Compared to the overall average of ** different major cities in the United States, building materials in San Francisco were more expensive than in Chicago. Opposed this is a city like Detroit, Michigian, where the price index of building materials was slightly below the average. What this overview tries to do, then, is compare the major cities against each other and whether one was relatively more expensive than the other when it comes to construction costs. This is especially visible for installation - such as HVAC. The city of New York reached an index of *** in ********, meaning installation costs here were around ** percent higher than the average cost for the ** cities combined. Cities found in the state of Texas made up the other end of that spectrum: Installation costs in San Antonio, Houston and Dallas were between ** to ** percent lower than the overall average.

The construction cost of most non-residential buildings in the United States increased significantly in 2023. However, growth rates were not as high as in 2022, a year in which the price of building a warehouse rose the most, with a growth rate of over 28 percent. Before that, the price increases had been relatively steady. The cost of construction trades in the U.S. also increased a lot in 2022.

New York had one of the highest construction costs for prime offices in the United States, at over 660 U.S. dollars per square foot on average. In addition to the 541-meter One World Trade Center building, New York City also has some of the tallest skyscrapers in the United States. What element affect construction costs? Location and topography have a big impact on construction costs, for example, earthquake-prone zones have more stringent building requirements which will affect cost of materials, supplies, and labor. Increased interest in sustainability has also prompted sustainable certification across the country, most noticeably as LEED-registered offices. Slow growth of the office construction segmentThe value of new private office construction in the U.S. has kept rising in the past years, but at a slower rate than before 2019. The changes in the way people work, with part of the workforce working from home at least part of their week might have hindered investment in office real estate.

This table provides information on price developments in the construction industry. Data were calculated by Statistic Netherlands (CBS) and are based on building permits with a value of 50 thousand euros or more issued by municipal authorities, and the reported construction costs as stated in the permits. On the basis of these building permits and the construction time, construction output is calculated by means of average waiting times prior to the start of the construction activities. Price indices listed in the table are used to eliminate the effect of price changes on the construction output. Therefore, the price index can be used to as a deflator to calculate volume developments in the building sector. Price indices are calculated for two sections (Construction of new buildings and Other buildings) and three sectors (dwellings, buildings for the private sector and buildings for the (semi-)public or non-commercial sector).
Data available from: 1st quarter 2015
Status of the figures: Price index figures up to and including the 2nd quarter 2024 are final.
Changes since 30 July 2025: The figures of the 2nd quarter 2025 have been added to the table.
When will new figures become available? Provisional figures for the 3rd quarter of 2025 will be released in October 2025.
