In 2024, there were over 86.9 million owner-occupied homes. Owner-occupied housing is where the person who owns a property – either outright or through a mortgage – also resides in the property. Excluded are therefore rental properties, employer-provided housing, and social housing. Homeownership sentiment in the U.S. Though homeownership is still a cornerstone of the American dream, an increasing share of people see themselves as lifelong renters. Millennials have been notoriously late to enter the housing market, with one in four reporting that they would probably continue to always rent in the future, a 2022 survey found. In 2017, just five years before that, this share stood at about 13 percent. How many renter households are there? Renter households are roughly half as few as owner-occupied households in the U.S. In 2024, the number of renter-occupied housing units amounted to over 45 million. Climbing on the property ladder for renters is not always easy, as it requires prospective homebuyers to save up for a down payment and qualify for a mortgage. In many metros, the median household income is insufficient to qualify for the median-priced home.

This data collection provides information on the characteristics of a national sample of housing units, including apartments, single-family homes, mobile homes, and vacant housing units. Unlike previous years, the data are presented in nine separate parts: Part 1, Work Done Record (Replacement or Additions to the House), Part 2, Housing Unit Record (Main Record), Part 3, Worker Record, Part 4, Mortgages (Owners Only), Part 5, Manager and Owner Record (Renters Only), Part 6, Person Record, Part 7, Mover Group Record, Part 8, Recodes (One Record per Housing Unit), and Part 9, Weights. Data include year the structure was built, type and number of living quarters, occupancy status, access, number of rooms, presence of commercial establishments on the property, and property value. Additional data focus on kitchen and plumbing facilities, types of heating fuel used, source of water, sewage disposal, heating and air-conditioning equipment, and major additions, alterations, or repairs to the property. Information provided on housing expenses includes monthly mortgage or rent payments, cost of services such as utilities, garbage collection, and property insurance, and amount of real estate taxes paid in the previous year. Also included is information on whether the household received government assistance to help pay heating or cooling costs or for other energy-related services. Similar data are provided for housing units previously occupied by respondents who had recently moved. Additionally, indicators of housing and neighborhood quality are supplied. Housing quality variables include privacy of bedrooms, condition of kitchen facilities, basement or roof leakage, breakdowns of plumbing facilities and equipment, and overall opinion of the structure. For quality of neighborhood, variables include use of exterminator services, existence of boarded-up buildings, and overall quality of the neighborhood. In addition to housing characteristics, some demographic data are provided on household members, such as age, sex, race, marital status, income, and relationship to householder. Additional data provided on the householder include years of school completed, Spanish origin, length of residence, and length of occupancy.

A total of four million transactions of existing homes, including single-family, condo, and co-ops, were completed in 2024, down from 6.12 million in 2021. According to the forecast, the housing market is forecast to head for recovery in 2025, despite transaction volumes expected to remain below the long-term average. Why have home sales declined? The housing boom during the coronavirus pandemic has demonstrated that being a homeowner is still an integral part of the American dream. Nevertheless, sentiment declined in the second half of 2022 and Americans across all generations agreed that the time was not right to buy a home. A combination of factors has led to house prices rocketing and making homeownership unaffordable for the average buyer. A survey among owners and renters found that the high home prices and unfavorable economic conditions were the two main barriers to making a home purchase. People who would like to purchase their own home need to save up a deposit, have a good credit score, and a steady and sufficient income to be approved for a mortgage. In 2022, mortgage rates experienced the most aggressive increase in history, making the total cost of homeownership substantially higher. Are U.S. home prices expected to fall? The median sales price of existing homes stood at 413,000 U.S. dollars in 2024 and was forecast to increase slightly until 2026. The development of the S&P/Case Shiller U.S. National Home Price Index shows that home prices experienced seven consecutive months of decline between June 2022 and January 2023, but this trend reversed in the following months. Despite mild fluctuations throughout the year, home prices in many metros are forecast to continue to grow, albeit at a much slower rate.

What counts as a household?
According to the U.S. Census Bureau, a household is considered to be all persons living within one housing unit. This includes apartments, houses, or single rooms, and consists of both related and unrelated people living together. For example, two roommates who share a living space but are not related would be considered a household in the eyes of the Census. It should be noted that group living quarters, such as college dorms, are not counted as households in the Census.

While the population of the United States has been increasing, the average size of households in the U.S. has decreased since 1960. In 1960, there was an average of 3.33 people per household, but in 2023, this figure had decreased to 2.51 people per household. The 2015 American Housing Survey marks the first release of a newly integrated national sample and independent metropolitan area samples. The 2015 release features many variable name revisions, as well as the integration of an AHS Codebook Interactive Tool available on the U.S. Census Bureau Web site. This data collection provides information on representative samples of each of the 15 largest metropolitan areas across the United States, which are also included in the integrated national sample (available as ICPSR 36801). The metropolitan area sample also features representative samples of 10 additional metropolitan areas that are not present in the national sample. The U.S. Department of Housing and Urban Development (HUD) and the U.S. Census Bureau intend to survey the 15 largest metropolitan areas once every 2 years. To ensure the sample was representative of all housing units within each metro area, the U.S. Census Bureau stratified all housing units into one of the following categories: (1) A HUD-assisted unit (as of 2013); (2) Trailer or mobile home; (3) Owner-occupied and one unit in structure; (4) Owner-occupied and two or more units in structure; (5) Renter-occupied and one unit in structure; (6) Renter-occupied and two or more units in structure; (7) Vacant and one unit in structure; (8) Vacant and two or more units in structure; and (9) Other units, such as houseboats and recreational vehicles. The data are presented in three separate parts: Part 1, Household Record (Main Record); Part 2, Person Record; and Part 3, Project Record. Household Record data includes questions about household occupancy and tenure, household exterior and interior structural features, household equipment and appliances, housing problems, housing costs, home improvement, neighborhood features, recent moving information, income, and basic demographic information. The Household Record data also features four rotating topical modules: Arts and Culture, Food Security, Housing Counseling, and Healthy Homes. Person Record data includes questions about personal disabilities, income, and basic demographic information. Finally, Project Record data includes questions about home improvement projects. The residential vacancy rate is the percentage of residential units that are unoccupied, or vacant, in a given year. The U.S. Census Bureau defines occupied housing units as “owner-occupied” or “renter-occupied.” Vacant housing units are not classified by tenure in this way, as they are not occupied by an owner or renter.
The residential vacancy rate serves as an indicator of the condition of the area’s housing market. Low residential vacancy rates indicate that demand for housing is high compared to the housing supply. However, the aggregate residential vacancy rate is lacking in granularity. For example, the housing market for rental units in the area and the market for buying a unit in the same area may be very different, and the aggregate rate will not show those distinct conditions. Furthermore, the vacancy rate may be high, or low, for a variety of reasons. A high vacancy rate may result from a falling population, but it may also result from a recent construction spree that added many units to the total stock.
The residential vacancy rate in Champaign County appears to have fluctuated between 8% and 14% from 2005 through 2022, reaching a peak near 14% in 2019. In 2023, this rate dropped to about 7%, its lowest value since 2005. However, this rate was calculated using the American Community Survey’s (ACS) estimated number of vacant houses per year, which has year-to-year fluctuations that are largely not statistically significant. Thus, we cannot establish a trend for this data.
The residential vacancy rate data shown here was calculated using the estimated total housing units and estimated vacant housing units from the U.S. Census Bureau’s American Community Survey 1-Year Estimates, which are released annually.
As with any datasets that are estimates rather than exact counts, it is important to take into account the margins of error (listed in the column beside each figure) when drawing conclusions from the data.
Due to the impact of the COVID-19 pandemic, instead of providing the standard 1-year data products, the Census Bureau released experimental estimates from the 1-year data in 2020. This includes a limited number of data tables for the nation, states, and the District of Columbia. The Census Bureau states that the 2020 ACS 1-year experimental tables use an experimental estimation methodology and should not be compared with other ACS data. For these reasons, and because data is not available for Champaign County, no data for 2020 is included in this Indicator.
For interested data users, the 2020 ACS 1-Year Experimental data release includes a dataset on Occupancy Status.

As shown in the statistic, the number of people per household has decreased over the past decades.
The U.S. Census Bureau defines a household as follows: “a household includes all the persons who occupy a housing unit as their usual place of residence. A housing unit is a house, an apartment, a mobile home, a group of rooms, or a single room that is occupied (or if vacant, is intended for occupancy) as separate living quarters. Separate living quarters are those in which the occupants live and eat separately from any other persons in the building and which have direct access from outside the building or through a common hall. The occupants may be a single family, one person living alone, two or more families living together, or any other group of related or unrelated persons who share living arrangements. (People not living in households are classified as living in group quarters.).”
The population of the United States has been growing steadily for decades. Since 1960, the number of households more than doubled from 53 million to over 131 million households in 2023.
Most of these households, about 34 percent, are two-person households. The distribution of U.S. households has changed over the years though. The percentage of single-person households has been on the rise since 1970 and made up the second largest proportion of households in the U.S. in 2022, at 28.88 percent.
In concordance with the rise of single-person households, the percentage of family households with own children living in the household has declined since 1970 from 56 percent to 40.26 percent in 2022.

This trend towards larger homes seems illogical given that the average size of families has shrunk over the same period. Why are American homes so large? There are thought to be several reasons for this, including the concentration of wealth in the country and the deeply engrained driving culture, which means that cheaper land outside city centers is easily accessible. Where are the largest homes located? The size of homes also varies regionally, with the largest homes being located in wealthy, urban areas and in the South. Large homes, or McMansions as they’re often called, are especially popular in Texas. In 2024, Milwaukee and Omaha had the largest average home size.

This data collection is part of the American Housing Metropolitan Survey (AHS-MS, or "metro") which is conducted in odd-numbered years. It cycles through a set of 21 metropolitan areas, surveying each one about once every six years. The metro survey, like the national survey, is longitudinal. This particular survey provides information on the characteristics of a New Orleans metropolitan sample of housing units, including apartments, single-family homes, mobile homes, and vacant housing units in 2009. The data are presented in eight separate parts: Part 1, Home Improvement Record, Part 2, Journey to Work Record, Part 3, Mortgages Recorded, Part 4, Housing Unit Record (Main Record), Recodes (One Record per Housing Unit), and Weights, Part 5, Manager and Owner of Rental Units Record, Part 6, Person Record, Part 7, High Burden Unit Record, and Part 8, Recent Mover Groups Record. Part 1 data include questions about upgrades and remodeling, cost of alterations and repairs, as well as the household member who performed the alteration/repair. Part 2 data include journey to work or commuting information, such as method of transportation to work, length of trip, and miles traveled to work. Additional information collected covers number of hours worked at home, number of days worked at home, average time respondent leaves for work in the morning or evening, whether respondent drives to work alone or with others, and a few other questions pertaining to self-employment and work schedule. Part 3 data include mortgage information, such as type of mortgage obtained by respondent, amount and term of mortgages, as well as years needed to pay them off. Other items asked include monthly payment amount, reason mortgage was taken out, and who provided the mortgage. Part 4 data include household-level information, including demographic information, such as age, sex, race, marital status, income, and relationship to householder. The following topics are also included: data recodes, unit characteristics, and weighting information. Part 5 data include information pertaining to owners of rental properties and whether the owner/resident manager lives on-site. Part 6 data include individual person level information, in which respondents were queried on basic demographic information (i.e. age, sex, race, marital status, income, and relationship to householder), as well as if they worked at all last week, month and year moved into residence, and their ability to perform everyday tasks and whether they have difficulty hearing, seeing, and concentrating or remembering things. Part 7 data include verification of income to cost when the ratio of income to cost is outside of certain tolerances. Respondents were asked whether they receive help or assistance with grocery bills, clothing and transportation expenses, child care payments, medical and utility bills, as well as with rent payments. Part 8 data include recent mover information, such as how many people were living in last unit before move, whether last residence was a condo or a co-op, as well as whether this residence was outside of the United States.

This CD-ROM contains software that permits users to create their own tabulations from the 1999 American Housing Survey microdata. Data files include statistics on the physical and economic characteristics of housing from the 1999 American Housing Survey. Data include year structure built, type and number of living quarters, occupancy status, number of rooms, and property value. Additional data focus on kitchen and plumbing facilities, type of heating fuel used, source of water, sewage disposa l, heating and air-conditioning equipment, and major additions, alterations, or repairs made to the property. Also furnished is data relating to housing expenses including monthly mortgage or rent payments, utility costs, property insurance costs, and the amount of real estate taxes paid. Note to Users: This CD is part of a collection located in the Data Archive of the Odum Institute for Research in Social Science, at the University of North Carolina at Chapel Hill. The collection is located in Room 10, Manning Hall. Users may check the CDs out subscribing to the honor system. Items can be checked out for a period of two weeks. The housing affordability measure illustrates the relationship between income and housing costs. A household that spends 30% or more of its collective monthly income to cover housing costs is considered to be “housing cost-burden[ed].”[1] Those spending between 30% and 49.9% of their monthly income are categorized as “moderately housing cost-burden[ed],” while those spending more than 50% are categorized as “severely housing cost-burden[ed].”[2]
How much a household spends on housing costs affects the household’s overall financial situation. More money spent on housing leaves less in the household budget for other needs, such as food, clothing, transportation, and medical care, as well as for incidental purchases and saving for the future.
The estimated housing costs as a percentage of household income are categorized by tenure: all households, those that own their housing unit, and those that rent their housing unit.
Throughout the period of analysis, the percentage of housing cost-burdened renter households in Champaign County was higher than the percentage of housing cost-burdened homeowner households in Champaign County. All three categories saw year-to-year fluctuations between 2005 and 2023, and none of the three show a consistent trend. However, all three categories were estimated to have a lower percentage of housing cost-burdened households in 2023 than in 2005.
Data on estimated housing costs as a percentage of monthly income was sourced from the U.S. Census Bureau’s American Community Survey (ACS) 1-Year Estimates, which are released annually.
As with any datasets that are estimates rather than exact counts, it is important to take into account the margins of error (listed in the column beside each figure) when drawing conclusions from the data.
Due to the impact of the COVID-19 pandemic, instead of providing the standard 1-year data products, the Census Bureau released experimental estimates from the 1-year data in 2020. This includes a limited number of data tables for the nation, states, and the District of Columbia. The Census Bureau states that the 2020 ACS 1-year experimental tables use an experimental estimation methodology and should not be compared with other ACS data. For these reasons, and because data is not available for Champaign County, no data for 2020 is included in this Indicator.

TwitterFollowing a period of stagnation over most of the 2010s, the number of owner-occupied housing units in the United States started to grow in 2017. In 2024, there were over 86.9 million owner-occupied homes. Owner-occupied housing is where the person who owns a property – either outright or through a mortgage – also resides in the property. Excluded are therefore rental properties, employer-provided housing, and social housing. Homeownership sentiment in the U.S. Though homeownership is still a cornerstone of the American dream, an increasing share of people see themselves as lifelong renters. Millennials have been notoriously late to enter the housing market, with one in four reporting that they would probably continue to always rent in the future, a 2022 survey found. In 2017, just five years before that, this share stood at about 13 percent. How many renter households are there? Renter households are roughly half as few as owner-occupied households in the U.S. In 2024, the number of renter-occupied housing units amounted to over 45 million. Climbing on the property ladder for renters is not always easy, as it requires prospective homebuyers to save up for a down payment and qualify for a mortgage. In many metros, the median household income is insufficient to qualify for the median-priced home.
