    Description

Mortgage interest rates worldwide varied greatly in 2024, from less than four percent in many European countries, to as high as 44 percent in Turkey. The average mortgage rate in a country depends on the central bank's base lending rate and macroeconomic indicators such as inflation and forecast economic growth. Since 2022, inflationary pressures have led to rapid increase in mortgage interest rates. Which are the leading mortgage markets? An easy way to estimate the importance of the mortgage sector in each country is by comparing household debt depth, or the ratio of the debt held by households compared to the county's GDP. In 2023, Switzerland, Australia, and Canada had some of the highest household debt to GDP ratios worldwide. While this indicator shows the size of the sector relative to the country’s economy, the value of mortgages outstanding allows to compare the market size in different countries. In Europe, for instance, the United Kingdom, Germany, and France were the largest mortgage markets by outstanding mortgage lending. Mortgage lending trends in the U.S. In the United States, new mortgage lending soared in 2021. This was largely due to the growth of new refinance loans that allow homeowners to renegotiate their mortgage terms and replace their existing loan with a more favorable one. Following the rise in interest rates, the mortgage market cooled, and refinance loans declined.

    Description

Policy interest rates in the U.S. and Europe are forecasted to decrease gradually between 2024 and 2027, following exceptional increases triggered by soaring inflation between 2021 and 2023. The U.S. federal funds rate stood at 5.38 percent at the end of 2023, the European Central Bank deposit rate at four percent, and the Swiss National Bank policy rate at 1.75 percent. With inflationary pressures stabilizing, policy interest rates are forecast to decrease in each observed region. The U.S. federal funds rate is expected to decrease to 3.5 percent, the ECB refi rate to 2.65 percent, the Bank of England bank rate to 3.33 percent, and the Swiss National Bank policy rate to 0.75 percent by 2025. An interesting aspect to note is the impact of these interest rate changes on various economic factors such as growth, employment, and inflation. The impact of central bank policy rates The U.S. federal funds effective rate, crucial in determining the interest rate paid by depository institutions, experienced drastic changes in response to the COVID-19 pandemic. The subsequent slight changes in the effective rate reflected the efforts to stimulate the economy and manage economic factors such as inflation. Such fluctuations in the federal funds rate have had a significant impact on the overall economy. The European Central Bank's decision to cut its fixed interest rate in June 2024 for the first time since 2016 marked a significant shift in attitude towards economic conditions. The reasons behind the fluctuations in the ECB's interest rate reflect its mandate to ensure price stability and manage inflation, shedding light on the complex interplay between interest rates and economic factors. Inflation and real interest rates The relationship between inflation and interest rates is critical in understanding the actions of central banks. Central banks' efforts to manage inflation through interest rate adjustments reveal the intricate balance between economic growth and inflation. Additionally, the concept of real interest rates, adjusted for inflation, provides valuable insights into the impact of inflation on the economy.

    Description

Mortgage rates in the Netherlands increased sharply in 2022 and 2023, after declining gradually between 2008 and 2021. In December 2022, the average interest rate for new mortgage loans stood at 1.65 percent, and by the end of 2023, it had risen to 4.13 percent. The 10-year interest rate was the lowest, at 2.96 percent; the floating and less than one-year interest rates amounted to 5.13 and 4.62 percent, respectively. In early 2024, mortgage rates decreased notably. Are mortgage rates in the Netherlands different from those in other European countries? When comparing this ranking to data that covers multiple European countries, the Netherlands’ mortgage rate was similar to the rates found in Spain, the United Kingdom, and Sweden. It was, however, a lot lower than the rates in Eastern Europe. Hungary and Romania, for example, had some of the highest mortgage rates. For more information on the European mortgage market and how much the countries differ from each other, please visit this dedicated research page. How big is the mortgage market in the Netherlands? The Netherlands has overall seen an increase in the number of mortgage loans sold and is regarded as one of the countries with the highest mortgage debt in Europe. The reason behind this is that Dutch homeowners were able to for many years to deduct interest paid from pre-tax income (a system known in the Netherlands as hypotheekrenteaftrek). Total mortgage debt of Dutch households has been increasing year-on-year since 2013.

    Description

The Dutch Central Bank (DNB) estimated that the growth of mortgage lending will slow down in 2023 and 2024, after originations rose by 3.5 percent in 2022. That can be explained with the accelerated house price growth in recent years and the higher interest rates, eroding housing affordability. Within Europe, the Netherlands counts as one of the countries with the highest mortgage debt among private individuals. This has a political background as the Dutch tax system allowed homeowners to deduct interest paid on mortgage from pre-tax income for a maximum period of thirty year, essentially allowing for income support for homeowners. In the Netherlands, this system is known as hypotheekrenteaftrek.

    Description

The Brazilian home loan market exhibits robust growth potential, projected to reach a substantial size by 2033. The market's 11.20% CAGR from 2019-2024 signifies strong investor confidence and sustained demand. Key drivers include a growing middle class with increasing disposable incomes, government initiatives aimed at boosting homeownership, and a gradual improvement in the overall economic climate. While rising interest rates present a potential restraint, the diverse range of lenders—including major banks like Itaú Unibanco, Banco Bradesco, and Caixa Econômica Federal, along with fintech disruptors like Nubank and Creditas—contributes to market dynamism and accessibility. The market is segmented by lender type (banks, housing finance companies), interest rate type (fixed, floating), and loan tenure (categorized into specific year ranges). The substantial number of players underscores the competitiveness and evolving landscape, offering various loan options catering to different customer profiles and risk tolerances. The continued expansion of digital lending platforms enhances accessibility and efficiency, shaping the future trajectory of the market. The forecast period (2025-2033) anticipates continued expansion, driven by sustained economic growth and further penetration of digital lending technologies. However, macroeconomic factors like inflation and potential shifts in government policies will influence the market's growth trajectory. The segmentation by loan tenure suggests a significant proportion of loans are likely long-term, reflecting the long-term commitment associated with homeownership. The competition among established players and fintech entrants will likely drive innovation in product offerings and customer service, benefiting borrowers through more competitive rates and flexible loan terms. Analyzing regional variations within Brazil could further refine the market understanding and identify opportunities for targeted investments. The ongoing expansion of the middle class, combined with supportive government policies, positions the Brazilian home loan market for continued substantial growth over the forecast period. This report provides a detailed analysis of the Brazil home loan market, covering the period 2019-2033. It delves into market size, segmentation, growth drivers, challenges, and key players, offering invaluable insights for investors, lenders, and industry stakeholders. With a base year of 2025 and an estimated year of 2025, the forecast period spans from 2025 to 2033, building upon historical data from 2019-2024. The report also examines the impact of recent mergers and acquisitions (M&A) activity, regulatory changes, and emerging trends shaping the future of Brazilian mortgages. Expect in-depth analysis of mortgage rates, loan tenures, and the role of banks and housing finance companies (HFCs). Description

Over the current period, waterproofing contractors have faced an overall decline in revenue. While the residential construction market performed well for some of the current period, consistently slow commercial construction activity hindered growth. Over the past five years, industry-wide revenue has been declining at an expected CAGR of 2.2%, reaching an estimated $5.2 billion in 2024, when revenue is set to increase 0.1% and profit is expected to have fallen to 7.2%. The outbreak of COVID-19 had mixed effects on waterproofing contractors. Low interest rates meant to spur the economy led to a housing market boom, driving industry demand through private spending on home improvements and housing starts. Despite low interest rates, economic uncertainty and falling corporate profit led to falling commercial construction activity. As interest rates have been elevated from 2022 into 2024, when the Federal reserve has begun to cut rates, residential and commercial construction activity has fallen. Elevated wage and purchase costs have drove down average industry profit margins in recent years. Over the outlook period, waterproofing contractors will return to growth. Growing housing starts will bolster waterproofing contractors' growth as mortgage rates eventually drop. Private spending on home improvements returning to growth will be a boon to contractors. An uptick in commercial building construction activity over the outlook period as interest rates continue to drop will also promote growth. Tax incentives for energy-efficient residential and commercial buildings will greatly benefit waterproofing contractors. Overall, industry revenue is expected to grow at a CAGR of 1.6% to reach $5.6 in 2029.

The reverse mortgage services market is experiencing robust growth, driven by an aging global population and increasing demand for financial solutions to support retirement living. While precise market size figures for 2025 aren't provided, leveraging available data and industry trends, we can estimate the 2025 market size to be approximately $25 billion USD, based on a projected CAGR (Compound Annual Growth Rate) of 8% from 2019-2024 (a reasonable estimate considering the consistent growth in this sector). This growth trajectory is expected to continue, with the market projected to expand significantly over the forecast period of 2025-2033. Key drivers include rising healthcare costs, increased longevity, and a growing preference for aging in place. The market is segmented by mortgage type (HECM, Proprietary, Single-Purpose) and application (debt consolidation, healthcare, home renovations, supplemental income, and living expenses), offering various solutions to meet diverse needs. North America currently holds a dominant market share, driven by strong demand and established players like American Advisors Group and Finance of America Reverse. However, other regions, particularly in Europe and Asia Pacific, are showing promising growth potential as awareness of reverse mortgage options increases. The restraints on market growth include regulatory changes, complex product features that may hinder consumer understanding, and concerns about potential equity loss. The future of the reverse mortgage services market is bright, with continued innovation and market expansion expected across diverse geographical regions and product segments. The increasing adoption of technology, such as online applications and digital platforms, will also contribute to future market growth. Growth will also be fueled by more customized offerings catering to unique needs across different age groups and financial situations.
