    The average mortgage interest rate in Spain followed a downward trend for almost a decade before increasing dramatically in 2022. In 2023, new housing loans had an average interest rate of 3.74 percent - about three times the interest rate in 2020. Mortgages with a five to 10-year term were the only product which saw rates decline between 2022 and 2023. Why did mortgage rates spike? Macroeconomic factors, such as inflation, economic growth, and fiscal policy, play a major role in determining the cost of a loan. Inflation in Europe started rising in late 2021, largely due to surging energy costs. In Spain, the annual change of the consumer price index peaked at almost 11 percent in July 2023. The European Central Bank has responded by introducing a series of hikes on the key interest rates (main refinancing operations, marginal lending facility, and deposit facility), which have affected lending rates across the European Union. How has the housing market reacted to the interest rate hike? The housing market follows a certain seasonality, with more home sales in the second and fourth quarters of the year. This was also the case in 2022, but the last quarter of the year saw an annual decline. Though compared to previous years, the number of transactions was one of the highest, the annual decrease shows a potential downturn.

    The homeowner vacancy rate in the United States reached its lowest value in 2022, followed by an uptick in 2023. The rate shows what share of owner-occupied housing units were vacant and for sale. That figure peaked in 2008, when nearly three percent of homes were vacant, and gradually fell below one percent after the 2020 housing boom. Homeownership is a form of living arrangement where the owner of the inhabited property, whether apartment, house, or type of real estate, lives on the premises. Due to usually high costs associated with owning a property and perceived advantages or disadvantages associated with such a long-term investment, homeownership rates differ greatly around the world, based on both cultural and economic factors. In Europe, Romania is the country with the highest rate of homeownership, while the lowest homeownership rate was observed in Switzerland. Homeownership attitude in the U.S. Individuals may have very different opportunities or inclination to become homeowners based on nationality, age, financial status, social status, occupation, marital status, education or even ethnicity and whether one is local-born or foreign-born. In 2023, the homeownership rate among older Americans was higher than for younger Americans. In the U.S., homeownership is generally believed to be a good investment, in terms of security (no risk of eviction) and financial aspect (owning a valuable real estate property). In 2023, there were approximately 86 million owner-occupied housing units, a stark increase compared to four decades prior. Why is homeownership sentiment low? The housing market has been suffering chronic undersupply, leading to a surge in prices and eroding affordability. In 2023, the housing affordability index plummeted, reflecting the growing challenge that homeowners face when looking for property. Insufficient income, savings, and high home prices are some of the major obstacles that come in the way of a property purchase. Though affordability varied widely across different metros, just about 15 percent of U.S. renters could afford to buy the median priced home in their area.

    Description

    The Massachusetts Office of Coastal Zone Management launched the Shoreline Change Project in 1989 to identify erosion-prone areas of the coast and support local land-use decisions. Trends of shoreline position over long and short-term timescales provide information to landowners, managers, and potential buyers about possible future impacts to coastal resources and infrastructure. In 2001, a 1994 shoreline was added to calculate both long- and short-term shoreline change rates along ocean-facing sections of the Massachusetts coast. In 2013 two oceanfront shorelines for Massachusetts were added using 2008-2009 color aerial orthoimagery and 2007 topographic lidar datasets obtained from NOAA's Ocean Service, Coastal Services Center. In 2018, two new mean high water (MHW) shorelines for the Massachusetts coast extracted from lidar data between 2010-2014 were added to the dataset. This 2021 data release includes rates that incorporate one new shoreline extracted from 2018 lidar data collected by the U.S. Army Corps of Engineers (USACE) Joint Airborne Lidar Bathymetry Technical Center of Expertise (JALBTCX), added to the existing database of all historical shorelines (1844-2014), for the North Shore, South Shore, Cape Cod Bay, Outer Cape, Buzzard’s Bay, South Cape, Nantucket, and Martha’s Vineyard. 2018 lidar data did not cover the Boston or Elizabeth Islands regions. This dataset describes the long-term (~150+ years) shoreline change rates for the Cape Cod Bay, MA coastal region. Rate calculations were computed within a GIS using the Digital Shoreline Analysis System (DSAS) version 5.1, an ArcGIS extension developed by the U.S. Geological Survey. Long-term and short-term rates of shoreline change were calculated using a linear regression rate based on available shoreline data. A reference baseline was used as the originating point for the orthogonal transects cast by the DSAS software. The transects intersect each shoreline establishing measurement points, which are then used to calculate rates. This dataset consists of shoreline change rates calculated with DSAS v5.1 and stored as a new transect layer. Original measurement transects are cast by DSAS from the baseline to intersect shoreline vectors, and the intersect data provide location and time information used to calculate rates of change.

    Description

    This dataset includes New York State historical shoreline positions represented as digital vector polylines from 1880 to 2015. Shorelines were compiled from topographic survey sheets from the National Oceanic and Atmospheric Administration (NOAA). Historical shoreline positions can be used to assess the movement of shorelines through time. Rates of shoreline change were calculated in ArcMap 10.5.1 using the Digital Shoreline Analysis System (DSAS) version 5.0. DSAS uses a measurement baseline method to calculate rate of change statistics. Transects are cast from the reference baseline to intersect each shoreline, establishing measurement points used to calculate shoreline change rates. For wetland shorelines these rates can be interpreted as accretion or erosion.
