    In the United States, interest rates for all mortgage types started to increase in 2021. This was due to the Federal Reserve introducing a series of hikes in the federal funds rate to contain the rising inflation. In the second quarter of 2025, the 30-year fixed rate dropped slightly, to **** percent. The rate remained below the peak of **** percent in the fourth quarter of 2023. Why have U.S. home sales decreased? Cheaper mortgages normally encourage consumers to buy homes, while higher borrowing costs have the opposite effect. As interest rates increased in 2022, the number of existing homes sold plummeted. Soaring house prices over the past 10 years have further affected housing affordability. Between 2014 and 2024, the median price of an existing single-family home risen by about ** percent. On the other hand, the median weekly earnings have risen much slower. Comparing mortgage terms and rates Between 2008 and 2024, the average rate on a 15-year fixed-rate mortgage in the United States stood between **** and **** percent. Over the same period, a 30-year mortgage term averaged a fixed-rate of between **** and **** percent. Rates on 15-year loan terms are lower to encourage a quicker repayment, which helps to improve a homeowner’s equity.

    The 10 largest mortgage lenders in the United Kingdom accounted for approximately 83 percent of the total market, with the top three alone accounting for 48 percent in 2024. Lloyds Banking Group had the largest market share of gross mortgage lending, with nearly 47 billion British pounds in lending in 2024. HSBC, which is the largest UK bank by total assets, ranked fifth. Development of the mortgage market In 2024, the value of outstanding in mortgage lending to individuals amounted to 1.6 trillion British pounds. Although this figure has continuously increased in the past, the UK mortgage market declined dramatically in 2024, registering the lowest value of mortgage lending since 2015. In 2020, the COVID-19 pandemic caused the market to contract for the first time since 2012. The next two years saw mortgage lending soar due to pent-up demand, but as interest rates soared, the housing market cooled, leading to a decrease in new loans of about 100 billion British pounds. The end of low interest rates In 2021, mortgage rates saw some of their lowest levels since recording began by the Bank of England. For a long time, this was particularly good news for first-time homebuyers and those remortgaging their property. Nevertheless, due to the rising inflation, mortgage rates started to rise in the second half of the year, resulting in the 10-year rate doubling in 2022.

    Description

    Federal Reserve data on emergency lending to banks covering the period August 2007 to April 2010 released in batches in Dec 2010, March 2011 and July 2011 as a result of the Dodd-Frank Act and FOIA requests by Bloomberg news and others.

    From the Bloomberg page about the data (Aug 2011):

    The data were extracted from 29,000 pages of documents and 18 Fed-prepared Microsoft Excel spreadsheets listing more than 21,000 transactions. The records were made public in batches on Dec. 1, 2010, and March 31 and July 6 of this year. The Fed released some of them under the 2010 Dodd-Frank Act and the rest in responses to Freedom of Information Act requests by media outlets including Bloomberg News and related federal court orders. The data covered money borrowed from the central bank from August 2007 through April 2010.

    The Federal Reserve released thousands of pages of secret loan documents under court order, almost three years after Bloomberg LP first requested details of the central bank’s unprecedented support to banks during the financial crisis.

    The records reveal for the first time the names of financial institutions that borrowed directly from the central bank through the so-called discount window. The Fed provided the documents after the U.S. Supreme Court this month rejected a banking industry group’s attempt to shield them from public view.

    The central bank has never revealed identities of borrowers since the discount window began lending in 1914. The Dodd-Frank law exempted the facility last year when it required the Fed to release details of emergency programs that extended $3.3 trillion to financial institutions to stem the credit crisis. While Congress mandated disclosure of discount-window loans made after July 21, 2010 with a two-year delay, the records released today represent the only public source of details on discount- window lending during the crisis.

Respondents were asked whether they had any savings in federally insured savings and loan institutions, whether they had withdrawn their monies within the last few months and, if so, the reason for withdrawal, and whether they planned to withdraw monies in the future. Respondents also were asked if they had heard or read about the financial crisis in the savings and loan industry, if this crisis has affected them personally or would in the future. Respondents were queried about their level of confidence in the federal insurance system's ability to compensate if savings and loan institutions go out of business, Bush's plan to raise money for the federal savings bank insurance program, and Bush's opinion that there was no danger for persons with money in savings and loan institutions. Additionally, respondents were questioned regarding President Bush's cabinet choices, specifically his nomination of John Tower as secretary of defense. Respondents were asked if Tower's nomination should be confirmed or denied based on charges made during confirmation hearings. Background information on respondents includes sex and age.

    Recent news articles have carried the worrisome suggestion that Federal Housing Administration (FHA)-insured loans may be the next subprime. Given the high correlation between subprime lending and foreclosures, which contributed to the recent recession, that's an unsettling premise indeed. There is no doubt that FHA-insured lending has increased recently. There is also evidence of rising delinquencies among these loans. But are FHA-insured loans truly the new subprime? In Ohio, it doesn't appear so. In fact, several findings that emerged from our examination of FHA lending in Ohio point to no as the answer.
