    Description

    The Office of Policy and Management maintains a listing of all real estate sales with a sales price of $2,000 or greater that occur between October 1 and September 30 of each year. For each sale record, the file includes: town, property address, date of sale, property type (residential, apartment, commercial, industrial or vacant land), sales price, and property assessment. Data are collected in accordance with Connecticut General Statutes, section 10-261a and 10-261b: https://www.cga.ct.gov/current/pub/chap_172.htm#sec_10-261a and https://www.cga.ct.gov/current/pub/chap_172.htm#sec_10-261b. Annual real estate sales are reported by grand list year (October 1 through September 30 each year). For instance, sales from 2018 GL are from 10/01/2018 through 9/30/2019. Some municipalities may not report data for certain years because when a municipality implements a revaluation, they are not required to submit sales data for the twelve months following implementation.

    These National Statistics provide monthly estimates of the number of residential and non-residential property transactions in the UK and its constituent countries. National Statistics are accredited official statistics.

    England and Northern Ireland statistics are based on information submitted to the HM Revenue and Customs (HMRC) Stamp Duty Land Tax (SDLT) database by taxpayers on SDLT returns.

    Land and Buildings Transaction Tax (LBTT) replaced SDLT in Scotland from 1 April 2015 and this data is provided to HMRC by https://www.revenue.scot/" class="govuk-link">Revenue Scotland to continue the time series.

    Land Transaction Tax (LTT) replaced SDLT in Wales from 1 April 2018. To continue the time series, the https://gov.wales/welsh-revenue-authority" class="govuk-link">Welsh Revenue Authority (WRA) have provided HMRC with a monthly data feed of LTT transactions since July 2021.

    LTT figures for the latest month are estimated using a grossing factor based on data for the most recent and complete financial year. Until June 2021, LTT transactions for the latest month were estimated by HMRC based upon year on year growth in line with other UK nations.

    LTT transactions up to the penultimate month are aligned with LTT statistics.

    This dataset is a snapshot from October 2022 of all 48 homes in a section of a neighborhood nearby a large university in Central Florida. All of the homes are single family homes featuring a garage, a driveway, and a fenced-in backyard. Data was gathered by hand (keyboard) via a collection of sites, including Zillow, Realtor, Redfin, Trulia, and Orange County Property Appraiser. All homes were built in the same year in the early 2000's and feature central air and all other utilities typical of contemporary suburban homes in the United States. The area is close to a university and a large portion of renters are college students and young professionals, as well as families and older adults.

    There are 30 columns:

    Note that while the dataset is exhaustive in that it has all of the houses, some homes are missing some columns, typically because a home did not feature a estimate on a site or the one home not found on the property appraiser's site. This also is therefore not a randomized dataset, so the only population of homes that it can be used to infer on are those within this specific portion of the neighborhood. Personally, I am going to use the dataset to practice a couple of aspects of real-world data: Cleaning, Imputing, and Exploratory Data Analysis. Mainly, I want to compare different approaches to filling in the missing values of the dataset, then do some Model Building with some additional Dimensionality Reduction.

    UK Government House Price Index (HPI) data, up to and including August 2022.

    **UPDATE (19/4/2023): Version 2 of this dataset contains data up to February 2023 in the file 'UK-HPI-full-file-2023-02.csv' ** The dataset consists of various metrics calculated from individual property transaction records. This data is stored on a regional basis with records made for each date period split based on averages across property type (Flat, Terraced, SemiDetached, Detached), method of purchase (Cash, Mortgage), buyer type (First Time Buyer, Former Owner Occupier) and property status (New Build, Existing (Old)).

    Each of these subsets has data regarding average prices (normal and seasonally adjusted), sales volume, 12-month percentage price change, 1-month percentage price change, plus an index value which uses hedonic regression - matching sale price data with the attributes of a property (such as number of bedrooms, floor space, etc) to give an overview of the market.

    This dataset contains data on all Real Property parcels that have sold since 2013 in Allegheny County, PA.

    Before doing any market analysis on property sales, check the sales validation codes. Many property "sales" are not considered a valid representation of the true market value of the property. For example, when multiple lots are together on one deed with one price they are generally coded as invalid ("H") because the sale price for each parcel ID number indicates the total price paid for a group of parcels, not just for one parcel. See the Sales Validation Codes Dictionary for a complete explanation of valid and invalid sale codes.

    Sales Transactions Disclaimer: Sales information is provided from the Allegheny County Department of Administrative Services, Real Estate Division. Content and validation codes are subject to change. Please review the Data Dictionary for details on included fields before each use. Property owners are not required by law to record a deed at the time of sale. Consequently the assessment system may not contain a complete sales history for every property and every sale. You may do a deed search at http://www.alleghenycounty.us/re/index.aspx directly for the most updated information.     Description

    Update 10/31/2023: Sales are no longer filtered out of this data set based on deed type, sale price, or recency of sale for a given PIN with the same price. If users wish to recreate the former filtering schema they should set sale_filter_same_sale_within_365, sale_filter_less_than_10k, and sale_filter_deed_type to False. Parcel sales for real property in Cook County, from 1999 to present. The Assessor's Office uses this data in its modeling to estimate the fair market value of unsold properties. When working with Parcel Index Numbers (PINs) make sure to zero-pad them to 14 digits. Some datasets may lose leading zeros for PINs when downloaded. Sale document numbers correspond to those of the Cook County Clerk, and can be used on the Clerk's website to find more information about each sale. NOTE: These sales are filtered, but likely include non-arms-length transactions - sales less than $10,000 along with quit claims, executor deeds, beneficial interests are excluded. While the Data Department will upload what it has access to monthly, sales are reported on a lag, with many records not populating until months after their official recording date. Current property class codes, their levels of assessment, and descriptions can be found on the Assessor's website. Note that class codes details can change across time.
