The main reason for that trend is the increase in the cost of housing. House prices grew year-on-year between 2012 and 2022, with growth accelerating toward the end of the period due to the record-low mortgage rates. As the cost of living crisis hit in 2022, the Bank of England hiked interest rates, resulting in dramatically higher home finance costs. With house prices at their peak and a double increase in borrowing costs, many prospective homebuyers could not afford to buy and placed their plans on hold. How will prices develop in the next five years? After a slight decline in 2024, house prices in the UK are expected to pick up in the next year and continue on an upward trend until 2029. On average, house prices are projected to grow by *** percent per year.

The figures of existing own homes are related to the stock of existing own homes. Besides the price indices, figures are also published about the numbers sold, the average purchase price, and the total sum of the purchase prices of the sold dwellings. The House Price Index of existing own homes is based on a complete registration of sales of dwellings by the Dutch Land Registry Office (Kadaster) and the (WOZ) value of all dwellings in the Netherlands. Indices can fluctuate, for example when a limited number of dwellings of a certain type is sold. In such cases we recommended using the long-term figures. The average purchase price of existing own homes may differ from the price index of existing own homes. The change in the average purchase price, however, is not an indicator for price developments of existing own homes.

The house price index is calculated using data on housing transactions and measures the development of house prices, with 2023 chosen as a base year when the index value was set to 100. In May 2025, the house price index reached 113.9, meaning that house prices have grown by nearly 14 percent since January 2023 and 9.5 percent since the same month a year ago. Among the different regions in the UK, the West and East Midlands experienced the strongest growth.
