    In 2024, the asset size of Rabobank reached a total of approximately 629.3 billion euros. The value of assets held by the Netherlands-based bank decreased compared to earlier years. However, the financial institution's profitability followed the opposite trend, as Rabobank’s return on equity (ROE) reached a value of 10 percent in 2024. Banking in the Netherlands among the most concentrated in Europe In comparison to the banking sectors in other EU countries, the Dutch banking sector is relatively large and averages more than 4 times the size of Dutch GDP. An important characteristic of the banking sector in the Netherlands, however, is that a few institutions dominate the market. Assets from ING, Rabobank and ABN AMRO were much higher than other bank brands in the country. Rabobank is one of the biggest mortgage providers in the Netherlands ABN AMRO, Rabobank and ING ranked among the leading mortgage providers in the Netherlands: in 2023, together making up over 45 percent of the total mortgage revenue in the country. The Netherlands is one of the countries with the highest mortgage debt among private individuals. This has a political background as the Dutch tax system allowed homeowners for many years to deduct interest paid on mortgage from the pre-tax income for a maximum period of 30 years (known in the Netherlands as hypotheekrenteaftrek), essentially allowing for income support for homeowners. In the third quarter of 2024, the total mortgage debt in the Netherlands was around 839 million euros.

    Driven by mortgage lending as their largest revenue stream, New Zealand’s banks maintain robust revenues despite cooling property prices. The RBNZ's rate hikes from 0.25% in 2020 to 4.25% in 2024 boosted mortgage interest income. While foreign investment and tight inventories keep real estate prices afloat, technology upgrades and regulations add cost pressures for major banks, squeezing profit margins. After slow revenue from 2020 to 2022 resulting from low interest rates and reduced mortgage revenue, banks found growth in 2023 and 2024, with heightened interest rates raising mortgage revenue. However, a drop-off is expected in 2025 as rate hikes make themselves felt, the actual volumes of mortgages lower and defaults rise with cost-of-living pressures. Overall, industry revenue has risen at an annualised 1.1% over the past five years and is expected to total $31.1 billion in 2024-25, when revenue will drop by an estimated 29.9%. Beyond mortgages, banks face challenges from shifting agricultural lending and evolving regulations like the Deposit Takers Act and the CoFI legislation. Dairy price volatility, land-use changes and more rigorous oversight have subdued traditional farm loan activity. In response, major banks – ANZ, ASB, BNZ and Westpac – are modernising their operations with machine learning, enhanced cybersecurity, fintech developments and updated banking apps. These initiatives aim to elevate customer engagement and ensure compliance but also increase costs and complexity. Looking ahead, heightened capital requirements will push large banks to raise equity, while open banking regulations spur data-sharing and fintech collaborations. Institutions are accelerating investments in cloud systems and analytics for greater efficiency and resilience. Simultaneously, sustainability commitments grow, driving innovative loan products and improving public trust. Although margins remain tight and interest-rate volatility persists, banks balancing prudent lending with technological and sustainable strategies are poised for a moderate recovery. Industry revenue is projected to climb at an annualised 2.5% through 2029-30, reaching $35.2 billion.

    Dutch households had over 839 billion euros of outstanding mortgage loans as of the third quarter of 2024, the highest value on record. Despite its relatively small population size, the Netherlands had a much higher mortgage debt than most other European countries and was not far from those found in the United Kingdom, France, or Germany. This has a political background, as the Dutch government, for many years, wanted to help people to buy a house. The tax system allowed homeowners to deduct interests paid on mortgage from pre-tax income for a maximum period of thirty years. This was known as hypotheekrenteaftrek, and consequently led to the Netherlands becoming the European country with the second-highest share of the population who is an owner-occupier with a mortgage. Since 2014, the Dutch government is slowly scaling this tax facility down, with an acceleration planned from 2020 onwards. What are the biggest companies in the Dutch mortgage market? The top three banks, ABN AMRO, Rabobank and ING, provided 45 percent of mortgages in the Netherlands in the second quarter of 2023. Another seven percent of the market was provided by banks outside the traditional top three. Note that these are combined numbers, as there are no market shares that look at mortgage providers individually. Banks, insurance companies, regiepartijen (funds that originate mortgage loans on behalf of institutional investors, no English word exists for this term) and other providers do not have to share this information openly. The risk of underwater mortgages As many people in the Netherlands both own a house and have a mortgage as well, a big theme is the risk of a house going underwater or negative home equity. This occurs when people effectively pay more for their mortgage than their house is worth and happened, for example, between 2009 and 2013, when the average valuation of a house outweighed the average selling price. For this risk alone, one can find much data on residential property in the Netherlands. For example, quarterly pulse monitors state that housing prices in the Netherlands are set to decline in 2024.

In 2024, the asset size of Rabobank reached a total of approximately 629.3 billion euros. The value of assets held by the Netherlands-based bank decreased compared to earlier years. However, the financial institution's profitability followed the opposite trend, as Rabobank’s return on equity (ROE) reached a value of 10 percent in 2024. Banking in the Netherlands among the most concentrated in Europe In comparison to the banking sectors in other EU countries, the Dutch banking sector is relatively large and averages more than 4 times the size of Dutch GDP. An important characteristic of the banking sector in the Netherlands, however, is that a few institutions dominate the market. Assets from ING, Rabobank and ABN AMRO were much higher than other bank brands in the country. Rabobank is one of the biggest mortgage providers in the Netherlands ABN AMRO, Rabobank and ING ranked among the leading mortgage providers in the Netherlands: in 2023, together making up over 45 percent of the total mortgage revenue in the country. The Netherlands is one of the countries with the highest mortgage debt among private individuals. This has a political background as the Dutch tax system allowed homeowners for many years to deduct interest paid on mortgage from the pre-tax income for a maximum period of 30 years (known in the Netherlands as hypotheekrenteaftrek), essentially allowing for income support for homeowners. In the third quarter of 2024, the total mortgage debt in the Netherlands was around 839 million euros.
