TwitterThere are two basic types of zoning districts: conventional zoning districts and planned development districts. The general purpose of both types of zoning districts is to implement the goals, objectives, and policies of the Lee Plan, as well as to provide protection to the public health, safety and welfare through the regulation of land use.Conventional zoning districts are districts within which land use is controlled through the regulation of the height and bulk of buildings and structures, the minimum area and dimensions of lots, the percentage of lot coverage, minimum open space and yard areas, through the use of setback requirements, the density of population, and the type and intensity of use of the land and buildings. Use and development regulations for the conventional districts are provided in Chapter 34 of the Land Development Code. Planned Development zoning is required for larger projects, known as Developments of County Impact. Other proposed developments, regardless of size, may seek a planned development designation where the developer desires and the Division Director determines that it is in the public interest to do so. The Lee Plan provides that certain owner-initiated rezoning and special exceptions meeting specific thresholds will be reviewed as Developments of County Impact. The Development of County Impact thresholds are further categorized as major and minor planned developments. Planned development zoning districts allow greater flexibility in design but may have conditions attached during the approval process. The County will maintain an Overlay in the future land use map series identifying locations appropriate for mixed use located in proximity to: public transit routes; education facilities; recreation opportunities; and, existing residential, shopping and employment centers. Mixed Use, Traditional Neighborhood, and Transit Oriented development patterns are encouraged and preferred within the Mixed Use Overlay. TwitterArea of archaeological sensitivity means an area identified in the survey entitled "An Archaeological Site Inventory and Zone Management Plan For Lee County, Florida" (Piper Archaeological Research, Inc., 1987), as known or being likely to yield information on the history and prehistory of the county based on prehistoric settlement patterns and existing topographical features.A certificate of appropriateness shall be required prior to the issuance of a building permit for activity within an archaeological site or district designated pursuant to this chapter. TwitterThe TIGER/Line shapefiles and related database files (.dbf) are an extract of selected geographic and cartographic information from the U.S. Census Bureau's Master Address File / Topologically Integrated Geographic Encoding and Referencing (MAF/TIGER) Database (MTDB). The MTDB represents a seamless national file with no overlaps or gaps between parts, however, each TIGER/Line File is designed to stand alone as an independent data set, or they can be combined to cover the entire nation. The Area Hydrography Shapefile contains the geometry and attributes of both perennial and intermittent area hydrography features, including ponds, lakes, oceans, swamps (up to the U.S. nautical three-mile limit), glaciers, and the area covered by large rivers, streams, and/or canals that are represented as double-line drainage. Single-line drainage water features can be found in the Linear Hydrography Shapefile (LINEARWATER.shp). Linear water features includes single-line drainage water features and artificial path features, where they exist, that run through double-line drainage features such as rivers, streams, and/or canals, and serve as a linear representation of these features.

TwitterThe plan to acquire bathymetric data for the Caloosahatchee Estuary and Estero Bay areas is to employ two methods which have been developed by the U. S. Geological Survey (USGS) and National Aeronautical and Space Administration (NASA). The USGS method is an acoustic based system named System for Accurate Nearshore Depth Surveys (SANDS), and the NASA method is an airborne LIDAR system named Experimental Advanced Airborne Research Lidar (EAARL). The plan is to use the EAARL system to map shallow (less than 1.5 secchi depth) and non-turbid areas in Estero Bay and nearshore areas. The SANDS system will be used in deeper areas and those which are turbid which includes the Caloosahatchee River.
High resolution, GPS based bathymetric surveying is a proven method to map river, lake, and ocean floor elevations. Of primary interest to the South Florida Water Management District (SFWMD) is the quantification of the present day bathymetry of Caloosahatchee Estuary and Estero Bay regions. This information can be used by water management decision-makers to develop of Minimum Flows and Levels (MFL) and better preserve fragile habitats. The areas in and around the Caloosahatchee Estuary and Estero Bay Watershed have undergone dramatic increases in the rate of residential and commercial development as well as population growth during the past 15 years. As a result, a series of initiatives have been proposed to balance development and environmental interests in the region. Several recent initiatives including the development MFL and the Southwest Florida Feasibility Study (SWFFS) necessitate the development of hydrodynamic models of coastal waters in the Caloosahatchee Estuary and Estero Bay areas. One of the important data requirements for these models is the bathymetry. The information available at this time is dated (the last complete bathymetric survey is over 100 years old) and needs to be upgraded with a new survey. In addition, recommendations of the Estero Bay and Watershed Assessment completed in November of 1999 recommended the development of a Bay hydrodynamic and water quality model. Updated river, bay, and coastal bathymetry is required for these efforts. The area for bathymetry collection and interpretation includes Estero Bay, Charlotte Harbor, Pine Island Sound, offshore regions of Sanibel and Captive Islands, and the Caloosahatchee, Loxahatchee and St. Lucie Rivers. In addition, a need for an Estero Bay and Charlotte Harbor estuarine mixing model has been identified by the Southwest Florida Regional Restoration Coordination Team and the Southwest Florida Feasibility Study. In order to create an accurate numerical model, current bathymetric data must be obtained. Bathymetry data is also needed for the creation of a seagrass vision maps (an NEP effort) and to populate the species response models being created as assessment tools for several restoration programs.

TwitterThis digital elevation model (DEM) is a part of a series of DEMs produced for the National Oceanic and Atmospheric Administration Coastal Services Center's Sea Level Rise and Coastal Flooding Impacts Viewer. The DEMs created for this project were developed using the NOAA National Weather Service's Weather Forecast Office (WFO) boundaries. Because the WFO boundaries can cover large areas, the WFO DEM was divided into smaller DEMs to ensure more manageable file sizes. The Tampa (FL) WFO DEM was split into two smaller DEMs. They are divided along county lines and are: 1. Tampa (FL) WFO - Citrus, Hernando, Pasco, Pinellas, and Hillsborough Counties 2. Tampa (FL) WFO - Manatee, Sarasota, Charlotte, and Lee CountiesThis is Tampa Bay file 2 of 2. This metadata record describes the DEM for Tampa (FL) WFO - Manatee, Sarasota, Charlotte, and Lee Counties. The DEM includes the best available lidar data known to exist at the time of DEM creation for the coastal areas of Manatee, Sarasota, Charlotte, and Lee counties, that met project specifications.The DEM is derived from LiDAR datasets collected for the Florida Department of Emergency Management (FDEM) and the Southwest Florida Water Management District (SWFWMD). The FDEM LiDAR data for Manatee, Sarasota, Charlotte and Lee Counties was collected in 2007 and 2008. Small portions of Manatee and Charlotte Counties were collected in 2005. Hydrographic breaklines used in the creation of the DEM were obtained from FDEM and SWFWMD. In some cases, the National Wetlands Inventory and National Hydrography Dataset were used to supplement breaklines from FDEM and SWFWMD. The DEMs are hydro flattened such that water elevations are less than or equal to 0 meters.The DEM is referenced vertically to the North American Vertical Datum of 1988 (NAVD88) with vertical units of meters and horizontally to the North American Datum of 1983 (NAD83). The resolution of the DEM is approximately 5 meters.The NOAA Coastal Services Center has developed high-resolution digital elevation models (DEMs) for use in the Center's Sea Level Rise And Coastal Flooding Impacts internet mapping application. These DEMs serve as source datasets used to derive data to visualize the impacts of inundation resulting from sea level rise along the coastal United States and its territories.The dataset is provided "as is," without warranty to its performance, merchantable state, or fitness for any particular purpose. The entire risk associated with the results and performance of this dataset is assumed by the user. This dataset should be used strictly as a planning reference and not for navigation, permitting, or other legal purposes.

TwitterThe Florida Department of Revenue’s Property Tax Oversight(PTO) program collects parcel level Geographic Information System (GIS) data files every April from all of Florida’s 67 county property appraisers’ offices. This GIS data was exported from these file submissions in August 2025. The GIS parcel polygon features have been joined with thereal property roll (Name – Address – Legal, or NAL)file. No line work was adjusted between county boundaries.The polygon data set represents the information property appraisers gathered from the legal description on deeds, lot layout of recorded plats, declaration of condominium documents, recorded and unrecorded surveys.Individual parcel data is updated continually by each county property appraiser as needed. The GIS linework and related attributions for the statewide parcel map are updated annually by the Department every August.
