VITAL SIGNS INDICATOR List Rents (EC9)

    FULL MEASURE NAME List Rents

    LAST UPDATED October 2016

DESCRIPTION List rent refers to the advertised rents for available rental housing and serves as a measure of housing costs for new households moving into a neighborhood, city, county or region.

DATA SOURCE real Answers (1994 – 2015) no link

Zillow Metro Median Listing Price All Homes (2010-2016) http://www.zillow.com/research/data/

    CONTACT INFORMATION vitalsigns.info@mtc.ca.gov

METHODOLOGY NOTES (across all datasets for this indicator) List rents data reflects median rent prices advertised for available apartments rather than median rent payments; more information is available in the indicator definition above. Regional and local geographies rely on data collected by real Answers, a research organization and database publisher specializing in the multifamily housing market. real Answers focuses on collecting longitudinal data for individual rental properties through quarterly surveys. For the Bay Area, their database is comprised of properties with 40 to 3,000+ housing units. Median list prices most likely have an upward bias due to the exclusion of smaller properties. The bias may be most extreme in geographies where large rental properties represent a small portion of the overall rental market. A map of the individual properties surveyed is included in the Local Focus section.

Individual properties surveyed provided lower- and upper-bound ranges for the various types of housing available (studio, 1 bedroom, 2 bedroom, etc.). Median lower- and upper-bound prices are determined across all housing types for the regional and county geographies. The median list price represented in Vital Signs is the average of the median lower- and upper-bound prices for the region and counties. Median upper-bound prices are determined across all housing types for the city geographies. The median list price represented in Vital Signs is the median upper-bound price for cities. For simplicity, only the mean list rent is displayed for the individual properties. The metro areas geography rely upon Zillow data, which is the median price for rentals listed through www.zillow.com during the month. Like the real Answers data, Zillow's median list prices most likely have an upward bias since small properties are underrepresented in Zillow's listings. The metro area data for the Bay Area cannot be compared to the regional Bay Area data. Due to afore mentioned data limitations, this data is suitable for analyzing the change in list rents over time but not necessarily comparisons of absolute list rents. Metro area boundaries reflects today’s metro area definitions by county for consistency, rather than historical metro area boundaries.

Due to the limited number of rental properties surveyed, city-level data is unavailable for Atherton, Belvedere, Brisbane, Calistoga, Clayton, Cloverdale, Cotati, Fairfax, Half Moon Bay, Healdsburg, Hillsborough, Los Altos Hills, Monte Sereno, Moranga, Oakley, Orinda, Portola Valley, Rio Vista, Ross, San Anselmo, San Carlos, Saratoga, Sebastopol, Windsor, Woodside, and Yountville.

Inflation-adjusted data are presented to illustrate how rents have grown relative to overall price increases; that said, the use of the Consumer Price Index does create some challenges given the fact that housing represents a major chunk of consumer goods bundle used to calculate CPI. This reflects a methodological tradeoff between precision and accuracy and is a common concern when working with any commodity that is a major component of CPI itself. Percent change in inflation-adjusted median is calculated with respect to the median price from the fourth quarter or December of the base year.

    Real Estate Rental Market Outlook

The global real estate rental market size is projected to grow from USD 1.5 trillion in 2023 to approximately USD 2.3 trillion by 2032, reflecting a CAGR of 4.8% over the forecast period. This growth is primarily driven by urbanization, increasing disposable incomes, and the evolving nature of work environments. The market is witnessing substantial growth due to an inclination towards urban living, coupled with a significant shift towards flexible working spaces. These factors are bolstered by technological advancements and changing consumer preferences, making the real estate rental market an area of active interest and dynamic evolution.

One of the significant growth drivers of the real estate rental market is the trend of urbanization. As more people migrate to cities in search of better employment opportunities and lifestyles, the demand for rental properties surges. This urban influx requires extensive accommodation and commercial spaces, thereby driving up the rental market. Additionally, the scarcity and high cost of owned properties in urban areas make renting a more viable and attractive option for many individuals and businesses. This trend is expected to continue as cities expand and develop, creating a continual demand for rental properties.

Increasing disposable incomes and the changing dynamics of consumer spending also play a critical role in the growth of the real estate rental market. As economic conditions improve globally, more individuals and corporates have higher spending capacities, allowing them to opt for premium rental properties. This increase in disposable income is particularly noticeable in emerging economies, where rapid economic growth is leading to higher standards of living and increased demand for quality rental spaces. Additionally, the rise of a more mobile and transient workforce prefers the flexibility of renting over purchasing, further fueling market growth.

Technological advancements and digital transformation are another crucial factor contributing to the growth of the real estate rental market. The proliferation of online platforms and digital tools has revolutionized the way rental properties are marketed, managed, and leased. These innovations provide greater transparency, convenience, and efficiency, making the rental process more accessible and appealing to a broader audience. Virtual tours, online payment systems, and digital lease agreements are just a few examples of how technology is enhancing the rental experience, attracting more tenants and simplifying property management for landlords.

Regionally, the Asia Pacific region is expected to dominate the market growth, driven by rapid urbanization and economic development in countries like China and India. North America and Europe are also significant markets, with mature real estate sectors and high demand for both residential and commercial rental properties. Each region presents unique opportunities and challenges, influenced by factors such as economic conditions, regulatory environments, and cultural preferences. Understanding these regional dynamics is essential for stakeholders looking to capitalize on the growth opportunities within the global real estate rental market.

    Property Type Analysis

The real estate rental market is segmented by property type into residential, commercial, industrial, and others. The residential segment holds the largest share, driven by the increasing demand for housing in urban areas. As cities expand and populations grow, the need for rental housing continues to rise. This segment includes apartments, single-family homes, and multi-family units. The trend towards urban living and the high cost of homeownership in many cities make renting a more viable option for many individuals and families, thus driving the growth of the residential rental market.

Residential Real Estate remains a cornerstone of the real estate rental market, particularly as urban areas continue to expand. The demand for residential properties is driven by various factors, including population growth, urbanization, and the increasing preference for rental housing over homeownership. With cities becoming more densely populated, the need for accessible and affordable housing options is more critical than ever. Residential real estate offers a range of property

    Description

The global housing rental service market is experiencing robust growth, driven by factors such as increasing urbanization, a rise in the millennial and Gen Z populations preferring flexible living arrangements, and the expanding popularity of short-term rentals facilitated by platforms like Airbnb and VRBO. The market is segmented by rental type (short-term and long-term) and application (personal and commercial), reflecting diverse consumer needs and business models. While long-term leases remain a significant segment, the short-term rental market is exhibiting particularly rapid growth, fueled by the travel and tourism industry and the increasing demand for flexible accommodations. The market's expansion is further propelled by technological advancements, including property management software and online booking platforms that streamline the rental process for both landlords and tenants. Competition is intense, with established players like Invitation Homes and Tricon Residential alongside emerging tech-driven companies like Blueground and HousingAnywhere vying for market share. Regional variations exist, with North America and Europe currently dominating the market, but significant growth potential is observed in Asia-Pacific and other developing regions as incomes rise and urbanization accelerates. Challenges include regulatory hurdles in various jurisdictions concerning short-term rentals, fluctuating interest rates impacting investment in rental properties, and the ongoing need to address concerns about affordability and housing shortages in many urban areas. Continued expansion in the housing rental service market is projected through 2033, although the rate of growth may moderate slightly compared to recent years. Factors such as economic downturns, changes in government regulations, and shifts in demographic trends could influence market trajectory. Companies are likely to focus on innovation to maintain a competitive edge, including improving their technology platforms, expanding service offerings, and diversifying their property portfolios. The industry will likely see increased consolidation as larger companies acquire smaller players, furthering the drive towards efficiency and economies of scale. Sustainable practices are also expected to gain prominence as consumers become increasingly aware of environmental and social responsibilities, influencing the demand for eco-friendly rental properties and responsible property management practices.

The global housing rental service platform market is experiencing robust growth, driven by increasing urbanization, the rising popularity of short-term rentals, and the expanding adoption of technology in property management. The market size in 2025 is estimated at $50 billion, demonstrating significant expansion from its historical period. This growth is projected to continue at a Compound Annual Growth Rate (CAGR) of 15% from 2025 to 2033, reaching an estimated market value of $150 billion by 2033. Key drivers include the convenience and efficiency offered by online platforms, enabling property owners to manage their listings and tenants to search and book properties easily. Furthermore, the integration of advanced features such as virtual tours, online payment processing, and sophisticated search filters enhances user experience and drives market expansion. Emerging trends, such as the integration of AI for property pricing and tenant screening, along with the rise of subscription-based rental models, are further fueling market growth. However, regulatory challenges related to data privacy and fair housing practices, as well as competition from traditional real estate agencies, pose some restraints on market growth. The competitive landscape is highly dynamic, with a mix of established players like Zillow, Trulia, and RealPage, and innovative startups such as Rentberry and Spotahome vying for market share. Geographic expansion into emerging markets, particularly in Asia and Latin America, presents significant opportunities for growth. Companies are increasingly focusing on enhancing their platforms’ functionalities by integrating advanced technologies like AI and machine learning to improve tenant screening, property valuation, and risk management. Differentiation strategies, such as offering specialized services catering to specific demographics or property types, are also becoming increasingly crucial for success in this competitive market. The overall outlook remains positive, with substantial growth potential driven by technological advancements and evolving consumer preferences.

    Description

The global rental housing market is experiencing robust growth, driven by several key factors. Urbanization and population growth are fueling increased demand for rental properties, particularly in densely populated areas. Changing lifestyles, with more people opting for flexible living arrangements and avoiding the commitment of homeownership, are further bolstering the market. Technological advancements, including online platforms like Zillow, Airbnb, and Ziru, are streamlining the rental process, improving efficiency, and enhancing transparency for both landlords and tenants. Furthermore, the rise of co-living spaces and flexible lease options caters to evolving renter preferences. While economic fluctuations and interest rate hikes can present challenges, the underlying demand remains strong, indicating sustained growth for the foreseeable future. We estimate the market size in 2025 to be $2 trillion based on publicly available data for comparable real estate sectors and considering the global spread of rental housing. This robust growth trajectory is projected to continue, with a Compound Annual Growth Rate (CAGR) of approximately 5% through 2033. However, challenges exist within the rental housing market. Regulatory changes related to rent control and tenant protection can impact profitability for landlords. Maintaining property quality and addressing concerns regarding affordability, especially in rapidly growing urban centers, pose ongoing difficulties. Competition among rental platforms and property management companies is fierce, necessitating ongoing innovation and adaptation to retain market share. Despite these headwinds, the long-term outlook remains positive. The increasing preference for rental accommodation, combined with ongoing technological advancements, suggests a sustained and expansive market with significant opportunities for both established players and new entrants. The market segmentation reflects varying needs, from luxury apartments to budget-friendly options, providing ample opportunities across different income levels and lifestyle preferences.

    Description

The US residential real estate market, a cornerstone of the American economy, is projected to experience steady growth over the next decade. While the provided CAGR of 2.04% is a modest figure, it reflects a market maturing after a period of significant expansion. This sustained growth is driven by several key factors. Firstly, population growth and urbanization continue to fuel demand for housing, particularly in densely populated areas and emerging suburban markets. Secondly, low interest rates (historically, though this can fluctuate) have made mortgages more accessible, stimulating buyer activity. Thirdly, a robust construction sector, though facing challenges in material costs and labor shortages, is gradually increasing the housing supply, mitigating some of the upward pressure on prices. However, challenges remain. Rising inflation and potential interest rate hikes pose a risk to affordability, potentially dampening demand. Furthermore, the ongoing evolution of remote work is reshaping residential preferences, with a shift toward larger homes in suburban or exurban locations. This trend impacts the relative demand for various property types, potentially increasing the appeal of landed houses and villas compared to apartments and condominiums in certain regions. The segmentation of the market into apartments/condominiums and landed houses/villas provides crucial insights into consumer preferences and investment strategies. High-density urban areas will continue to see strong demand for apartments and condos, while suburban and rural areas are likely to experience a greater increase in landed property sales. Major players like Simon Property Group, Mill Creek Residential, and others are strategically adapting to these trends, focusing on both development and management across various property types and geographic locations. Analyzing regional data within the US (e.g., comparing growth in the Northeast versus the Southwest) will highlight market nuances and potential investment opportunities. While the global data provided is valuable for understanding broader market forces, focusing the analysis on the US market allows for a more granular understanding of the specific drivers, trends, and challenges within this significant segment of the real estate sector. The forecast period (2025-2033) suggests continued, albeit measured, expansion. Recent developments include: May 2022: Resource REIT Inc. completed the sale of all of its outstanding shares of common stock to Blackstone Real Estate Income Trust Inc. for USD 14.75 per share in an all-cash deal valued at USD 3.7 billion, including the assumption of the REIT's debt., February 2022: The largest owner of commercial real estate in the world and private equity company Blackstone is growing its portfolio of residential rentals and commercial properties in the United States. The company revealed that it would shell out about USD 6 billion to buy Preferred Apartment Communities, an Atlanta-based real estate investment trust that owns 44 multifamily communities and roughly 12,000 homes in the Southeast, mostly in Atlanta, Nashville, Charlotte, North Carolina, and the Florida cities of Jacksonville, Orlando, and Tampa.. Key drivers for this market are: Investment Plan Towards Urban Rail Development. Potential restraints include: Italy’s Fragmented Approach to Tenders. Notable trends are: Existing Home Sales Witnessing Strong Growth.

    Residential Real Estate Market Outlook

The global residential real estate market size was valued at approximately $9.7 trillion in 2023 and is projected to reach an astounding $15.4 trillion by 2032, growing at a compound annual growth rate (CAGR) of 5.2%. This growth is driven by several factors, including increasing urbanization, rising disposable incomes, and the ongoing global shift towards homeownership as a stable investment. Demographic shifts, such as the growing number of nuclear families and millennials entering the housing market, also contribute significantly to this upward trend.

One of the primary growth factors for the residential real estate market is the increasing urbanization across the globe. As more people migrate to urban areas in search of better job opportunities and a higher standard of living, the demand for residential properties in cities continues to rise. This trend is particularly pronounced in developing countries, where rapid economic growth is accompanied by significant rural-to-urban migration. Additionally, the trend of urban redevelopment and the creation of smart cities are further fueling the demand for modern residential properties.

Another crucial growth factor is the rise in disposable incomes and improved access to financing options. With strong economic growth in many parts of the world, individual incomes have been rising, allowing more people to afford homeownership. Financial institutions are also playing a critical role by offering a variety of mortgage products with attractive interest rates and flexible repayment terms. This increased access to capital has enabled a broader section of the population to invest in residential real estate, thereby expanding the market.

Technological advancements and the digital transformation of the real estate sector are also contributing to market growth. The proliferation of online platforms and real estate technology (proptech) solutions has made the process of buying, selling, and renting properties more efficient and transparent. Virtual tours, online mortgage applications, and blockchain for property transactions are some of the innovations revolutionizing the industry. These technological advancements not only improve the customer experience but also attract tech-savvy millennials and Gen Z buyers.

Regionally, the Asia-Pacific region is experiencing significant growth in the residential real estate market. Countries like China and India, with their large populations and rapid urbanization, are at the forefront of this expansion. Government initiatives aimed at providing affordable housing and improving infrastructure are also playing a pivotal role. In contrast, mature markets like North America and Europe are witnessing steady growth driven by economic stability and continued investment in housing. Meanwhile, regions like Latin America and the Middle East & Africa are also showing promise, albeit at a slower pace, due to varying economic conditions and market maturity levels.

    Property Type Analysis

The residential real estate market is segmented by property type, including single-family homes, multi-family homes, condominiums, townhouses, and others. Single-family homes are the most traditional and widespread type of residential property. They are particularly popular in suburban areas where space is more abundant. The demand for single-family homes continues to be driven by the desire for privacy, larger living spaces, and the ability to customize the property. These homes appeal especially to families with children and those looking to invest in a long-term residence.

Multi-family homes, which include duplexes, triplexes, and apartment buildings, are gaining traction, particularly in urban settings. These properties are attractive due to their potential for generating rental income and their ability to house multiple tenants. Investors find multi-family homes appealing as they offer a higher return on investment (ROI) compared to single-family homes. Additionally, the increasing trend of co-living and shared housing arrangements has bolstered the demand for multi-family properties in cities.

Condominiums, or condos, are another significant segment within the residential real estate market. Condos are particularly popular in urban areas where land is scarce and expensive. They offer a balance between affordability and amenities, making them an attractive option for young professionals and small families. Condominiums often come with added benefits such as maintenance services, security, and shared facilities like gyms and swimmin
