Housing unit is a house, an apartment, a group of rooms, or a single room occupied or intended for occupancy as separate living quarters. Separate living quarters are those in which the occupants live separately from others in the structure and which have direct access from the outside of the building or through a common hall. For vacant units, the criteria of separateness and direct access are applied to the intended occupants whenever possible. If the information cannot be obtained, the criteria are applied to the previous occupants. Tents and boats are excluded if vacant, used for business, or used for extra sleeping space or vacations. Vacant seasonal/migratory mobile homes are included in the count of vacant seasonal/migratory housing units. Living quarters of the following types are excluded from the housing unit inventory: Dormitories, bunkhouses, and barracks; quarters in predominantly transient hotels, motels, and the like, except those occupied by persons who consider the hotel their usual place of residence; quarters in institutions, general hospitals, and military installations except those occupied by staff members or resident employees who have separate living arrangements.

Vacant housing that is not on the market, such as homes for seasonal, recreational, or occasional use & housing for migrant workers, are not part of the available housing stock.The housing availability rate is an indicator that economists and housing policy analysts often track. A low housing availability rate indicates a "tight" housing market (a seller's market or landlord's market) whereas a high housing availability rate indicates a buyer's or renter's market.This map shows the housing availability rate depicted by the color: pink indicates a low housing availability rate, and green indicates a high housing availability rate. The count of available housing units is depicted by the size of the symbol.This map uses these hosted feature layers containing the most recent American Community Survey data. The number of housing units in the United States has grown year-on-year and in 2024, there were approximately *** million homes. That was an increase of about one percent from the previous year. Homeownership in the U.S. Most of the housing stock in the U.S. is owner-occupied, meaning that the person who owns the home uses it as a primary residence. Homeownership is an integral part of the American Dream, with about *** in ***** Americans living in an owner-occupied home. For older generations, the homeownership rate is even higher, showing that buying a home is an important milestone in life. Housing transactions slowing down During the coronavirus pandemic, the U.S. experienced a housing market boom and witnessed an increase in the number of homes sold. Since 2020, when the market peaked, new homes transactions have slowed down and so have the sales of existing homes. That has affected the development of home prices, with several states across the country experiencing a decline in house prices.
The tables below provide statistics on the sales of social housing stock – whether owned by local authorities or private registered providers. The most common of these sales are by the Right to Buy (and preserved Right to Buy) scheme and there are separate tables for sales under that scheme.
The tables for Right to Buy, tables 691, 692 and 693, are now presented in annual versions to reflect changes to the data collection following consultation. The previous quarterly tables can be found in the discontinued tables section below.
From April 2005 to March 2021 there are quarterly official statistics on Right to Buy sales – these are available in the quarterly version of tables 691, 692 and 693. From April 2021 onwards, following a consultation with local authorities, the quarterly data on Right to Buy sales are management information and not subject to the same quality assurance as official statistics and should not be treated the same as official statistics. These data are presented in tables in the ‘Right to Buy sales: management information’ below.

Supply of new housing varies greatly in different countries. In 2023, Ireland and Poland delivered the highest number of housing completions, but when it comes to construction starts, Ireland topped the ranking, leaving Serbia and Austria in second and third place, respectively. How did house prices change in 2023? Demand for housing remained strong in 2023, causing house prices to grow in almost all European countries. The United Kingdom was one of the few countries where home prices declined - a result of the soaring interest rates and cost of living crisis. Hungary was at the other side of the spectrum, with house prices surging by more than ** percent.

Texas, North Carolina, and Florida were the states with the highest number of mobile homes in the U.S. as of September 2023. Since 1994, the cumulative number of manufactured housing units shipped to Texas amounted to approximately *******. Texas was also home to the largest number of manufactured home production plants, with over ** facilities operating in the state. What is the price of a mobile home? Because they are factory manufactured, mobile homes are considerably less expensive than regular homes. In 2022, a double-width mobile home cost about ******* U.S. dollars. While this may be more affordable than buying a new home, there are drawbacks to owning a mobile home. For example, unless the home buyer also owns the land, the mobile home is likely to depreciate over time. In contrast, regular homeowners can expect that if home prices and land prices grow, their property will go up in value. The need for affordable housing With house prices and mortgage rates rising, while housing inventory remains limited, it has become increasingly difficult for prospective homebuyers to buy a home. To address this issue, the Biden-Harris administration released a housing supply action plan aiming to close the housing supply gap in the next five years. Within the scope of the plan are policies that encourage state and local zoning and land-use laws, piloting new financing for housing production and preservation, and preserving the availability of affordable housing for owner-occupants.
