    Update 29-04-2020: The data is now split into two files based on the variable collection frequency (monthly and yearly). Additional variables added: area size in hectares, number of jobs in the area, number of people living in the area.

    I have been inspired by Xavier and his work on Barcelona to explore the city of London! 🇬🇧 💂

    Content

    The datasets is primarily centered around the housing market of London. However, it contains a lot of additional relevant data: - Monthly average house prices - Yearly number of houses - Yearly number of houses sold - Yearly percentage of households that recycle - Yearly life satisfaction - Yearly median salary of the residents of the area - Yearly mean salary of the residents of the area - Monthly number of crimes committed - Yearly number of jobs - Yearly number of people living in the area - Area size in hectares

    The data is split by areas of London called boroughs (a flag exists to identify these), but some of the variables have other geographical UK regions for reference (like England, North East, etc.). There have been no changes made to the data except for melting it into a long format from the original tables.

    Description

    England accounts for the majority of sales in the residential real estate market in the United Kingdom. In September 2024, the total number of housing transactions in the country amounted to nearly 92,000, with approximately 80,000 of these property sales being completed in England. Historically, sales activity has observed notable fluctuations because of the seasonal nature of the market, but also other trends in the market, such as the slump in April 2020 related to the COVID-19 pandemic A declining number of home sales The annual number of home sales in the UK has declined since 2021, with 2023 exhibiting the lowest transaction volume since 2012. The main reason for that trend is the increase in the cost of housing. House prices grew year-on-year between 2012 and 2022, with growth accelerating toward the end of the period due to the record-low mortgage rates. As the cost of living crisis hit in 2022, the Bank of England hiked interest rates, resulting in dramatically higher home finance costs. With house prices at their peak and a double increase in borrowing costs, many prospective homebuyers could not afford to buy and placed their plans on hold. How will prices develop in the next five years? After a slight decline in 2024, house prices in the UK are expected to pick up in the next year and continue on an upward trend until 2028. On average, house prices are projected to grow by 2.7 percent per year.

    These National Statistics provide monthly estimates of the number of residential and non-residential property transactions in the UK and its constituent countries. National Statistics are accredited official statistics.

    England and Northern Ireland statistics are based on information submitted to the HM Revenue and Customs (HMRC) Stamp Duty Land Tax (SDLT) database by taxpayers on SDLT returns.

    Land and Buildings Transaction Tax (LBTT) replaced SDLT in Scotland from 1 April 2015 and this data is provided to HMRC by https://www.revenue.scot/" class="govuk-link">Revenue Scotland to continue the time series.

    Land Transaction Tax (LTT) replaced SDLT in Wales from 1 April 2018. To continue the time series, the https://gov.wales/welsh-revenue-authority" class="govuk-link">Welsh Revenue Authority (WRA) have provided HMRC with a monthly data feed of LTT transactions since July 2021.

    LTT figures for the latest month are estimated using a grossing factor based on data for the most recent and complete financial year. Until June 2021, LTT transactions for the latest month were estimated by HMRC based upon year on year growth in line with other UK nations.

    LTT transactions up to the penultimate month are aligned with LTT statistics.

    This dataset provides Census 2021 estimates that classify households in England and Wales by dwellings that are HMOs by accommodation type. The estimates are as at Census Day, 21 March 2021.

    Improvements to the Census address frame allowed us to accurately list multiple household spaces within the same building. This means the data are more often counted as distinct households within separate dwellings reflecting living arrangements. Read more about this quality notice.

    Area type

    Census 2021 statistics are published for a number of different geographies. These can be large, for example the whole of England, or small, for example an output area (OA), the lowest level of geography for which statistics are produced.

    For higher levels of geography, more detailed statistics can be produced. When a lower level of geography is used, such as output areas (which have a minimum of 100 persons), the statistics produced have less detail. This is to protect the confidentiality of people and ensure that individuals or their characteristics cannot be identified.

    Coverage

    Census 2021 statistics are published for the whole of England and Wales. Data are also available in these geographic types:

    • country - for example, Wales
    • region - for example, London
    • local authority - for example, Cornwall
    • health area – for example, Clinical Commissioning Group
    • statistical area - for example, MSOA or LSOA

    Households of multiple occupancy (HMO)

    A dwelling where unrelated tenants rent their home from a private landlord is a HMO, if both of the following apply:

    • at least three unrelated individuals live there, forming more than one household
    • toilet, bathroom or kitchen facilities are shared with other tenants

    A small HMO is shared by 3 or 4 unrelated tenants. A large HMO is shared by 5 or more unrelated tenants.

    Accommodation type

    The type of building or structure used or available by an individual or household.

    This could be:

    • the whole house or bungalow
    • a flat, maisonette or apartment
    • a temporary or mobile structure, such as a caravan

    More information about accommodation types

    Whole house or bungalow:

    This property type is not divided into flats or other living accommodation. There are three types of whole houses or bungalows.

    Detached:

    None of the living accommodation is attached to another property but can be attached to a garage.

    Semi-detached:

    The living accommodation is joined to another house or bungalow by a common wall that they share.

    Terraced:

    A mid-terraced house is located between two other houses and shares two common walls. An end-of-terrace house is part of a terraced development but only shares one common wall.

    Flats (Apartments) and maisonettes:

    An apartment is another word for a flat. A maisonette is a 2-storey flat.

    The latest national statistics on house building in England were released on 15 May 2014.

    Statistics in this release present figures on new build housing starts and completions in England. Figures for the UK and constituent countries are also available in the accompanying tables.

    The latest statistics report on the period January to March 2014 and update those previously released on 20 February 2014.

    Key points from the latest release are:

    • seasonally adjusted house building starts in England are estimated at 36,450 in the March quarter 2014, 11% higher than the previous quarter; the seasonally adjusted level of starts in the March quarter 2014 increased by 31% on the same quarter a year earlier
    • seasonally adjusted completions are estimated at 27,670 in the March quarter 2014, 3% lower than the previous quarter; the seasonally adjusted level of completions in the March quarter 2014 increased by 12% on the same quarter a year earlier
    • private enterprise housing starts (seasonally adjusted) were 15% higher in the March quarter 2014 than the previous quarter, whilst starts by housing associations were 22% lower
    • seasonally adjusted private enterprise completions decreased by 2% and housing association completions fell by 8% from the previous quarter
    • seasonally adjusted starts are now 113% above the trough in the March quarter 2009 but 26% below the March quarter 2007 peak; completions are 43% below their March quarter 2007 peak
    • annual housing starts totalled 133,650 in the 12 months to March 2014, up by 31% compared with the year before; annual housing completions in England totalled 112,630 in the 12 months to March 2014, an increase of 4% compared with the previous 12 months

    This dataset provides Census 2021 estimates that classify dwellings in England and Wales by number of dwellings that are small and large HMOs. The estimates are as at Census Day, 21 March 2021.

    Area type

    Census 2021 statistics are published for a number of different geographies. These can be large, for example the whole of England, or small, for example an output area (OA), the lowest level of geography for which statistics are produced.

    For higher levels of geography, more detailed statistics can be produced. When a lower level of geography is used, such as output areas (which have a minimum of 100 persons), the statistics produced have less detail. This is to protect the confidentiality of people and ensure that individuals or their characteristics cannot be identified.

    Coverage

    Census 2021 statistics are published for the whole of England and Wales. Data are also available in these geographic types:

    • country - for example, Wales
    • region - for example, London
    • local authority - for example, Cornwall
    • health area – for example, Clinical Commissioning Group
    • statistical area - for example, MSOA or LSOA

    Households of multiple occupancy (HMO)

    A dwelling where unrelated tenants rent their home from a private landlord is a HMO, if both of the following apply:

    • at least three unrelated individuals live there, forming more than one household
    • toilet, bathroom or kitchen facilities are shared with other tenants

    A small HMO is shared by 3 or 4 unrelated tenants. A large HMO is shared by 5 or more unrelated tenants.

    Whole house or bungalow:

    This property type is not divided into flats or other living accommodation. There are three types of whole houses or bungalows.

    Detached:

    None of the living accommodation is attached to another property but can be attached to a garage.

    Semi-detached:

    The living accommodation is joined to another house or bungalow by a common wall that they share.

    Terraced:

    A mid-terraced house is located between two other houses and shares two common walls. An end-of-terrace house is part of a terraced development but only shares one common wall.

    Flats (Apartments) and maisonettes:

    An apartment is another word for a flat. A maisonette is a 2-storey flat.

    Household size

    The number of people in the household.

    Visitors staying at an address do not count to that household’s size.
