    Description

    This is the unadjusted lower quartile house priced for residential property sales (transactions) in the area for a 12 month period with April in the middle (year-ending September). These figures have been produced by the ONS (Office for National Statistics) using the Land Registry (LR) Price Paid data on residential dwelling transactions.

    The LR Price Paid data are comprehensive in that they capture changes of ownership for individual residential properties which have sold for full market value and covers both cash sales and those involving a mortgage.

    The lower quartile is the value determined by putting all the house sales for a given year, area and type in order of price and then selecting the price of the house sale which falls three quarters of the way down the list, such that 75Percentage of transactions lie above and 25Percentage lie below that value. These are particularly useful for assessing housing affordability when viewed alongside average and lower quartile income for given areas.

    Note that a transaction occurs when a change of freeholder or leaseholder takes place regardless of the amount of money involved and a property can transact more than once in the time period.

    The LR records the actual price for which the property changed hands. This will usually be an accurate reflection of the market value for the individual property, but it is not always the case. In order to generate statistics that more accurately reflect market values, the LR has excluded records of houses that were not sold at market value from the dataset. The remaining data are considered a good reflection of market values at the time of the transaction.     The LR Price Paid data are not adjusted to reflect the mix of houses in a given area. Fluctuations in the types of house that are sold in that area can cause differences between the lower quartile transactional value of houses and the overall market value of houses.

    This research data file contains the necessary software and the dataset for estimating the missing prices of house units. This approach combines several machine learning techniques (linear regression, support vector regression, the k-nearest neighbors and a multi-layer perceptron neural network) with several dimensionality reduction techniques (non-negative factorization, recursive feature elimination and feature selection with a variance threshold). It includes the input dataset formed with the available house prices in two neighborhoods of Teruel city (Spain) in November 13, 2017 from Idealista website. These two neighborhoods are the center of the city and “Ensanche”.

    This dataset supports the research of the authors in the improvement of the setup of agent-based simulations about real-estate market. The work about this dataset has been submitted for consideration for publication to a scientific journal.

    The open source python code is composed of all the files with the “.py” extension. The main program can be executed from the “main.py” file. The “boxplotErrors.eps” is a chart generated from the execution of the code, and compares the results of the different combinations of machine learning techniques and dimensionality reduction methods.

    The dataset is in the “data” folder. The input raw data of the house prices are in the “dataRaw.csv” file. These were shuffled into the “dataShuffled.csv” file. We used cross-validation to obtain the estimations of house prices. The outputted estimations alongside the real values are stored in different files of the “data” folder, in which each filename is composed by the machine learning technique abbreviation and the dimensionality reduction method abbreviation.

In comparing house prices figures from one period to another, account should be taken of the fact that changes in the mix of houses (incl apartments) will affect the average figures. The most current data is published on these sheets. Previously published data may be subject to revision. Any change from the originally published data will be highlighted by a comment on the cell in question. These comments will be maintained for at least a year after the date of the value change.
