 2010 = 100. See paragraph 3.

    Description

This table shows the average purchase price that has been paid in the reporting period for existing own homes purchased by a private individual. The average purchase price of existing own homes may differ from the price index of existing own homes. The average purchase price is no indicator for price developments of owner-occupied residential property. The average purchase price reflects the average price of dwellings sold in a particular period. The fact that de dwellings sold differs from one period to another is not taken into account. The following instance explains which problems are entailed by the continually changing of the quality of the dwellings sold. Suppose in February of a particular year mainly big houses with extensive gardens beautifully situated alongside canals are sold, whereas in March many small terraced houses are sold. In that case the average purchase price in February will be higher than in March but this does not mean that house prices are increased. See note 3 for a link to the article 'Why the average purchase price is not an indicator'.

    Data available from: 1995

Status of the figures: The figures in this table are immediately definitive. The calculation of these figures is based on the number of notary transactions that are registered every month by the Dutch Land Registry Office (Kadaster). A revision of the figures is exceptional and occurs specifically if an error significantly exceeds the acceptable statistical margins. The average purchasing prices of existing owner-occupied sold homes can be calculated by Kadaster at a later date. These figures are usually the same as the publication on Statline, but in some periods they differ. Kadaster calculates the average purchasing prices based on the most recent data. These may have changed since the first publication. Statistics Netherlands uses figures from the first publication in accordance with the revision policy described above.

Changes as of 17 February 2025: Added average purchase prices of the municipalities for the year 2024.

When will new figures be published? New figures are published approximately one to three months after the period under review.

    Description

Business Parks with the Value of Real Estate (WOZ) (2022). The dataset describes the total WOZ value and the average WOZ value for business parks on 1 January 2020 from 1 January 2019 to 1 January 2022. To determine the WOZ value, a link has been made between the BAG residence objects and the WOZ objects in order to determine the WOZ value per residence object. Explanation of the Central Bureau of Statistics (CBS): CBS has access to the LV WOZ. This is the central facility from which WOZ data from all municipalities can be obtained. Since 1 January 2019, all municipalities are actually connected to the LV WOZ. This made the LV WOZ the basis for all users and customers. In addition to the "determined value" (WOZ value), the data set for this registration also consists of data that are necessary to relate this value to both an immovable property and a residence object as well as an interested party. The total and average WOZ value for business parks has been calculated on the basis of the residential properties belonging to the BAG stock on 1 January 2019, 2020, 2021 and 2022. The WOZ value of a year is the value that a municipality provides to owners and users of objects at the beginning of the year. But because the municipality needs time for appraisal of these objects, the value level date is taken as the previous year. The value level date (value level date) is therefore always 1 year earlier (t-1). As an example, the WOZ value on 1 January 2022 is the actual value of the object on 1 January 2021.

    Description

This data design describes a panel of independent rental properties whose rents and (service) costs are recorded for the current reporting year and the previous reporting year; An independent house is a house with its own entrance door, its own toilet, its own kitchen and its own bath facilities. The main features of the house are: year of construction, type of construction, number of rooms, area, rating of points, energy label, whether or not liberalised house and value of real estate (WOZ) value. In addition, the municipality in which the house is located and the owner category are recorded to determine whether the house is a social or private home.

More information on how to access the data:

    https://www.cbs.nl/en-en/our-services/custom-and-microdata/microdata-self-research

    Methodology

A weighing scheme with 64 cells is used. The cells are made with the help of four characteristics. The scale comes from the Ministry of the Interior. The indices for the net rent and the garage rent are weighted and the indices based on the service costs are unweighted. For the service costs service and recreation room and others, no indices are calculated.

    Description

The series of new build houses; output Index 2000 = 100 indicates the gradient of the construction costs of new homes. This series is based on all categories of new homes. The planned construction costs include the general costs and profit & risk of the contractor but excluding the land costs and costs of the developer or real estate agent. The basic material for this statistics is derived from municipalities CBS reported data from the data provided by them building permits for new homes and on the Physical Geographic map of the Netherlands.

In the table you can select the following topics: — price indices including value added tax (VAT), — percentage change series including VAT compared to 4 quarters it’s sooner. — price indices excluding VAT, — percentage changes set excluding VAT compared to 4 quarters it’s sooner.

Data available from: 1st quarter 2000 Frequency: discontinued

Status of the figures The 2008 price indices were definitively fixed on 27 October 2009.

When are new figures coming? The series of new-build homes, ouputindex 2000=100, has stopped as of 27-10-2009. On that date, the new publication will be published on the basis of 2005=100. This will be calculated from the 1st quarter of 2005. Then the preliminary figures for the 1st quarter of 2009 appear.

    Description

This table shows the value (expressed in building costs) of the construction of building projects expected shortly. It also shows the value of the actually realised monthly production of building projects. The figures relate to building projects with building costs of 50 thousand euro or more. The total building costs are broken down into building costs by building phase and by type of building.

    Data available from: January 2015.

Status of the figures: Figures of the latest 12 months are provisional. Municipalities with non-response are estimated. The later received response of municipalities over previous periods have been processed in the figures of the month in which the building permit was granted. As a result, figures about the same month may vary over time. Twelve months after publication the provisional figures become definite.

Changes as of June 30, 2025: The figures of April 2025 have been added and all figures as of April 2024 may have been revised.

When will new figures be published? The new figures will be published on the last working day of the second month after the reporting month. The figures for the same reporting month of a year earlier then become final.
