    Description

    NZ Parcel Boundaries Wireframe provides a map of land, road and other parcel boundaries, and is especially useful for displaying property boundaries.
    This map service is for visualisation purposes only and is not intended for download. You can download the full parcels data from the NZ Parcels dataset.
    This map service provides a dark outline and transparent fill, making it perfect for overlaying on our basemaps or any map service you choose.
    Data for this map service is sourced from the NZ Parcels dataset which is updated weekly with authoritative data direct from LINZ’s Survey and Title system. Refer to the NZ Parcel layer for detailed metadata.
    To simplify the visualisation of this data, the map service filters the data from the NZ Parcels layer to display parcels with a status of 'current' only.
    This map service has been designed to be integrated into GIS, web and mobile applications via LINZ’s WMTS and XYZ tile services. View the Services tab to access these services.

    This dataset provides title information (excluding ownership) where there is a relationship to one or more primary parcels.

    A Record of Title is a record of a property's owners, legal description and the rights and responsibilities registered against the title.This dataset does not contain any ownership information so that it can be freely distributed. If ownership information is required, you need to apply for access.

    There can be multiple parcels associated with a title, and a title may only have a part share in a parcel. This means the shape representing the title will be an aggregation of all parcels that the title is associated with. The ‘spatial extents shared’ attribute when equal to ‘false’ will indicate that title has exclusive interest over all of the shape (this will be case for the vast majority).

    The originating data for parcel/title associations includes some non-official sources where the official data does not support a link. For more information see the LINZ website

    This layer provides the latest captured boundary mark information that defines existing parcel boundaries and associated information such as the mark name.

    A boundary mark is on a node which defines the boundaries of primary parcels or non primary parcels.

    Not all boundary points have a physical monument (e.g. a peg) placed. In this case the boundary mark is recorded as “unmarked”

    This dataset extends the Landonline stored data by including the network accuracy which is based upon its assigned Landonline order - refer LINZS25006 (http://www.linz.govt.nz/about-linz/news-publications-and-consultations/search-for-regulatory-documents/DocumentSummary.aspx?document=256 ).

    The accuracy provided relates to the accuracy of coordinates of the mark and has little relevance to the accuracy of the boundary in relation to other boundaries. For example, if the coordinates of the mark were used to locate it, a user would expect to find the existing mark within the nominal accuracy (distance) stated.

    This layer provides the latest bearing (direction) and/or distance for cadastral boundaries.

    When a cadastral survey is undertaken the relationship between boundary and non-boundary marks is ascertained or measured. • This commonly is in the form or a vector (bearing and distance), but occasionally just one component. • Some relationships are defined as arcs. In this data layer, the arc length is recorded in the distance field and a separate record holds the chord.

    Only observations that have been captured in Landonline are available. This includes vectors that were re-captured in the Survey Capture Areas from survey plans lodged prior to Landonline and all survey observations since.

    This table provides information on Records of Title that are live and part-cancelled.

    This table contains top level, general title data only, such as the title number, type (e.g. Freehold, Unit Title, Cross Lease etc) and status.

    A Record of Title is a record of a property's owners, legal description and the rights and responsibilities registered against the title.

    If you need more detailed title data such as the legal description, please refer to the NZ Property Titles Estate List table.

    This table does not contain ownership data. This is available in the NZ Property Title Owners List table. This is a restricted access dataset and requires you to agree to the LINZ Licence for Personal Data.

    For title data that is directly linked to parcel shapes (property boundaries) refer to NZ Property Titles or NZ Property Titles Including Owners. Please note that these datasets are much larger to download, contain duplicated parcel shapes (one for each title that relates to the parcel) and does not contain all of the columns that this table has.

    This layer includes all Crown Land and Properties managed by LINZ which have been identified spatially and can include properties managed by LINZ on behalf of other agencies. The attributes in this dataset are derived from the National Property and Land Information System (NaPALIS), which is a centralised database for all Land Information New Zealand (LINZ) and Department of Conservation (DOC) administered land.

    The boundaries of many properties are linked to the applicable Landonline Primary Parcel(s), but in some cases the boundaries may have been drawn in as unsurveyed parcels to varying degrees of accuracy. As such please note that the boundaries are indicative only. The layer excludes any LINZ managed properties which do not have an identified location or extent.

    More information on Crown Property can be found under the Crown Property section on the LINZ Website. A subset of Crown Property can be found in the South Island Pastoral Leases layer. A table of Property associations to Primary Parcels is published in the LDS here.

    NZ Property Hybrid (pilot) provides the best available representation of property boundaries in New Zealand.

    NOTE: This pilot layer is now deprecated and replaced by the NZ Property Boundaries layer. This pilot layer will be removed soon. Please update any links you have to the link for the new layer.

    Three data sources have been combined to create this hybrid property boundaries layer:

    • Rating Units - These are the main data source, taken from the NZ Properties: Unit of Property layer. This layer uses District Valuation Roll data to identify rated properties and aggregates spatialised titles and untitled land associated with a Rating Unit into a single property.
    • Titles - Where there are no spatialised rating units, spatialised titles from the NZ Property Titles layer are included, if they are available.
    • Parcels – Where there are no rating units or spatialised titles, parcels from the "https://data.linz.govt.nz/layer/50772-nz-primary-parcels/">NZ Primary Parcels layer are used to fill the in the remaining gaps.

    Description

    This dataset provides a representation of the boundaries of all known properties in New Zealand. It consists of a unique identifier for a property, with spatial property boundaries, but no additional attribution.

    Each spatial object in this table has an assigned unit_of_property_id, and is created using land parcels and the Landonline: Title Parcel Associations table. This dataset delivers spatial representations of property boundaries for use in mapping products where only a boundary needs to be displayed.

    Initially this table is derived using records in the District Valuation Roll (DVR) that meet the requirements for a rated property, as defined by the Rating Valuation Rules 2008. However, in future it could be expanded to include other property perspectives, as listed in the Perspective table.

    The table is updated on a weekly basis.

    Related tables Together with the NZ Properties: Property-Title Reference table, this dataset will provide a full replica of the National DVR.

    Please refer to the NZ Properties Data Dictionary for detailed metadata and information about this table and its relationships to other tables in this collection.

    This layer provides the current primary parcel polygons and some associated descriptive data that details the appellation (legal description), purpose, size and a list of titles that have an interest in the parcel.

    A primary parcel is a portion of land that is intended to be : • owned by the Crown, except moveable marginal strips • Held in fee simple (predominately private ownership) • Maori freehold land or Maori customary land • Public foreshore and seabed • The bed of a lake or river • Road or Railway • Vested in a local authority

    Point locations for most current property titles issued in NZ (January 2010)

    Titles from the LINZ BDE are not a spatial layer. A single point for each title has been geocoded from the relation tables to the first parcel centroid where a link exists.

    Many parcels have more than one title reference, so there may be a stack of points for a title, typical in a crosslease.

    There is only one point per title. Where a title spans multiple parcels, a relate would need to be built to identify all the parcels comprising a title. While this can be done for one title, it is impractical for a map. Internal parcel boundaries can be suppressed to show contiguous parcels with the same title. Parcel boundaries are coded for internal boundaries (featurecode = 'parcel_int').

    A property (for rating purposes) may contain many titles, but there is no information in the titles or valuation system to display this. The valuation system does not have a complete record of titles for an assessment (amazing isn't it?). Because large properties are often in multiple titles and owners there is no information to amalgamate the parts into a single entity.

    A large number (500,000) of titles cannot be automatically located because the parcel that the title refers to is no longer current and is not mapped in LandOnline. Other reasons are ambiguous appellation that prevents a reliable match so they are not linked by LINZ until they come up for a change of title, not just change of owner.

    Titles can have multiple owners, so these have been added as an abbreviated list to each title. Owners can be companies or trusts.

    Total number 1.78 million.

    This table provides registered (or current) Record of Title estate data.

    A Title estate is a type of ownership of a piece of land e.g. fee simple estate, leasehold estate. Estates are used to link the registered owners to the Record of Title. A Record of Title can have more than one estate and type.

    This data enables linking between the title information provided in the NZ Property Titles List and registered ownership information in the NZ Property Titles Owners List. Note: The registered owner dataset a restricted access dataset and requires you to agree to the LINZ Licence for Personal Data.

    This table can also be linked to the spatial parcel data using the NZ Title Parcel Association List, although care is necessary when making this relationship (refer to the table metadata).

    Description

    The New Zealand Land Cover Database (LCDB) is a multi-temporal, thematic classification of New Zealand's land cover. It identifies 33 mainland land cover classes (35 classes once the offshore Chatham Islands are included). The classification was revised between versions 1, 2, and 3 but has been consistent thereafter, and always with backward compatibility maintained. Land cover features are described by a polygon boundary, a land cover code, and a land cover name at each nominal time step; summer 1996/97, summer 2001/02, summer 2008/09, summer 2012/13, and summer 2018/19. The data set is designed to complement in theme, scale and accuracy, New Zealand’s 1:50,000 topographic database (https://www.linz.govt.nz/land/maps/topographic-maps/topo50-maps). LCDB is suitable for use in national and regional environment monitoring, forest and shrubland inventory, biodiversity assessment, trend analysis and infrastructure planning. The classification used in LCDBv5.0 is presented in the document 'LCDBClassesAtVersion5.pdf' and a table correlating LCDB classes over all versions is presented in the document 'LCDBClassCorrelations.pdf'. Both of these are among the accessory documents to this dataset in the LRIS portal (https://lris.scinfo.org.nz/). LCDB version 5.0 was released in January 2020 and includes corrections to all time steps1997/97, 2001/02, 2008/09, 2012/13 and 2018/19 for both the New Zealand mainland and Chatham Islands. A description of work undertaken for this release (including that of all earlier releases) is presented in the Lineage section. Of particular note at version 5.0 is the addition to LCDB, of attributes designed to readily identify and monitor wetlands over time and a similar capability to manage significant coastal changes. “EditAuthority” and "EditDate" are attributes, maintained since version 3.0 to indicate authorship and nominal date of polygon mapping, edit or change. Errors in the data due to misclassification (rather than land cover change) or poor delineation can be reported to Landcare Research for inclusion in the next release using the online feedback facility in https://lris.scinfo.org.nz/.

    This layer provides the current non primary linear parcels (e.g. Centreline easements) and their associated descriptive data as a single layer to facilitate their use independently of other non primary parcels.

    Linear parcels are non-primary parcels that are defined by a line and a description e.g. the width. The most common example is centreline easements (in gross) e.g. Pipeline easements.

    This layer has a nominal accuracy of 0.1-1m in urban areas and 1-100m in rural areas. For more detailed information about parcel accuracies please refer to the Survey Boundary Marks layer which contains accuracies for each parcel node.

    This layer provides the current primary parcel polygons and some associated descriptive data that details the appellation (legal description), purpose, size and a list of titles that have an interest in the parcel.

    A primary parcel is a portion of land that is intended to be : • owned by the Crown, except moveable marginal strips • Held in fee simple (predominately private ownership) • Maori freehold land or Maori customary land • Public foreshore and seabed • The bed of a lake or river • Road or Railway • Vested in a local authority

    APIs and web services This dataset is available via ArcGIS Online and ArcGIS REST services, as well as our standard APIs. LDS APIs and OGC web services ArcGIS Online map services

    Primary parcels can be thought of as the 'base level' of the 'jigsaw puzzle' of all land making up New Zealand. Other 'levels' are NZ Non-primary parcels that essentially limit the full rights that would normally be associated with a primary parcel for example easements, covenants, leases and moveable marginal strips etc.

    This layer provides all cadastral parcel polygons and some associated descriptive data that details the appellation (legal description), purpose, size and a list of titles that have an interest in the parcel.

    NOTE: This layer contains primary and non-primary approved, current or historic linear parcels (see status flag descriptions for more information).

    In conjunction with the Linear Parcels, this layer provides the easiest way to create a relationship with associated tables such as Parcel Title Association List, Parcel Statutory Actions List and "http://data.linz.govt.nz/table/1568-nz-survey-affected-parcels-list">Survey Affected Parcels List.

    This layer contains spatial and non-spatial (without geometry) parcels. The Landonline system which manages the data maintains non-spatial parcels for many different reasons. The non-spatial parcels can only be accessed via WFS or as a full layer file download. No layer clips can be used. The most common reasons for non-spatial parcels are:

    1. Flats and unit survey plans will create non-spatial parcels for referencing property rights. This is because the Landonline system has not yet been designed to support the spatial definition of these plans.

    2. Titles which were not linked to a spatial parcel during the Landonline title conversion project created non-spatial parcel references. As titles are spatially linked many of these non-spatial parcels will be made historic or will be merged with the associated spatial parcel.

    Parcels within this layer contain the following status flags:

    • Approved: The definition of a survey-defined parcel that has been processed and authorised as correct in terms of the survey network.

    -

                 Current: A parcels that has been registered or the parcel is made current by a statutory action against a Legalisation plan.
    

    -

                 Survey Historic: A parcel that has been extinguished from the primary cadastral network but still exists in live Title estates.
    

    -

                 Historic: A parcel that has been extinguished from the primary cadastral network and no longer exists in live Title estates
                 or has an current recorded statutory action. Typically this happens when a parcel is subdivided or merged, and new titles
                 or actions are registered against the replacing parcels. Note: Only parcel made historic since the beginning of Landonline

    This dataset provides a non-spatial data table linked to the unique Unit of Property ID. The table contains local Territorial Authority (TA) IDs or the IDs of other agencies that provide perspectives. In future this may change to become a number of tables with potentially other property-related links included.

    This table forms part of a national set of Connected Property Data conforming to the Property Data Management Framework (PDMF) that will deliver packages of data about properties. This is known as the NZ Property Spine.

    Initially, properties represented in the NZ Property Spine will meet the definition of a rating unit as defined by the Rating Valuation Rules 2008 (for the Valuation perspective). Future properties will meet the rules defined for their appropriate perspectives. The Perspective for each property in the NZ Property Spine is listed in this table.

    The table contains the fields perspective_type and source_id that allows identification of the type of property, and the source of the property. A property must have one or more perspectives.

    The table is updated on a weekly basis.

    Related tables Together with the NZ Properties: Property Title Reference and Unit of Property tables, this dataset will provide a national spatial representation of property boundaries along with the type and source of the property. Otherwise known as the NZ Property Spine.

NZ Parcel Boundaries Wireframe provides a map of land, road and other parcel boundaries, and is especially useful for displaying property boundaries.
This map service is for visualisation purposes only and is not intended for download. You can download the full parcels data from the NZ Parcels dataset.
This map service provides a dark outline and transparent fill, making it perfect for overlaying on our basemaps or any map service you choose.
Data for this map service is sourced from the NZ Parcels dataset which is updated weekly with authoritative data direct from LINZ’s Survey and Title system. Refer to the NZ Parcel layer for detailed metadata.
To simplify the visualisation of this data, the map service filters the data from the NZ Parcels layer to display parcels with a status of 'current' only.
This map service has been designed to be integrated into GIS, web and mobile applications via LINZ’s WMTS and XYZ tile services. View the Services tab to access these services.
