    Description

    There are two sources for the subdivision boundary layer. The first is a legacy shapefile of subdivision boundaries which was created and edited separately from the subdivision lots and ownership parcel layers. Due to the independent creation and maintenance of these layers, it is common to see line data separation between subdivision boundaries, lots, and parcels where no legal separation exists. Editing of this dataset more or less ceased at the end of 2010.Beginning in January 2011, new subdivisions have been created and maintained using the ESRI Parcel Fabric data model. In addition, as conditions permit, older subdivisions are re-drawn to original plat and/or City-resurveyed dimensions, and added to the Parcel Fabric dataset. When these older subdivisions are added to the Parcel Fabric, the legacy shapefile representation of the subdivision boundary is deleted.For display on the City website and download from the Open Data Catalog, these two sources are combined into one subdivision layer. Subdivisions based on the Parcel Fabric data model will have a SYSTEM_START_DATE value of January 2011 or later, and will be consistent with underlying lot and parcel data.

    The surveys and plats feature layer includes information related to the following topics.Control Point - The control point dataset represents corner points that have been observed by IDL staff or a licensed surveyor. Corners are points on the surface of the earth, determined by the surveying process, which defines an extremity on a boundary of the public lands. Points are represented by a type to determine the source of the corner. Control points have been gathered from various sources. These points are used to adjust the Parcel Fabric. This allows for a more accurate GIS representation of ground conditions.Survey and Plat Line - A record of survey is a detailed map that documents and identifies the physical land boundaries or property lines for a specific parcel of land. This feature class represents the parcel lines documented in a record of survey. These records of surveys can include subdivision plats and surveys performed by federal entities. The metes and bounds information is stored as attribute values.Subdivision - "Subdivision" means the division of a lot, tract, or parcel of land into two or more lots, plats, sites, or other divisions of land for the purpose, whether immediate or future, of sale or of building development. It includes resubdivision and, when appropriate to the context, relates to the process of subdividing or to the land or territory subdivided.Lots and Blocks - A lot is an individual piece of land which is intended to be conveyed in its entirety to a buyer. A block is generally a group of contiguous lots bounded by streets, such as a city block.Record of Surveys - A record of survey is a detailed map that documents and identifies the physical land boundaries or property lines for a specific parcel of land. This feature class represents the parcels documented in a record of survey. These records of surveys do not include subdivision plats, lots, or blocks.State Surface Ownership - This feature class contains the surface ownership for endowment lands managed by the Idaho Department of Lands. There is also data for other state agencies, but this data is not complete.PLSS Township - Townships are normally a square approximately six miles on a side with cardinal boundaries conforming to meridians and parallels, containing 36 sections of one square mile each.PLSS Section - The first set of divisions for a PLSS Township. Typically 640 acres or 1 square mile.PLSS Subsection - Is a quarter, quarter-quarter, sixteenth, or government lot division of the PLSS.

    Parcels with accurate lines at the end of 2023 recording year. House photos are attached as attachments and plats are populated with a URL in attribute table.Created by adding in our “live” parcel view layer to an ArcGIS Pro project and when we were caught up with the splits and subdivisions we selected all the parcels and exported as a shapefile (attachments are not enabled on live view layer) then added the layer to AGOL. After uploaded turned on attachments and ran a script to attach photos. View layer was created by (Batch Processes on EC2) exporting a non editable layer from our parcel fabric and joining by parcel number to a text report exported from Tyler Sevier Eagle via Parcel numbers then uploading it as a web layer to our Portal.

    A means of defining multiple units of land in a single survey document in such a way that all their boundaries have equal legal status. A common example of simultaneous conveyance is the modern subdivision. The Simultaneous Conveyance feature class is updated nightly extracting information from the Parcel Fabric into the feature class.

    The Land Planning Branch manages subdivision requests anywhere in Yukon, other than Whitehorse or Dawson. In order to divide or reconfigure any privately titled lot a subdivision approval is required. In the creation of new parcels from Yukon land, a subdivision application is made by Land Client Services, Land Management Branch on behalf of the applicant. Subdivision applications are typically decided upon within a 90 day timeline. Notification is often provided to property owners in the application area as well as publicly in the form of newspapers. Decisions for approval include conditions which must be followed to receive survey plan approval. Contact subdivision land use planner for more information at land.planning@yukon.ca . Features shown in this dataset are comprised of the project outlines only and don't represent the proposed parcels or boundary alignments.     This data represents the graphic portrayal of land parcels and their spatial relationships throughout York County, South Carolina. Land parcel boundaries are also the basis for and define coincident boundaries for other layers, such as zoning, subdivisions, public safety response (ORI -Police, Fire, EMS) and Jurisdiction.Boundaries are established from a variety of sources including cadastral plats, subdivision plats, deeds, land contracts, right-of-way plats, and others. Each feature represents a parcel of land that is inventoried by a unique identifier, referred to as a “Tax Map Id” number. This dataset also includes multi-unit structures which have separate tax accounts for each unit, such as condominium units, represented as stacked polygon features. The parent parcel number [ParentTaxID] for the land parcel is distinguished from the child parcel [TaxMapID] for the condo unit. This data does not include mobile home data. Attributes include data stored within the Esri Fabric data model combined with those from the CAMA data. Examples of relevant attributes include:the [TaxMapID], [ParcelID] and [AprAccNum] can be used to uniquely identify each parcel. the [MailAddr1], [MailAddr2], [MailApt], [MailCity], [MailState], [MailZip] can be used as the full tax billing address for the owner.The [Owner1], [Owner2], [Owner3] describe the owner.the [YearBuilt] offers the oldest year a building was built on the property, reference this web map for info on potential lead pipes on premises;the area of the parcel in acres [GISSizeAC] as calculated from the parcel geometry and also the [deededAcres] from recorded documents, and ;the date that the parcel boundary was last edited [DATE_MODIFIED].How were parcels compiled? This layer was initially developed as an ink-on-mylar property maps maintained by the County from the early 1970's through around 2001.In the 1990s, the county procured services to convert parcels from source documents, however the product delivered in 2000 used a methodology which lost fidelity of source documents. Since then, county staff adhered to this same methodology in their daily work. Between 2001 and 2015 staff used an Esri topology to maintain parcel data in ArcMap. In 2015 the county migrated to Parcel Fabric (ArcMap) and then in 2021 to Pro (2.6/10.8.1 Enterprise) Parcel Fabric. In May of 2021 the county began outsourcing maintenance of parcel edits. This has worked well and was initiated in part to ensure a higher standard of editing practice was adhered to, but also to fulfil a shortage of skilled staff in the job market. County parcel mapping staff remain responsible for simple transactions (merge, split), compilation of materials to create vendor edit request task, and QC or review of vendor work. In Q4 2021, County Staff performed a needs assessment to review alignment issues between parcels and other layers and the internal business requirements for data alignment to parcels. They determined boundary layers must remain coincident with parcels, which are used in decision making by citizens and across many areas of government. Also, it was determined that our parcels had many errors from 20 years of edits in a non-Fabric data model and the previous editing practices. The county will be remapping parcels using ARP grant funding in the 2023-2024 timeframe. Upon delivery in 2024, data maintenance practices will ensure ongoing alignment with parcels.Year BuiltTo obtain the year built for structures on a property, use the 'Buildings' table available through our open data portal.Once you have downloaded the 'Buildings' table and this parcels layer, consider processing the building records in some way to join or perform a relate as there could be many buildings on one parcel, using the following fields:Parcel.AprAccNum = BuildingTable.PropertyID(Note: 98,227 parcels have 1 building, 647 parcels have 2 buildings, 272 have 3 or more)Data SchemaReview the Parcel schema document (PDF) to gain a better understand of the data fields.     In 1986, parcel polygons [PARPOLY] were digitized from hand drawn 1:2400 half and 1:1200 quarter section maps. In 1995, the parcel data layer was converted to an ArcINFO format and held in an ArcStorm database. Parcel polygons were converted in 2005 to an ESRI ArcGIS SDE GeoDatabase; the name was changed to Parcel Components. In 2014, Ramsey County migrated to ESRI's Parcel Fabric; Conveyance Divisions were created from the Parcel Components.
