    After a period of gradual decline, the average annual rate on a 30-year fixed-rate mortgage in the United States rose to **** percent in 2023, up from the record-low **** percent in 2021. In 2024, interest rates declined slightly. The rate for 15-year fixed mortgages and five-year ARM mortgages followed a similar trend. This was a result of the Federal Reserve increasing the bank rate - a measure introduced to tackle the rising inflation. U.S. home prices going through the roof Mortgage rates have a strong impact on the market – the lower the rate, the lower the loan repayment. The rate on a 30-year fixed-rate mortgage decreasing after the Great Recession has stimulated the market and boosted home sales. Another problem consumers face is the fact that house prices are rising at an unaffordable level. The median sales price of a new home sold surged in 2021, while the median weekly earnings of a full-time employee maintained a more moderate increase. What are the differences between 15-year and 30-year mortgages? Two of the most popular loan terms available to homebuyers are the 15-year fixed-rate mortgage and the 30-year fixed-rate mortgage. The 30-year option appeals to more consumers because the repayment is spread out over 30 years, meaning the monthly payments are lower. Consumers choosing the 15-year option will have to pay higher monthly payments but benefit from lower interest rates.

    Following the drastic increase directly after the COVID-19 pandemic, the delinquency rate started to gradually decline, falling below *** percent in the second quarter of 2023. In the second half of 2023, the delinquency rate picked up, but remained stable throughout 2024. In the first quarter of 2025, **** percent of mortgage loans were delinquent. That was significantly lower than the **** percent during the onset of the COVID-19 pandemic in 2020 or the peak of *** percent during the subprime mortgage crisis of 2007-2010. What does the mortgage delinquency rate tell us? The mortgage delinquency rate is the share of the total number of mortgaged home loans in the U.S. where payment is overdue by 30 days or more. Many borrowers eventually manage to service their loan, though, as indicated by the markedly lower foreclosure rates. Total home mortgage debt in the U.S. stood at almost ** trillion U.S. dollars in 2024. Not all mortgage loans are made equal ‘Subprime’ loans, being targeted at high-risk borrowers and generally coupled with higher interest rates to compensate for the risk. These loans have far higher delinquency rates than conventional loans. Defaulting on such loans was one of the triggers for the 2007-2010 financial crisis, with subprime delinquency rates reaching almost ** percent around this time. These higher delinquency rates translate into higher foreclosure rates, which peaked at just under ** percent of all subprime mortgages in 2011.

    This data collection provides information on the characteristics of a national sample of housing units, including apartments, single-family homes, mobile homes, and vacant housing units. Unlike previous years, the data are presented in ten separate parts: Part 1, Work Done Record (Replacement or Additions to the House), Part 2, Housing Unit Record (Main Record), Part 3, Worker Record, Part 4, Mortgages (Owners Only), Part 5, Manager and Owner Record (Renters Only), Part 6, Person Record, Part 7, Ratio Verification, Part 8, Mover Group Record, Part 9, Recodes (One Record per Housing Unit), and Part 10, Weights. Data include year the structure was built, type and number of living quarters, occupancy status, access, number of rooms, presence of commercial establishments on the property, and property value. Additional data focus on kitchen and plumbing facilities, types of heating fuel used, source of water, sewage disposal, heating and air-conditioning equipment, and major additions, alterations, or repairs to the property. Information provided on housing expenses includes monthly mortgage or rent payments, cost of services such as utilities, garbage collection, and property insurance, and amount of real estate taxes paid in the previous year. Also included is information on whether the household received government assistance to help pay heating or cooling costs or for other energy-related services. Similar data are provided for housing units previously occupied by respondents who had recently moved. Additionally, indicators of housing and neighborhood quality are supplied. Housing quality variables include privacy of bedrooms, condition of kitchen facilities, basement or roof leakage, breakdowns of plumbing facilities and equipment, and overall opinion of the structure. For quality of neighborhood, variables include use of exterminator services, existence of boarded-up buildings, and overall quality of the neighborhood. In addition to housing characteristics, some demographic data are provided on household members, such as age, sex, race, marital status, income, and relationship to householder. Additional data provided on the householder include years of school completed, Spanish origin, length of residence, and length of occupancy.

For the year 1995-96, interest rate on deposits of maturity above 3 years, and from 1996-97 onwards, interest rates on deposit for all the maturities refer to the deposit rates of 5 major public sector banks as at end-March. 2. From 1994-95 onwards, data on minimum general key lending rates prescribed by RBI refers to the prime lending rates of 5 major public sector banks. 3. For 2011-12, data on deposit rates and Base rates of 5 major public sector banks refer to the period up to July 31, 2010. From July 1, 2010 BPLR System is replaced by Base Rate System.     The Survey of Mortgage Lenders (SML) was launched on 1st April 1992 to succeed the 5% Sample Survey of Building Society Mortgage Completions (BSM) (See GN:33191). The aims were to improve the survey in three principal ways:
    a) to broaden the range of institutions surveyed to incorporate other mortgage lenders in addition to building societies and Abbey National. With the entry of the high street banks and then the centralised lenders into the mortgage market, information provided by the building societies no longer represented the whole market in the way it did when the BSM was set up in the 1960s.
    b) to extend its coverage to include further advances, remortgages and top-up loans in addition to first mortgages.
    c) to increase the level of detail on the questionnaire especially with respect to the characteristics of the mortgage loan.
    An important consideration for users of the data is that the SML figures allow continuity with the BSM survey results to be maintained for a reasonable period.

    In June 2024, the European Central Bank (ECB) reduced the interest rate on its marginal lending facility by 0.25 percentage points, marking the first cut since 2016. Three months later, the ECB implemented another cut, setting the rate at 3.9 percent. It was followed by two further cuts at the end of 2024 and three more in early 2025, the latter one setting the rate at 2.65 percent. The marginal lending rate had previously been adjusted on March 16, 2016, when it was lowered from 0.3 percent to 0.25 percent, remaining unchanged until July 2022, when it was raised to 0.75 percent. After September 2022, the rate saw regular increases, reaching 4.75 percent by April 2024.
