One of several indicators for house prices published on a quarterly basis. The data are mix-adjusted and (unlike in the case of data from Halifax or Nationwide) are based on completed transactions. For the latest ONS release, see here.

Global house prices experienced a significant shift in 2022, with advanced economies seeing a notable decline after a prolonged period of growth. The real house price index (adjusted for inflation) for advanced economies peaked at nearly 140 index points in early 2022 before falling to around 132 points by the first quarter of 2024. This represents a reversal of the upward trend that had characterized the housing market for roughly a decade. Conversely, real house prices in emerging economies resumed growing, after a brief correction in the second half of 2022. What is behind the slowdown? Inflation and slow economic growth have been the primary drivers for the cooling of the housing market. Secondly, the growing gap between incomes and house prices since 2012 has decreased the affordability of homeownership. Last but not least, homebuyers in 2024 faced dramatically higher mortgage interest rates, further contributing to worsening sentiment and declining transactions. Some markets continue to grow While many countries witnessed a deceleration in house price growth in 2022, some markets continued to see substantial increases. Turkey, in particular, stood out with a nominal increase in house prices of over 55 percent in the 1st quarter of 2024. Other countries that recorded a two-digit growth include Russia and the United Arab Emirates. When accounting for inflation, the three countries with the fastest growing residential prices in early 2024 were the United Arab Emirates, Poland, and Bulgaria.

In 2024, Turkey was the country with the highest increase in house prices since 2010 in Europe. In the first quarter of the year, the nominal house price index in Turkey exceeded 2,784 index points. House prices in Turkey have soared since 2021, fueled by hyperinflation in the country. According to the index, which amounted to 100 in 2010, house prices in Turkey increased by almost 2,700 percent (27 times) since 2010, the baseline year when the index value was set to 100. Iceland had the second-highest increase, at 336.96 index points (237 percent). It is important to note that the nominal index does not account for the effects of inflation, meaning that price growth in real terms was slower.

The ONS House Price Index is mix-adjusted to allow for differences between houses sold (for example type, number of rooms, location) in different months within a year. House prices are modelled using a combination of characteristics to produce a model containing around 100,000 cells (one such cell could be first-time buyer, old dwelling, one bedroom flat purchased in London). Each month estimated prices for all cells are produced by the model and then combined with their appropriate weight to produce mix-adjusted average prices. The index values are based on growth rates in the mix-adjusted average house prices and are annually chain linked.

The weights used for mix-adjustment change at the start of each calendar year (i.e. in January). The mix-adjusted prices are therefore not comparable between calendar years, although they are comparable within each calendar year. If you wish to calculate change between years, you should use the mix-adjusted house price index, available in Table 33.

The average house price in England started to increase in the first half of 2024, after falling by over three percent year-on-year in December 2023. In June 2024, the house price index amounted to 149.7 index points, suggesting an increase in house prices of 2.4 percent since the same month in 2023 and a roughly 50 percent rise since 2015 - the baseline year for the index. Among the different regions in the UK, West and East Midlands experienced the strongest growth.

The figures of existing own homes are related to the stock of existing own homes. Besides the price indices, figures are also published about the numbers sold, the average purchase price, and the total sum of the purchase prices of the sold dwellings. The House Price Index of existing own homes is based on a complete registration of sales of dwellings by the Dutch Land Registry Office (Kadaster) and the (WOZ) value of all dwellings in the Netherlands. Indices may fluctuate, for example if a small number of a certain type of dwellings are sold. In such cases we recommended using the long-term figures. The average purchase price of existing own homes may differ from the price index of existing own homes. The change in the average purchase price, however, is not an indicator for price developments of existing own homes.

The calculation of these figures is based on the number of notary transactions that are registered every month by the Dutch Land Registry Office (Kadaster). A revision of the figures is exceptional and occurs specifically if an error significantly exceeds the acceptable statistical margins. The numbers of existing owner-occupied sold homes can be recalculated by Kadaster at a later date. These figures are usually the same as the publication on Statline, but in some periods they differ. Kadaster calculates the average purchasing prices based on the most recent data. These may have changed since the first publication. Statistics Netherlands uses figures from the first publication in accordance with the revision policy described above.

From reporting period 2024 quarter 1, the base year of the House Price Index for Existing Dwellings (PBK) will be adjusted from 2015 to 2020. In April 2024, the first figures of this new series will be released. These figures will be available in a new StatLine table. The old series (base year = 2015) can still be consulted via StatLine, but will no longer be updated.

When will new figures be published? New figures are published about 22 days after the period under review.

Navarra, Ceuta, and the Canary Islands were the Spanish regions where house prices grew the most between in 2023. The house price index measures the development of house prices, with 2015 chosen as a base year when the index value was set to 100. In 2023, the house price index for the Canary Islands rose by 5.3 index points for all homes, compared to 3.5 index points in the Basque Country. Catalonia, the Balearic Islands and Madrid were the Spanish regions where prices of both new and existing housing have risen the most since 2015.

The FHFA House Price Index (FHFA HPI®) is the nation’s only collection of public, freely available house price indexes that measure changes in single-family home values based on data from all 50 states and over 400 American cities that extend back to the mid-1970s. The FHFA HPI incorporates tens of millions of home sales and offers insights about house price fluctuations at the national, census division, state, metro area, county, ZIP code, and census tract levels. FHFA uses a fully transparent methodology based upon a weighted, repeat-sales statistical technique to analyze house price transaction data. ​ What does the FHFA HPI represent? The FHFA HPI is a broad measure of the movement of single-family house prices. The FHFA HPI is a weighted, repeat-sales index, meaning that it measures average price changes in repeat sales or refinancings on the same properties. This information is obtained by reviewing repeat mortgage transactions on single-family properties whose mortgages have been purchased or securitized by Fannie Mae or Freddie Mac since January 1975. The FHFA HPI serves as a timely, accurate indicator of house price trends at various geographic levels. Because of the breadth of the sample, it provides more information than is available in other house price indexes. It also provides housing economists with an improved analytical tool that is useful for estimating changes in the rates of mortgage defaults, prepayments and housing affordability in specific geographic areas. The average house price in the increased by 2.7 percent year-on-year in June 2024, according to the monthly house price index. The index is calculated using data on housing transactions and measures the development of house prices, with 2015 chosen as a base year when the index value was set to 100. In June 2024, the index reached 151 index points, meaning that house prices have grown by over 51 percent since 2015. The house price index is an important measure for the residential real estate market. It is used to show changes in the value of residential properties in England, Scotland, Wales and Northern Ireland. This upwards trend in house price index, and therefore the value of residential properties, has also been observed by other measurers of house price index in the United Kingdom.

The year-end value of the S&P Case Shiller National Home Price Index amounted to 310.76 in December 2023. The index value was equal to 100 as of January 2000, so if the index value is equal to 130 in a given year, for example, it means that the house prices increased by 30 percent since 2000. S&P/Case Shiller U.S. home indices – additional informationThe S&P Case Shiller National Home Price Index is calculated on a monthly basis and is based on the prices of single-family homes in nine U.S. Census divisions: New England, Middle Atlantic, East North Central, West North Central, South Atlantic, East South Central, West South Central, Mountain and Pacific. The index is the leading indicator of the American housing market and one of the indicators of the state of the broader economy. The index illustrates the trend of home prices and can be helpful during house purchase decisions. When house prices are rising, a house buyer might want to speed up the house purchase decision as the transaction costs can be much higher in the future. The S&P Case Shiller National Home Price Index has been on the rise since 2011.The S&P Case Shiller National Home Price Index is one of the indices included in the S&P/Case-Shiller Home Price Index Series.
