    Description

    In 2021, Allegheny County Economic Development (ACED), in partnership with Urban Redevelopment Authority of Pittsburgh(URA), completed the a Market Value Analysis (MVA) for Allegheny County. This analysis services as both an update to previous MVA’s commissioned separately by ACED and the URA and combines the MVA for the whole of Allegheny County (inclusive of the City of Pittsburgh). The MVA is a unique tool for characterizing markets because it creates an internally referenced index of a municipality’s residential real estate market. It identifies areas that are the highest demand markets as well as areas of greatest distress, and the various markets types between. The MVA offers insight into the variation in market strength and weakness within and between traditional community boundaries because it uses Census block groups as the unit of analysis. Where market types abut each other on the map becomes instructive about the potential direction of market change, and ultimately, the appropriateness of types of investment or intervention strategies.

    This MVA utilized data that helps to define the local real estate market. The data used covers the 2017-2019 period, and data used in the analysis includes:

    • Residential Real Estate Sales
    • Mortgage Foreclosures
    • Residential Vacancy
    • Parcel Year Built
    • Parcel Condition
    • Building Violations
    • Owner Occupancy
    • Subsidized Housing Units

    The MVA uses a statistical technique known as cluster analysis, forming groups of areas (i.e., block groups) that are similar along the MVA descriptors, noted above. The goal is to form groups within which there is a similarity of characteristics within each group, but each group itself different from the others. Using this technique, the MVA condenses vast amounts of data for the universe of all properties to a manageable, meaningful typology of market types that can inform area-appropriate programs and decisions regarding the allocation of resources.

    During the month of July 2024, the company with the largest share of the reverse mortgage market in the United States was Mutual Of Omaha Mortgage Inc. Its share of 22 percent was around three percent greater than the market share of Finance Of America Reverse LLC. Reverse mortgage volume increases Mutual Of Omaha Mortgage Inc. was the top lender of Home Equity Conversion Mortgages (HECMs) in 2023, with the highest number of loan originations. In 2023, the company, which specializes in home equity retirement solutions, closed a total of over 5,000 HECMs and ended the year as the leading reverse mortgage company in the United States. Despite the overall number of HECMs in the United States dropping dramatically between 2009 and 2019, this trend reversed in the following years, with 2022 recording the highest 10-year figure. Banks withdraw from reverse mortgage market In the past, some of the largest banks in the United States featured in the list of leading reverse mortgage lenders; as of 2024, financial services firm Wells Fargo remained the all-time leading reverse mortgage company in the country. However, banks have exited the reverse mortgage business, and the rankings now feature companies that focus primarily on HECMs. In 2011, Wells Fargo and Bank of America – the two largest providers of HECMs at the time – stopped offering the service because of an unpredictable housing market and the creditworthiness of borrowers.

    Abstract copyright UK Data Service and data collection copyright owner.The Survey of Mortgage Lenders (SML) was launched on 1st April 1992 to succeed the 5% Sample Survey of Building Society Mortgage Completions (BSM) (See GN:33191). The aims were to improve the survey in three principal ways: a) to broaden the range of institutions surveyed to incorporate other mortgage lenders in addition to building societies and Abbey National. With the entry of the high street banks and then the centralised lenders into the mortgage market, information provided by the building societies no longer represented the whole market in the way it did when the BSM was set up in the 1960s. b) to extend its coverage to include further advances, remortgages and top-up loans in addition to first mortgages. c) to increase the level of detail on the questionnaire especially with respect to the characteristics of the mortgage loan. An important consideration for users of the data is that the SML figures allow continuity with the BSM survey results to be maintained for a reasonable period. Description

In 2021, Allegheny County Economic Development (ACED), in partnership with Urban Redevelopment Authority of Pittsburgh(URA), completed the a Market Value Analysis (MVA) for Allegheny County. This analysis services as both an update to previous MVA’s commissioned separately by ACED and the URA and combines the MVA for the whole of Allegheny County (inclusive of the City of Pittsburgh). The MVA is a unique tool for characterizing markets because it creates an internally referenced index of a municipality’s residential real estate market. It identifies areas that are the highest demand markets as well as areas of greatest distress, and the various markets types between. The MVA offers insight into the variation in market strength and weakness within and between traditional community boundaries because it uses Census block groups as the unit of analysis. Where market types abut each other on the map becomes instructive about the potential direction of market change, and ultimately, the appropriateness of types of investment or intervention strategies.

This MVA utilized data that helps to define the local real estate market. The data used covers the 2017-2019 period, and data used in the analysis includes:

Using this technique, the MVA condenses vast amounts of data for the universe of all properties to a manageable, meaningful typology of market types that can inform area-appropriate programs and decisions regarding the allocation of resources.
