American lumber prices have decreased threefold, closing in on pre-COVID levels, which should drive global prices down. The change in lumber prices is largely influenced by slumping demand for real estate which became more expensive from diminished access. In Russia, the world’s largest supplier, a sharp increase in lumber exports led to a shortage in the domestic market. Attempting to hold the price growth instigated by that, the Russian government implemented 10% export duties on lumber until the end of 2021. Due to this, the main importers of Russian goods may opt for other suppliers.

    Description

Most timber is ultimately used in downstream residential construction markets. Declines in residential construction have hurt industry companies, as high inflation has led to increased interest rates and less demand for new construction. Despite a housing shortage, housing starts fell in 2022 and 2023, creating less need for lumber and causing timber prices to plummet. As a result, industry revenue has fallen at a CAGR of 1.5% to $1.1 billion in 2024. However, with interest rates expected to fall by the end of 2024, residential construction is expected to pick back up, leading to an estimated 0.6% revenue increase in 2024. Rising wage costs tempered profit growth in recent years. At the same time, rising lumber prices immediately following the pandemic led to new entrants entering the industry, particularly nonemployers. However, when lumber prices began to fall, many of these new nonemployers were forced out of the industry. Although small operations still account for the bulk of industry participants, timber holdings have also increasingly been purchased by institutional investors who seek the highest possible return on the land. This can include sales to real estate developers and could constrain the US timber supply moving forward. Additionally, forestland devastation caused by forest fires has the potential to disrupt the industry. The timber services industry revenue will rise slightly over the coming years. As interest rates fall and construction activity resumes, the price of sawmill timber will be expected to grow and strengthen industry returns. Meanwhile, many wood product manufacturing industries will begin to experience falling import penetration as the value of the US dollar declines, supporting demand for industry services. Construction will likely remain the largest downstream market for timber. Industry revenue is projected to rise at a CAGR of 1.2% to $1.2 billion over the five years to 2029.

    Description

The recent housing market cycle has driven the sawmill and wood production industry’s performance. Initially, the surge in residential construction and renovation in Canada and the US in 2021, spurred by low interest rates and high disposable incomes, drove significant demand for softwood lumber, leading to a 43.5% jump in revenue for industry mills. However, rising interest rates in 2022 cooled housing demand, causing a significant drop in lumber prices and revenue. In 2024, the industry faced ongoing challenges due to rising costs, tariffs and reduced demand, with major companies like West Fraser and Canfor reporting losses and closing mills to correct the supply-demand imbalance for lumber. The longstanding Canada-US trade dispute over softwood lumber continues, with tariffs raised to 14.54% in 2024, prompting Canada to file legal challenges. Further increases are expected to be implemented in 2025. The industry is grappling with the impacts of severe wildfires that hinder mill operations and access to timber resources, further exacerbating economic difficulties. As a result, over the past five years, revenue has fallen at an estimated annualized rate of 4.0% to $18.8 billion through the end of 2025, with low growth of 1.6% forecast for the current year. Future performance will depend on the US and Canadian housing markets, which are facing challenges relating to home affordability. Tariffs from the ongoing softwood lumber dispute between the US and Canada will continue to affect industry sawmills, prompting companies to adapt by improving efficiency or relocating facilities. Market conditions are pushing major lumber players to consolidate operations, with some acquiring mills in the US to bypass tariffs. Natural threats like wildfires and wood-boring insects pose ongoing risks to log supplies essential for sawmill operations. Over the next five years, industry revenue is forecast to grow at a CAGR of 1.7% to $20.5 billion through the end of 2030.

    Description

Building materials made of steel, copper and other metals had some of the highest price growth rates in the U.S. in early 2025 in comparison to the previous year. The growth rate of the cost of several construction materials was slightly lower than in late 2024. It is important to note, though, that the figures provided are Producer Price Indices, which cover production within the United States, but do not include imports or tariffs. This might matter for lumber, as Canada's wood production is normally large enough that the U.S. can import it from its neighboring country. Construction material prices in the United Kingdom Similarly to these trends in the U.S., at that time the price growth rate of construction materials in the UK were generally lower 2024 than in 2023. Nevertheless, the cost of some construction materials in the UK still rose that year, with several of those items reaching price growth rates of over **** percent. Considering that those materials make up a very big share of the costs incurred for a construction project, those developments may also have affected the average construction output price in the UK. Construction material shortages during the COVID-19 pandemic During the first years of the COVID-19 pandemic, there often were supply problems and material shortages, which created instability in the construction market. According to a survey among construction contractors, the construction materials most affected by shortages in the U.S. during most of 2021 were steel and lumber. This was also a problem on the other side of the Atlantic: The share of building construction companies experiencing shortages in Germany soared between March and June 2021, staying at high levels for over a year. Meanwhile, the shortage of material or equipment was one of the main factors limiting the building activity in France in June 2022.
