    Description

    The average mortgage loan-to-value (LTV) ratio in the Netherlands has been on a downward trend in recent years. In the first quarter of 2023, the LTV ratio stood at 57 percent, meaning that homebuyers took out a loan amounting to 57 percent of the value of the purchased property. A high ratio means a home buyer needs less of its own payments as the mortgage provider hands out a relatively large loan. A lower LTV means a smaller loan and less risks for mortgage providers but requires more savings from consumers before being able to afford a home.

    Within Europe, the Netherlands counts as one of the countries with the highest mortgage debt among private individuals. This has a political background as the Dutch tax system allowed homeowners for many years to deduct interest paid on mortgage from pre-tax income for a maximum period of thirty years, essentially allowing for income support for homeowners.

    The loan-to-value ratios in Kansas, Louisiana and Kentucky amounted to ** percent in 2019, which means that on average the value of mortgages constituted ** percent of the value of the residential property in those states. The LTV ratio is calculated by dividing the mortgage amount by the purchase price of the home. The trend seems to be that southern and midwestern states have higher ratios than those in the Northeast or West of the country, which is in line with regional home prices. Areas with higher home prices tend to have lower LTV ratios.

    What is the LTV ratio used for? Lenders use this ratio to determine how risky a loan is, because a higher ratio means that the loan is riskier to the lender. Generally, a good LTV ratio for a home loan is ** percent or lower, which means that the loan is worth ** percent of less of the value of the home. Loans are granted if the ratio is higher than that, but only if the loan applicant takes out mortgage guaranty insurance, also known as private mortgage insurance, to cover the lender.

    As of September 2023, NBFCs dominated the gold loan market with a ** percent market share. Banks, on the other hand, held only ** percent of market share. Indian population has traditionally relied on gold as a means of investment. The country is the second-largest importer of gold in the world. Banks and non-banking financial companies are currently the major players in offering secured loans with gold as collateral. Process of taking a gold loan To apply for a gold loan, a borrower usually approaches these institutions, which is followed by a purity check of gold to evaluate its market value. A borrower usually keeps their gold ranging from 18 to 24 carats with the lender for getting credit. The interest rates on gold loans can range between 7.35 percent to 29 percent per annum, depending on the bank. Gold’s present market value called the loan-to-value (LTV) ratio, usually fixed by the Reserve bank of India determines the amount a consumer is eligible to get against gold. New digital players Online gold loan options are increasingly being offered; however, a customer is still required to visit the bank or NBFC branch for depositing the gold and its purity check. But a large part of the gold loan market is still unorganized, leaving customers exposed to high-interest rates. Certain fintech startups are now entering the market space offering services with lower interest, flexible EMIs, and door-to-door delivery and pickup. The entry of new players in this traditional marketplace is expected to increase the penetration rate of the gold loan market.
