    Description

Description: Parcels represent taxable pieces of property. A parcel is created by the San Diego County Assessor/Recorder/County Clerk (ARCC) to identify a specific portion of real property that is taxed at a certain rate for a certain owner. Tax parcels are typically the same as a legally subdivided lot but are not necessessarily so. For example, a single owner may own a legally subdivided piece of property but there may be two or more tax parcels covering that property. Legal subdivisions are shown in the LOTS layer.Parcels are keyed to the Assessor Parcel Number (APN) and the parcel polygon identifier (PARCELID).The SanGIS parcel layers are “stacked” parcels. That means that for any piece of ground there may be multiple parcels. For example, a condominium building in downtown San Diego may have 200 individual condos. Each condo is a separate taxable parcel. All 200 parcels will be associated with the same physical lot on the ground. When the SanGIS parcel layer is created each individual condo has a polygon representing the physical location of the parent parcel. In this example there will be 200 polygons all stacked on top of each other that represent the taxable parcels and each polygon will have the same physical characteristics (shape, size, area, location) – they are, essentially, copies of each other. However, other associated information (owner, document numbers, etc) will be different for each. In this case, each condo unit will have its own parcel number and there will be no single parcel representing the lot on the ground. Besides condominiums there are two other cases where you will see stacked parcels – possessory interest and mobile homes. Possessory interests have Assessor Parcel Numbers (APNs) that start with 76x. A possessory interest (or PI) parcel represents a taxable interest in the underlying, or parent, parcel but not necessarily ownership. For instance, a private company may have an arrangement with a University to operate a business on campus – a coffee shop or gift shop for example. The private business is taxable and is assigned a 76x APN and that APN is associated with the parent parcel which is owned by the University. Possessory interests do not represent ownership on the parcel, only a taxable interest in the underlying parent parcel.Mobile home parcel APNs start with 77x. In a manner similar to the possessory interests, mobile home owners own their home (coach) but not the underlying property on which the house sits. The actual mobile home is a separate taxable parcel associated with the mobile home park parent parcel. These taxable parcels all have the same polygon as the underlying parent parcel and will show as stacked parcels as well. This dataset contains parcels as shown on the Assessor Parcel Maps (APM). However, parcels shown in this layer may lag that of the official APM by a number of weeks due to how SanGIS is notified of the newly created parcel and the timing of publication of the parcel layer. This dataset contains the parcel polygon and associated parcel information provided by the County ARCC in thier Master Property Record (MPR file) and Parcel Assessment Record (PAR file). In addition to the MPR and PAR data assigned by ARCC, SanGIS may add situs address information if it has been provided by the addressing authority in which the parcel is situated. The situs address information provided by SanGIS may not be the same as the SITUS address data in the MPR.This dataset contains site address information along with owner names and addresses, and other property information. Key fields in this dataset include:Land use information provided in the NUCLEUS_USE_CD field (225 types with a 3-digit domain). The ASR_LANDUSE field is an older version of this field but comprises more generalized land uses (91 types). Generalized land use zoning information is provided in the NUCLEUS_ZONE_CD field. The ASR_ZONE field is an older version of this field. Land use zoning is generalized comprising 9 zone types. This can provide a useful approximation for parcels that are outside of the San Diego City and County zoning jurisdictions. Please note that land use and zoning fields are not regularly maintained by the Assessor's Office and should only be used as an approximate guide. Updates are only made when there is new construction, or a change in ownership. They are not updated when the County and Local Cities update their zoning data or when permit changes to properties are completed. Please refer to city and County official zoning datasets for official zoning information, and to SANDAG for more current land use data.

    Description

This data is the source of all current parcel identification numbers and the approximate location of the parcel boundaries. These features were created through various means including conversion from mylar maps, heads up digitizing and coordinate geometry. The graphic depiction of the parcel boundaries in this layer is a derivative of the recorded documents that contain the official boundary of each parcel. To determine the accurate definition of any given parcel go to the recorded document housed in the official court recorded system, CPAN.

This layer contains cadastral information for Fairfax County, Virginia. This includes, but is not limited to the portrayal of polygonal features (such as parcels, subdivisions and easements), text (parcel numbers, street names and addresses), and symbols (parkland, schools, "double circles", etc.). This layer was initially developed as a digital copy of the ink-on-mylar property maps maintained by the County since the early 1960's.

Tax Duplicate with Parcels Address feature (updated monthly), symbolized by general Land Use Classification. This feature has been duplicated to have parcels displayed by Zoning Code (generalized).Cadastre Parcels are identified by Assessor number, which is a unique land identifier. CAMA Parcels: information from .egdb tabular data joined to CADASTRE dataset's Parcels geometry. Table created by LCIS expressly for this purpose with CAMA data from ASMT, LEGDAT, OWNDAT, and PARDAT tables. This feature is updated weekly. Parcels Addresses include the taxing district-parcel number, which are the tax identifiers for each assessor number. An assessor number can have multiple parcel numbers, but a parcel number may have only one assessor number. The Parcel Addresses feature is created by joining Cadastre Parcels to internal database tables which include the following attributes: · Tax District-Parcel Number·
    Owner Name·
    Property Address (delimited)·
    Property Address (concatenated)·
    Owner Mailing Address (concatenated)·
Land Use Classification (Agricultural, Commercial, Industrial, Residential, Utility, Exempt)·
    Land Use Classification Code·
    Legal Description·
    Zoning Code

    Description

A complete, historic universe of Cook County parcels with attached geographic, governmental, and spatial data.

When working with Parcel Index Numbers (PINs) make sure to zero-pad them to 14 digits. Some datasets may lose leading zeros for PINs when downloaded.

    Additional notes:

    • Non-taxing district data is attached via spatial join (st_contains) to each parcel's centroid.
    • Tax district data (school district, park district, municipality, etc.) are attached by a parcel's assigned tax code.
    • Centroids are based on Cook County parcel shapefiles.
    • Older properties may be missing coordinates and thus also missing attached spatial data (usually they are missing a parcel boundary in the shapefile).
    • Newer properties may be missing a mailing or property address, as they need to be assigned one by the postal service.
    • This dataset contains data for the current tax year, which may not yet be complete or final. Assessed values for any given year are subject to change until review and certification of values by the Cook County Board of Review, though there are a few rare circumstances where values may change for the current or past years after that.
    • Rowcount for a given year is final once the Assessor has certified the assessment roll all townships.
    • Data will be updated monthly.
    • Depending on the time of year, some third-party and internal data will be missing for the most recent year. Assessments mailed this year represent values from last year, so this isn't an issue. By the time the Data Department models values for this year, those data will have populated.
    • Current property class codes, their levels of assessment, and descriptions can be found on the Assessor's website. Note that class codes details can change across time.
    • Due to discrepancies between the systems used by the Assessor and Clerk's offices, tax_district_code is not currently up-to-date in this table.

    Description

The Florida Department of Revenue’s Property Tax Oversight(PTO) program collects parcel level Geographic Information System (GIS) data files every April from all of Florida’s 67 county property appraisers’ offices. This GIS data was exported from these file submissions in August 2024. The GIS parcel polygon features have been joined with thereal property roll (Name – Address – Legal, or NAL)file. No line work was adjusted between county boundaries. The polygon data set represents the information property appraisers gathered from the legal description on deeds, lot layout of recorded plats, declaration of condominium documents, recorded and unrecorded surveys.Individual parcel data is updated continually by each county property appraiser as needed. The GIS linework and related attributions for the statewide parcel map are updated annually by the Department every August. The dataset extends countywide and is attribute by Federal Information Processing Standards (FIPS) code.DOR reference with FIPS county codes and attribution definitions - https://fgio.maps.arcgis.com/home/item.html?id=ff7b985e139c4c7ba844500053e8e185If you discover the inadvertent release of a confidential record exempt from disclosure pursuant to Chapter 119, Florida Statutes, public records laws, immediately notify the Department of Revenue at 850-717-6570 and your local Florida Property Appraisers’ Office. Please contact the county property appraiser with any parcel specific questions: Florida Property Appraisers’ Offices:Alachua County Property Appraiser – https://www.acpafl.org/Baker County Property Appraiser – https://www.bakerpa.com/Bay County Property Appraiser – https://baypa.net/Bradford County Property Appraiser – https://www.bradfordappraiser.com/Brevard County Property Appraiser – https://www.bcpao.us/Broward County Property Appraiser – https://bcpa.net/Calhoun County Property Appraiser – https://calhounpa.net/Charlotte County Property Appraiser – https://www.ccappraiser.com/Citrus County Property Appraiser – https://www.citruspa.org/Clay County Property Appraiser – https://ccpao.com/Collier County Property Appraiser – https://www.collierappraiser.com/Columbia County Property Appraiser – https://columbia.floridapa.com/DeSoto County Property Appraiser – https://www.desotopa.com/Dixie County Property Appraiser – https://www.qpublic.net/fl/dixie/Duval County Property Appraiser – https://www.coj.net/departments/property-appraiser.aspxEscambia County Property Appraiser – https://www.escpa.org/Flagler County Property Appraiser – https://flaglerpa.com/Franklin County Property Appraiser – https://franklincountypa.net/Gadsden County Property Appraiser – https://gadsdenpa.com/Gilchrist County Property Appraiser – https://www.qpublic.net/fl/gilchrist/Glades County Property Appraiser – https://qpublic.net/fl/glades/Gulf County Property Appraiser – https://gulfpa.com/Hamilton County Property Appraiser – https://hamiltonpa.com/Hardee County Property Appraiser – https://hardeepa.com/Hendry County Property Appraiser – https://hendryprop.com/Hernando County Property Appraiser – https://www.hernandopa-fl.us/PAWEBSITE/Default.aspxHighlands County Property Appraiser – https://www.hcpao.org/Hillsborough County Property Appraiser – https://www.hcpafl.org/Holmes County Property Appraiser – https://www.qpublic.net/fl/holmes/Indian River County Property Appraiser – https://www.ircpa.org/Jackson County Property Appraiser – https://www.qpublic.net/fl/jackson/Jefferson County Property Appraiser – https://jeffersonpa.net/Lafayette County Property Appraiser – https://www.lafayettepa.com/Lake County Property Appraiser – https://www.lakecopropappr.com/Lee County Property Appraiser – https://www.leepa.org/Leon County Property Appraiser – https://www.leonpa.gov/Levy County Property Appraiser – https://www.qpublic.net/fl/levy/Liberty County Property Appraiser – https://libertypa.org/Madison County Property Appraiser – https://madisonpa.com/Manatee County Property Appraiser – https://www.manateepao.gov/Marion County Property Appraiser – https://www.pa.marion.fl.us/Martin County Property Appraiser – https://www.pa.martin.fl.us/Miami-Dade County Property Appraiser – https://www.miamidade.gov/pa/Monroe County Property Appraiser – https://mcpafl.org/Nassau County Property Appraiser – https://www.nassauflpa.com/Okaloosa County Property Appraiser – https://okaloosapa.com/Okeechobee County Property Appraiser – https://www.okeechobeepa.com/Orange County Property Appraiser – https://ocpaweb.ocpafl.org/Osceola County Property Appraiser – https://www.property-appraiser.org/Palm Beach County Property Appraiser – https://www.pbcgov.org/papa/index.htmPasco County Property Appraiser – https://pascopa.com/Pinellas County Property Appraiser – https://www.pcpao.org/Polk County Property Appraiser – https://www.polkpa.org/Putnam County Property Appraiser – https://pa.putnam-fl.com/Santa Rosa County Property Appraiser – https://srcpa.gov/Sarasota County Property Appraiser – https://www.sc-pa.com/Seminole County Property Appraiser – https://www.scpafl.org/St. Johns County Property Appraiser – https://www.sjcpa.gov/St. Lucie County Property Appraiser – https://www.paslc.gov/Sumter County Property Appraiser – https://www.sumterpa.com/Suwannee County Property Appraiser – https://suwannee.floridapa.com/Taylor County Property Appraiser – https://qpublic.net/fl/taylor/Union County Property Appraiser – https://union.floridapa.com/Volusia County Property Appraiser – https://vcpa.vcgov.org/Wakulla County Property Appraiser – https://mywakullapa.com/Walton County Property Appraiser – https://waltonpa.com/Washington County Property Appraiser – https://www.qpublic.net/fl/washington/Florida Department of Revenue Property Tax Oversight https://floridarevenue.com/property/Pages/Home.aspx

    City of Bakersfield

    Description

Historically, the earliest Bakersfield “urban” subdivisions were not called tracts. The downtown area was subdivided into blocks and lots. Early citywide maps show the city blocks numbered from 1 to over 700. Some blocks were designated by letters rather than numbers. Each block was further subdivided into numbered lots. Thereafter housing subdivisions were called tracts and initially were named (example; Lowell Addition). Many of these “Named” tracts were also subdivided into blocks and lots. The earliest rural land subdivisions are the Sales Map Lands of J. B. Haggin and the Sales Map Lands of the Kern County l Land Company. The legal description of most modern lots is comprised of some combination of the fields: Document Type, Map Number, Phase and Lot Number. A “Block” field should be added for old parcels whose legal description is comprised of tract, block and lot (or just block and lot). The legal description fields for most of the older parcels are not populated at this time. PARCEL FEATURE CLASS ATTRIBUTES Document Type (Domain)Aliquot – subdivision of a public land survey system section i.e. the northeast quarter of the south east quarter of the southwest quarter of section 10 of T28S, R27ETract MapParcel Map Lot Line Adjustment (ex. LLA17-0684)Parcel Map Waiver (ex. PMW17-0398)Parcel Merger (ex. LM17-0695)Map Number Tracts – Old named tracts and numbered tracts, currently into the 7000’sParcel maps – numbered, currently into the 12,000’sMinor land subdivisions (lot line adjustments, parcel map waivers, parcel mergers) format YY-NNNN, where YY is a 2-digit designation of the year and NNNN is a zero-filled number (county files is reversed, ex. NN – YY)Phase Applicable to tract and parcel maps only; i.e. 1, 2, 3 etc. or A, B, C etc. Lot Number i.e. 1, 2, 3 etc. or A, B, C etc. Quality (Domain)In reference to the geometric and positional accuracy of the parcel features. All COGO’d parcels are considered “Excellent” quality User Flag This field is for temporary data storage. However the following user flag values provide information about how the parcel features originally built or subsequently edited: CAD CONVERSION - parcels were developed from georeferenced CAD data. Quality is considered excellent. COGO - parcels were first developed employing COGO editing tools. Quality is considered excellent REBUILT - parcels were originally Valleywide GIS features that were rebuilt using COGO and other editing tools. Quality is considered excellent except parcels that were rebuilt where only assessor maps were available. SHIFTED - original parcels were considered geometrically adequate but required a slight positional shift. Whole blocks of contiguous lots were shifted together. Quality is considered good. Class(Domain)This field provides an opportunity to classify lots for specific purposes. The Private road lot class was created so these lots could be neglected when exporting parcels for the Community Maps Project. Landscape lot Private road lot School lot Sump lot Water Well lot Additional classes could be developed. For the vast majority of parcels the class field is not populated. Address The street address of a lot can be populated if the address point feature class objects have already been created and populated by the GIS Analyst at Community Development. Where there are multiple addresses on a parcel, this data is captured on the Address Point feature class. Assessor Parcel Number (APN) and Assessor Tax Numbers (ATN)The most important parcel layer attributes are the APN and ATN values that are assigned by the Kern County Assessor. An 8 digit APN is assigned to a property that has a specific geometry as defined by a legal description. If any new change occurs such as a lot line adjustment, then the geometry of the parcel(s) are changed and the APN’s for the affected properties are dropped and are never re-assigned. New unique APN’s are assigned to the affected properties and remain as long as the legal description of the geometry does not change. It usually takes at least a few months after a tract is recorded and the parcel feature class objects are developed before the County assigns APN’s to those parcels. The APN field is populated with “NEW” until such time as values are assigned. Parcel APNs can be acquired from the following sources: https://kernpublicworks.com/maps/parcel-maps/, Preliminary (January) and final (July) Kern County parcel GIS releases. Some Condominium common areas do not have an APN. The APN field is populated with “CONDOLOT”. These parcels are retained in order to preserve road right of ways. Compare City parcel layer features with County features to visualize why we retain these parcels.

    Description

Update information can be found within the layer’s attributes and in a table on the Utah Parcel Data webpage under LIR Parcels. In Spring of 2016, the Land Information Records work group, an informal committee organized by the Governor’s Office of Management and Budget’s State Planning Coordinator, produced recommendations for expanding the sharing of GIS-based parcel information. Participants in the LIR work group included representatives from county, regional, and state government, including the Utah Association of Counties (County Assessors and County Recorders), Wasatch Front Regional Council, Mountainland and Bear River AOGs, Utah League of Cities and Towns, UDOT, DNR, AGRC, the Division of Emergency Management, Blue Stakes, economic developers, and academic researchers. The LIR work group’s recommendations set the stage for voluntary sharing of additional objective/quantitative parcel GIS data, primarily around tax assessment-related information. Specifically the recommendations document establishes objectives, principles (including the role of local and state government), data content items, expected users, and a general process for data aggregation and publishing. An important realization made by the group was that ‘parcel data’ or ‘parcel record’ products have a different meaning to different users and data stewards. The LIR group focused, specifically, on defining a data sharing recommendation around a tax year parcel GIS data product, aligned with the finalization of the property tax roll by County Assessors on May 22nd of each year. The LIR recommendations do not impact the periodic sharing of basic parcel GIS data (boundary, ID, address) from the County Recorders to AGRC per 63F-1-506 (3.b.vi). Both the tax year parcel and the basic parcel GIS layers are designed for general purpose uses, and are not substitutes for researching and obtaining the most current, legal land records information on file in County records. This document, below, proposes a schedule, guidelines, and process for assembling county parcel and assessment data into an annual, statewide tax parcel GIS layer. gis.utah.gov/data/sgid-cadastre/ It is hoped that this new expanded parcel GIS layer will be put to immediate use supporting the best possible outcomes in public safety, economic development, transportation, planning, and the provision of public services. Another aim of the work group was to improve the usability of the data, through development of content guidelines and consistent metadata documentation, and the efficiency with which the data sharing is distributed.GIS Layer Boundary Geometry:GIS Format Data Files: Ideally, Tax Year Parcel data should be provided in a shapefile (please include the .shp, .shx, .dbf, .prj, and .xml component files) or file geodatabase format. An empty shapefile and file geodatabase schema are available for download at:At the request of a county, AGRC will provide technical assistance to counties to extract, transform, and load parcel and assessment information into the GIS layer format.Geographic Coverage: Tax year parcel polygons should cover the area of each county for which assessment information is created and digital parcels are available. Full coverage may not be available yet for each county. The county may provide parcels that have been adjusted to remove gaps and overlaps for administrative tax purposes or parcels that retain these expected discrepancies that take their source from the legally described boundary or the process of digital conversion. The diversity of topological approaches will be noted in the metadata. One Tax Parcel Record Per Unique Tax Notice: Some counties produce an annual tax year parcel GIS layer with one parcel polygon per tax notice. In some cases, adjacent parcel polygons that compose a single taxed property must be merged into a single polygon. This is the goal for the statewide layer but may not be possible in all counties. AGRC will provide technical support to counties, where needed, to merge GIS parcel boundaries into the best format to match with the annual assessment information.Standard Coordinate System: Parcels will be loaded into Utah’s statewide coordinate system, Universal Transverse Mercator coordinates (NAD83, Zone 12 North). However, boundaries stored in other industry standard coordinate systems will be accepted if they are both defined within the data file(s) and documented in the metadata (see below).Descriptive Attributes:Database Field/Column Definitions: The table below indicates the field names and definitions for attributes requested for each Tax Parcel Polygon record.FIELD NAME FIELD TYPE LENGTH DESCRIPTION EXAMPLE SHAPE (expected) Geometry n/a The boundary of an individual parcel or merged parcels that corresponds with a single county tax notice ex. polygon boundary in UTM NAD83 Zone 12 N or other industry standard coordinates including state plane systemsCOUNTY_NAME Text 20 - County name including spaces ex. Data updated daily.

A parcel is a tract or plot of land surveyed and defined by legal ownership. Data were compiled from plats and deeds recorded at the Clerk of the Court and from historic tax maps. Source material was digitized or the coordinates were entered into the database via ARC/INFO Coordinate Geometry (COGO). Digital data from engineering companies has also been incorporated for newer subdivisions. A MCPI number is used to identify each parcel, which is a unique ID number further explained below. Purpose: Parcels are used to support a variety of services including assessment, permitting, subdivision review, planning, zoning, and economic development. Parcel data were initially developed to replace existing tax maps. As a result, there are parcel polygons digitized from tax maps that do not represent land parcels but are taxable entities such as leaseholds or easements. Supplemental Information: Data are stored in the corporate ArcSDE Geodatabase as a feature class. The coordinate system is Virginia State Plane (North), Zone 4501, datum NAD83 HARN. Maintenance and Update Frequency: Parcels are updated on an hourly basis from recorded deeds and plats. Depending on volume and date of receipt of recordation information, data may be updated 2-3 weeks following recordation. Completeness Report: Features may have been eliminated or generalized due to scale and intended use. To assist Loudoun County, Virginia in the maintenance of the data, please provide any information concerning discovered errors, omissions, or other discrepancies found in the data. MCPI: 9 digit unique parcel ID that is a combination of: MAP, CELL, and PARCEL. MAP: 3 digit map number (001-701) corresponding with map tile index. CELL: 2 digit map grid location of parcel center; the grid is comprised of 1000 by 1000 ft grid cells numbered as rows and columns (Columns numbered > 5 6 7 8 9 0; Rows numbered > 1 2 3 4). PARCEL: 4 digit location of polygon center based on the 1927 Virginia State Plane coordinate grid where an easting and northing measurement is taken. example: 6654 from: E 2229668 N475545. The MAP, CELL, and PARCEL values of a parcel do not change when a parcel is altered by a boundary line adjustment or becomes residue from a subdivision. The MAP, CELL, and PARCEL values may therefore be inconsistent with the location of polygon center. MAP, CELL, and PARCEL values have been manually altered for some parcels to agree with other databases; as a result, not all parcels can be located by the MAP, CELL, and PARCEL values.
