The original dataset contains millions of rows spanning from 1995 to 2024, which posed significant challenges for machine learning operations due to its large size. For this project, we focused on house price predictions and filtered the data to only include transactions from 2015 to 2024. The final dataset contains 90,000 randomly sampled records, which should be ideal for training machine learning models efficiently. The goal of this dataset is to provide a well-structured, pre-processed dataset for students, researchers, and developers interested in creating house price prediction models using UK data. There are limited UK house price datasets available on Kaggle, so this contribution aims to fill that gap, offering a reliable dataset for dissertations, academic projects, or research purposes. This dataset is tailored for use in supervised learning models and has been cleaned, ensuring the removal of missing values and encoding of categorical variables. We hope this serves as a valuable resource for anyone studying house price prediction or real estate trends in the UK. In the future, I plan to provide an even larger dataset for more detailed and comprehensive predictions.

This dataset contains the ratio of lower quartile/median house price to lower quartile/median earnings in England This dataset uses the median/lower quartile house price data sourced from ONS House Price Statistics for Small Areas (HPSSA) statistical release for years 2013-2015 and house price data sourced directly from Land Registry prior to 2013. This leads to slight differences in the distribution of affordability ratios before and after 2013 which should be noted if the dataset is used as a time series. It is planned to update the ratios with the HPSSA dataset for all years in the future. The house price data is then compared to the median/lower quartile income data of full time workers from the Annual Survey of Hours and Earnings (ASHE) produced by the ONS. This data was derived from Table 576 and 577, available for download as an Excel spreadsheet from the Live tables page (https://www.gov.uk/government/statistical-data-sets/live-tables-on-housing-market-and-house-prices). The economic environment is set to stabilise in the short term as interest rates fall, pushing up prices and transaction volumes and supporting revenue growth. The rise of online-only and hybrid estate agents will continue to gather momentum as e-commerce grows. However, bricks-and-mortar agencies will likely remain on top thanks to their expert regional knowledge and personalised services. Increased funding for housebuilding from the government should increase the supply of housing in the future, further driving revenue growth for estate agents – they’ll have more houses to sell. The introduction of the Renters' Rights Act in October 2025 is expected to shake the industry in the short term. However, those prepared to embrace the changes the act brings will be well-positioned to thrive.
