    Description

The average transaction price of new housing in Europe was the highest in Norway, whereas existing homes were the most expensive in Austria. Since there is no central body that collects and tracks transaction activity or house prices across the whole continent or the European Union, not all countries are included. To compile the ranking, the source weighed the transaction prices of residential properties in the most important cities in each country based on data from their national offices. For example, in Germany, the cities included were Munich, Hamburg, Frankfurt, and Berlin. House prices have been soaring, with Sweden topping the ranking Considering the RHPI of houses in Europe (the price index in real terms, which measures price changes of single-family properties adjusted for the impact of inflation), however, the picture changes. Sweden, Luxembourg and Norway top this ranking, meaning residential property prices have surged the most in these countries. Real values were calculated using the so-called Personal Consumption Expenditure Deflator (PCE), This PCE uses both consumer prices as well as consumer expenditures, like medical and health care expenses paid by employers. It is meant to show how expensive housing is compared to the way of living in a country. Home ownership highest in Eastern Europe The home ownership rate in Europe varied from country to country. In 2020, roughly half of all homes in Germany were owner-occupied whereas home ownership was at nearly 97 percent in Romania or around 90 percent in Slovakia and Lithuania. These numbers were considerably higher than in France or Italy, where homeowners made up 65 percent and 72 percent of their respective populations. For more information on the topic of property in Europe, visit the following pages as a starting point for your research: real estate investments in Europe and residential real estate in Europe.

    Description

The European residential real estate market, valued at €1.95 trillion in 2025, is projected to experience robust growth, exhibiting a Compound Annual Growth Rate (CAGR) of 4.50% from 2025 to 2033. This expansion is driven by several key factors. Firstly, increasing urbanization across major European cities like London, Paris, and Berlin fuels demand for apartments and condominiums, particularly among young professionals and growing families. Secondly, a consistent rise in disposable incomes and favorable mortgage interest rates contribute to increased purchasing power, stimulating market activity. Finally, government initiatives aimed at fostering affordable housing and supporting sustainable construction practices play a significant role in shaping the market landscape. The market is segmented by property type (condominiums and apartments, villas and landed houses) and geography (Germany, United Kingdom, France, and the Rest of Europe), allowing for nuanced analysis of regional performance and investor targeting. The UK, Germany, and France represent the largest national markets within the European Union, reflecting their robust economies and significant urban populations. However, the market also faces headwinds. Rising construction costs, particularly in the context of global inflation, represent a significant challenge. Furthermore, regulatory hurdles related to planning permissions and environmental regulations can slow down development. Stringent lending criteria may also limit access to mortgages for some prospective buyers, particularly in higher-priced segments. Despite these constraints, the long-term outlook for the European residential real estate market remains positive. The ongoing demand for housing, coupled with strategic investments in infrastructure and sustainable development initiatives, is poised to drive considerable growth over the forecast period, resulting in significant opportunities for both established players like Elm Group and Places for People, and emerging developers. The competitive landscape is characterized by both large multinational corporations and regional players, leading to dynamic market interactions and innovative approaches to residential development. Recent developments include: November 2023: DoorFeed, a Proptech company, raised EUR 12 million (USD 13.24 million) in seed funding, led by Motive Ventures and Stride and supported by renowned investors, including Seedcamp. Founded by veteran proptech entrepreneur and ex-Uber employee James Kirimi, DoorFeed aims to be the first choice for institutional investors seeking to invest in residential real estate. The company is looking to expand its footprint across Europe, with a focus on Spain, Germany, and the United Kingdom., October 2023: H.I.G, a global alternative investment firm with over USD 59 billion in assets under management, invested in the real estate development company, The Grounds Real Estate Development AG (“the Transaction”), which is listed on the alternative stock exchange. The proceeds of the transaction are expected to be utilized to fund the capital expenditures of the current projects of The Grounds. The Grounds, based in Berlin, specializes in the acquisition and development of German residential properties located in large metropolitan areas. In the transaction, the major shareholders of The Grounds, which currently hold 73% of the company’s shares, have agreed to grant H. I.G. the right to share in future rights issues.. Key drivers for this market are: Increasing Developments in the Residential Segment, Investments in the Senior Living Units. Potential restraints include: Increasing Developments in the Residential Segment, Investments in the Senior Living Units. Notable trends are: Student Housing to Gain Traction.

In 2024, Turkey had the highest inflation-adjusted house price index out of the ** European countries under observation, making it the country where house prices have increased the most since 2010. In Turkey, the house price index exceeded *** index points in the fourth quarter of 2024, showing an increase in real terms of *** percent since 2010, the baseline year for the index. Iceland and Estonia completed the top three, with an index value of *** and *** index points. In the past year, however, many European countries saw house prices decline in real terms. Where can I find other metrics on different housing markets in Europe? To assess the valuation in different housing markets, one can compare the house-price-to-income ratios of different countries worldwide. These ratios are calculated by dividing nominal house prices by nominal disposable income per head. There are also ratios that look at how residential property prices relate to domestic rents, such as the house-price-to-rent ratio for the United Kingdom. Unfortunately, these numbers are not available in a European overview. An overview of the price per square meter of an apartment in the EU-28 countries is available, however. One region, different markets An important trait of the European housing market is that there is not one market, but multiple. Property policy in Europe lies with the domestic governments, not with the European Union. This leads to significant differences between European countries, which shows in, for example, the homeownership rate (the share of owner-occupied dwellings of all homes). These differences also lead to another problem: the availability of data. Non-Europeans might be surprised to see that house price statistics vary in depth, as every country has their own methodology and no European body exists that tracks this data for the whole continent.

    Description

The Direct Real Estate Activities industry have come up against numerous headwinds in recent years, ranging from the COVID-19 outbreak in 2020 to the rising base rate environment in the years since, which have inflated borrowing costs for potential buyers. This is a sharp contrast to the ultra-low interest environment seen over the decade following the 2008 financial crisis. Revenue is forecast to fall at a compound annual rate of 4.0% over the five years through 2024 to €588.2 billion, including an anticipated drop of 3.1% in 2024. However, profitability remains strong, with the average industry profit margin standing at an estimated 41.6% in 2024. Central banks across Europe adopted aggressive monetary policy in the two years through 2023 in an effort to curb spiralling inflation. This ratcheted up borrowing costs and hit the real estate sector. In the residential property market, mortgage rates picked up and hit housing transaction levels. However, the level of mortgage rate hikes has varied across Europe, with the UK experiencing the largest hike, meaning the dent to UK real estate demand was more pronounced. Commercial real estate has also struggled due to inflationary pressures, supply chain disruptions and rising rates. Alongside this, the market’s stock of office space isn’t able to satisfy business demand, with companies placing a greater emphasis on high-quality space and environmental impact – properties in many areas aren’t suitable due to their lack of green credentials. Revenue is slated to inch upwards at a compound annual rate of 3.1% over the five years through 2029 to €651.3 billion. Although economic conditions are set to improve in the short term, elevated mortgage rates will continue to weigh on demand for residential property. However, the warehousing market is positioned for solid growth, benefitting from the rise in e-commerce. This is particularly relevant to Poland, which leads the EU warehouse market.

    Description

Geneva, Switzerland, was the most expensive city to buy an apartment in Europe in the first quarter of 2024. The square meter price in Geneva was nearly 15,650 euros in that quarter, about 2,000 euros higher than the second city in the ranking, Zurich. Cost of rent Rents across the major cities in Europe increased significantly in 2023. One of the main factors driving high rents across European cities is the same as any other consumer-driven business. If demand outweighs supply, prices will inflate. The drive for high paid professionals to be located centrally in prime locations, mixed with the low levels of available space, high land, and construction costs, all help keep rental prices increasing. Mortgage rates The average mortgage interest rates across Europe in 2023 were all under five percent, except in Czechia, Romania, Hungary, and Poland. On an individual level, a difference of one percent would most likely mean thousands of euros in interest on the mortgage a person is paying, making timing key in house purchasing. Mortgage interest rates tend to be lower in Nordic countries due to the financial stability and reliability of its borrowers. Other factors that influence the mortgage interest rates include inflation, economic growth, monetary policies, the bond market and the overall conditions of the housing market. More stable markets also tend to have higher average prices.

    Description

The global residential real estate market, valued at $11.14 billion in 2025, is projected to experience robust growth, driven by several key factors. A consistent Compound Annual Growth Rate (CAGR) of 6.07% from 2025 to 2033 signifies a positive outlook, fueled by increasing urbanization, rising disposable incomes in developing economies, and favorable government policies promoting homeownership. The market is segmented by property type, with apartments and condominiums commanding a larger share due to affordability and preference in urban centers. Landed houses and villas cater to a higher-income bracket and maintain significant market presence, particularly in established suburbs and regions with land availability. Leading companies like DLF Ltd, Coldwell Banker, PulteGroup, and others play a significant role in shaping market dynamics, through both new construction and existing property sales. However, market growth faces potential headwinds, including fluctuating interest rates, inflation impacting construction costs, and regional economic variations impacting buyer demand. Strategic land acquisition, innovative construction techniques, and targeted marketing strategies will be critical for companies to navigate these challenges and capitalize on growth opportunities. The Asia-Pacific region, particularly India and China, is expected to be a key driver of growth due to rapid population expansion and increasing middle-class purchasing power. North America and Europe also represent significant markets, though growth rates might vary based on local economic conditions and regulatory environments. The forecast period (2025-2033) anticipates a continued expansion, with the market size exceeding $18 billion by 2033. Regional variations in market performance will be influenced by factors such as housing affordability, infrastructure development, and government regulations. The sector's evolution will also depend on the adoption of sustainable building practices, technological innovations in real estate management, and changing consumer preferences, which may include a growing demand for smart homes and environmentally friendly constructions. Competition among established players and emerging developers will intensify as the market continues to grow, emphasizing the need for strategic partnerships, diversification, and adaptation to evolving market trends. Careful management of supply chain risks and effective risk mitigation strategies will become increasingly important for all participants in this dynamic sector. Furthermore, government initiatives promoting affordable housing and infrastructure development further stimulate market expansion. However, challenges remain. Fluctuating interest rates, economic uncertainties, and the availability of construction materials can significantly impact market performance. The market is segmented by application (home ownership versus rental) and property type (ranging from low-block homes to luxury mansions and unique structures like dachas). Major players such as PulteHomes, Lennar, and Horton in North America, alongside significant Chinese developers like Evergrande, Vanke, and Country Garden, dominate the global landscape. These companies compete through varying strategies focusing on different segments and geographic markets. Regional variations are significant, with North America and Asia-Pacific representing major markets, driven by distinct economic conditions and population demographics. Growth projections indicate a continued expansion of the market, though the rate will be influenced by the macroeconomic environment and government policies. The competitive landscape is characterized by both established multinational corporations and regional players. Consolidation and mergers are common, as larger firms seek to expand their market share. Technological advancements, such as online property portals and virtual tours, are transforming the way properties are marketed and purchased, leading to increased transparency and efficiency. Sustainability concerns are also increasingly influencing the sector, with a growing emphasis on eco-friendly construction materials and energy-efficient designs. These trends are expected to further shape the residential real estate market in the coming years, leading to a continued but potentially moderated expansion. Understanding these factors is crucial for navigating this complex and multifaceted market.

    Description

The European luxury residential real estate market is experiencing robust growth, driven by increasing high-net-worth individual (HNWI) populations, a desire for exclusive properties, and strong investment potential. The market size, while not explicitly stated, can be reasonably estimated based on the provided CAGR of >4.00% and a likely substantial current value. Considering similar markets globally and the significant presence of luxury properties across Europe, a starting point of €500 million in 2025 seems plausible. With a 4% CAGR, this suggests considerable expansion throughout the forecast period (2025-2033). Key drivers include rising disposable incomes amongst affluent Europeans, the appeal of owning second homes or investment properties in desirable locations, and a continued preference for larger, more luxurious living spaces. Furthermore, favorable government policies in certain regions supporting luxury property development further contribute to market growth. Market segmentation reveals villas and landed houses commanding the largest share of the market, followed by condominiums/apartments. Germany, the United Kingdom, and France represent the leading national markets, reflecting their established economies and concentrations of wealth. However, the market faces certain restraints. Economic fluctuations and geopolitical uncertainties can impact investor confidence and purchasing power. Furthermore, stringent regulations concerning luxury property development, particularly concerning environmental impact and sustainability in some European countries, can act as a constraint on market expansion. Nevertheless, the long-term outlook for the European luxury residential real estate market remains positive, with continued growth projected throughout the forecast period. The competitive landscape is highly fragmented, with both established international players such as Sotheby's International Realty and Mansion Global, alongside smaller, regional firms catering to specific luxury markets in different countries. The success of these firms often hinges on their ability to effectively reach the exclusive clientele and offer personalized service and access to premium properties. Future growth will likely be fueled by technological advancements in property marketing and increased transparency within the sector. Recent developments include: August 2022: Slate Asset Management, a global alternative investment platform that focuses on real assets, stated that it had paid more than NOK 1.5 billion (USD 0.15 billion) for a portfolio of 36 key real estate properties in Norway. Following closely on the heels of the company's initial two portfolio purchases in the area in December 2021 and March 2022, this deal increases Slate's presence in Norway to a total of 63 critical real estate assets., January 2022: Instone Real Estate, one of the leading residential developers in Germany, continued its successful cooperation with LEG with the sale of around 330 apartments. The transaction includes 96 privately financed rental apartments on the west side site in Bonn-Endenich. In addition, a further 236 rental apartments in the Literature Quarter in Essen - 52 of which are publicly funded and 184 privately financed - are part of the apartment package that LEG Solution acquired as part of a forward deal for the existing LEG companies.. Key drivers for this market are: Rising Commercial Property Development, Rapid Digitalization of Commercial Construction. Potential restraints include: Emerging Safety and Labour Issues, Rise in Cost of Construction. Notable trends are: Largest Real Estate Companies in Europe.

    Residential Real Estate Market Outlook

The global residential real estate market size was valued at approximately $9.7 trillion in 2023 and is projected to reach an astounding $15.4 trillion by 2032, growing at a compound annual growth rate (CAGR) of 5.2%. This growth is driven by several factors, including increasing urbanization, rising disposable incomes, and the ongoing global shift towards homeownership as a stable investment. Demographic shifts, such as the growing number of nuclear families and millennials entering the housing market, also contribute significantly to this upward trend.

One of the primary growth factors for the residential real estate market is the increasing urbanization across the globe. As more people migrate to urban areas in search of better job opportunities and a higher standard of living, the demand for residential properties in cities continues to rise. This trend is particularly pronounced in developing countries, where rapid economic growth is accompanied by significant rural-to-urban migration. Additionally, the trend of urban redevelopment and the creation of smart cities are further fueling the demand for modern residential properties.

Another crucial growth factor is the rise in disposable incomes and improved access to financing options. With strong economic growth in many parts of the world, individual incomes have been rising, allowing more people to afford homeownership. Financial institutions are also playing a critical role by offering a variety of mortgage products with attractive interest rates and flexible repayment terms. This increased access to capital has enabled a broader section of the population to invest in residential real estate, thereby expanding the market.

Technological advancements and the digital transformation of the real estate sector are also contributing to market growth. The proliferation of online platforms and real estate technology (proptech) solutions has made the process of buying, selling, and renting properties more efficient and transparent. Virtual tours, online mortgage applications, and blockchain for property transactions are some of the innovations revolutionizing the industry. These technological advancements not only improve the customer experience but also attract tech-savvy millennials and Gen Z buyers.

Regionally, the Asia-Pacific region is experiencing significant growth in the residential real estate market. Countries like China and India, with their large populations and rapid urbanization, are at the forefront of this expansion. Government initiatives aimed at providing affordable housing and improving infrastructure are also playing a pivotal role. In contrast, mature markets like North America and Europe are witnessing steady growth driven by economic stability and continued investment in housing. Meanwhile, regions like Latin America and the Middle East & Africa are also showing promise, albeit at a slower pace, due to varying economic conditions and market maturity levels.

    Property Type Analysis

The residential real estate market is segmented by property type, including single-family homes, multi-family homes, condominiums, townhouses, and others. Single-family homes are the most traditional and widespread type of residential property. They are particularly popular in suburban areas where space is more abundant. The demand for single-family homes continues to be driven by the desire for privacy, larger living spaces, and the ability to customize the property. These homes appeal especially to families with children and those looking to invest in a long-term residence.

Multi-family homes, which include duplexes, triplexes, and apartment buildings, are gaining traction, particularly in urban settings. These properties are attractive due to their potential for generating rental income and their ability to house multiple tenants. Investors find multi-family homes appealing as they offer a higher return on investment (ROI) compared to single-family homes. Additionally, the increasing trend of co-living and shared housing arrangements has bolstered the demand for multi-family properties in cities.

Condominiums, or condos, are another significant segment within the residential real estate market. Condos are particularly popular in urban areas where land is scarce and expensive. They offer a balance between affordability and amenities, making them an attractive option for young professionals and small families. Condominiums often come with added benefits such as maintenance services, security, and shared facilities like gyms and swimmin
