    Between 2021 and 2022, Barratt Developments was the company with the largest housing turnover in the United Kingdom. Taylor Wimpey was the second company in the ranking, with a housebuilding revenue of 4.3 billion British pounds. In fourth place, Bellway generated a revenue of 3.5 billion British pounds in 2022. However, that only refers to the turnover that those companies generated from housing activities. What is the outlook for the UK's home construction market? Although housing construction was expected to stagnate in 2024, over the coming years the number of homes built is expected to rise at a quick pace. The projected growth of housing starts in the UK is anticipated to be 46.7 percent higher in 2028 than in 2024. A rise in construction starts would be a good sign for the market, as there is a high demand for housing which, along with other factors, has fostered increasingly higher house prices in the UK during the past years. Who are the leading home builders in the U.S.? The market size of the home building industry in the United States is even bigger than in the UK. In 2023, Miami-based Lennar Corp. and the Texas-based D.R. Horton were the largest homebuilders in the U.S. with a revenue of over 32 billion U.S. dollars. Other builders, such as PulteGroup, Toll Brothers, and NVR were also prominent players in the residential construction industry, with much higher revenue figures than their UK counterparts. The value of new residential construction in the U.S. rose significantly from 2019 to 2022 despite the COVID-19 pandemic, reaching about 910 billion U.S. dollars. However, the market is expected to decrease until 2025, which could impact the revenues of these home builders.

    House prices in the UK rose dramatically during the coronavirus pandemic, with growth slowing down in 2022 and turning negative in 2023. The year-on-year annual house price change peaked at 14 percent in July 2022. In June 2024, house prices increased by 2.7 percent. According to the Nationwide Building Society, the average house price exceeded 265,000 British pounds in 2022. Correction in housing prices: a European phenomenon The trend of a growing residential real estate market was not exclusive to the UK during the pandemic. Likewise, many European countries experienced falling prices in 2023. When comparing residential property RHPI (price index in real terms, e.g. corrected for inflation), countries such as Germany, France, Italy, and Spain also saw prices decline. Sweden, one of the countries with the fastest growing residential markets, saw one of the largest declines in prices. How has demand for UK housing changed since the outbreak of the coronavirus? The easing of the lockdown was followed by a dramatic increase in home sales. In November 2020, the number of mortgage approvals reached an all-time high of over 107,000. One of the reasons for the housing boom were the low mortgage rates, allowing home buyers to take out a loan with an interest rate as low as 2.5 percent. That changed as the Bank of England started to raise the base lending rate, resulting in higher borrowing costs and a decline in homebuyer sentiment.

    The 10 largest mortgage lenders in the United Kingdom accounted for approximately 81 percent of the total market, with the top three alone accounting for 41 percent in 2023. Lloyds Banking Group had the largest market share of gross mortgage lending, with nearly 36.8 billion British pounds in lending in 2023. HSBC, which is the largest UK bank by total assets, ranked fourth. Development of the mortgage market In 2023, the value of outstanding in mortgage lending to individuals amounted to 1.6 trillion British pounds. Although this figure has continuously increased in the past, the UK mortgage market declined dramatically in 2023, registering the lowest value of mortgage lending since 2015. In 2020, the COVID-19 pandemic caused the market to contract for the first time since 2012. The next two years saw mortgage lending soar due to pent-up demand, but as interest rates soared, the housing market cooled, leading to a decrease in new loans of about 100 billion British pounds. The end of low interest rates In 2021, mortgage rates saw some of their lowest levels since recording began by the Bank of England. For a long time, this was particularly good news for first-time homebuyers and those remortgaging their property. Nevertheless, due to the rising inflation, mortgage rates started to rise in the second half of the year, resulting in the 10-year rate doubling in 2022.

    In 2022, house price growth in the UK slowed, after a period of decade-long increase. Nevertheless, in August 2024, prices reached a new peak, with the average home costing close to 290,000 British pounds. That figure refers to all property types, including detached, semi-detached, terraced houses, and flats and maisonettes. Compared to other European countries, the UK had some of the highest house prices. How have UK house prices increased over the last 10 years? Property prices have risen dramatically over the past decade. According to the UK house price index, the average house price has grown by over 50 percent since 2015. This price development has led to the gap between the cost of buying and renting a property to close. In 2023, buying a three-bedroom house in the UK was no longer more affordable than renting one. Consequently, Brits have become more likely to rent longer and push off making a house purchase until they have saved up enough for a down payment and achieved the financial stability required to make the step. What caused the decline in house prices in 2022? House prices are affected by multiple factors, such as mortgage rates, supply, and demand on the market. For nearly a decade, the UK experienced uninterrupted house price growth as a result of strong demand and a chronic undersupply. Homebuyers who purchased a property at the peak of the housing boom in July 2022 paid 14 percent more compared to what they would have paid a year before. Additionally, 2022 saw the most dramatic increase in mortgage rates in recent history. Between December 2021 and December 2022, the 10-year fixed mortgage rate doubled, adding further strain to prospective homebuyers. As a result, the market cooled, leading to a correction in pricing.

    This database, and the accompanying website called ‘SurgeWatch’ (http://surgewatch.stg.rlp.io), provides a systematic UK-wide record of high sea level and coastal flood events over the last 100 years (1915-2014). Derived using records from the National Tide Gauge Network, a dataset of exceedence probabilities from the Environment Agency and meteorological fields from the 20th Century Reanalysis, the database captures information of 96 storm events that generated the highest sea levels around the UK since 1915. For each event, the database contains information about: (1) the storm that generated that event; (2) the sea levels recorded around the UK during the event; and (3) the occurrence and severity of coastal flooding as consequence of the event. The data are presented to be easily assessable and understandable to a wide range of interested parties. The database contains 100 files; four CSV files and 96 PDF files. Two CSV files contain the meteorological and sea level data for each of the 96 events. A third file contains the list of the top 20 largest skew surges at each of the 40 study tide gauge site. In the file containing the sea level and skew surge data, the tide gauge sites are numbered 1 to 40. A fourth accompanying CSV file lists, for reference, the site name and location (longitude and latitude). A description of the parameters in each of the four CSV files is given in the table below. There are also 96 separate PDF files containing the event commentaries. For each event these contain a concise narrative of the meteorological and sea level conditions experienced during the event, and a succinct description of the evidence available in support of coastal flooding, with a brief account of the recorded consequences to people and property. In addition, these contain graphical representation of the storm track and mean sea level pressure and wind fields at the time of maximum high water, the return period and skew surge magnitudes at sites around the UK, and a table of the date and time, offset return period, water level, predicted tide and skew surge for each site where the 1 in 5 year threshold was reached or exceeded for each event. A detailed description of how the database was created is given in Haigh et al. (2015). Coastal flooding caused by extreme sea levels can be devastating, with long-lasting and diverse consequences. The UK has a long history of severe coastal flooding. The recent 2013-14 winter in particular, produced a sequence of some of the worst coastal flooding the UK has experienced in the last 100 years. At present 2.5 million properties and £150 billion of assets are potentially exposed to coastal flooding. Yet despite these concerns, there is no formal, national framework in the UK to record flood severity and consequences and thus benefit an understanding of coastal flooding mechanisms and consequences. Without a systematic record of flood events, assessment of coastal flooding around the UK coast is limited. The database was created at the School of Ocean and Earth Science, National Oceanography Centre, University of Southampton with help from the Faculty of Engineering and the Environment, University of Southampton, the National Oceanography Centre and the British Oceanographic Data Centre. Collation of the database and the development of the website was funded through a Natural Environment Research Council (NERC) impact acceleration grant. The database contributes to the objectives of UK Engineering and Physical Sciences Research Council (EPSRC) consortium project FLOOD Memory (EP/K013513/1).

    Private companies were responsible for most of the new homes built in the United Kingdom (UK) in 2023. Housing completions in the UK decreased for three years in a row between 2007 and 2010. This was followed by several years of fluctuation and a gradual increase from 2013 to 2019. The number of homes completed in England remained relatively stable in 2021 and 2022, after reaching a low point in the second quarter of 2020 due to the restrictions implemented to prevent the spread of COVID-19. Construction starts and completions Comparing the number of starts and completions in London side-by-side shows that whenever there is a significant growth or fall in the number of projects started, that peak or valley tends to be reflected in the number of buildings completed a couple of years later. Nevertheless, disruptions, delays, and other obstacles may affect that correlation. Still, observing how many home construction projects started in the UK can provide some insight into the level of activity that construction companies may have in the near future. Given that the number of housing starts is forecast to fall in 2023, there might be slightly less work to be carried out the following year. Nevertheless, housing starts are expected to pick up again by 2024 and 2025. Housing associations in the UK Housing associations are not-for-profit organizations created to develop and rent homes for a lower price than in the private market. They have acquired certain relevance in the UK, although this type of organization also exists in other countries. On several occasions during the past decade, over a fifth of housing starts in London were developed by housing associations. Meanwhile, the number of new homes completed in Scotland by housing associations has increased a lot throughout the years, with several thousand units constructed every year during the past decades.

Between 2021 and 2022, Barratt Developments was the company with the largest housing turnover in the United Kingdom. Taylor Wimpey was the second company in the ranking, with a housebuilding revenue of 4.3 billion British pounds. In fourth place, Bellway generated a revenue of 3.5 billion British pounds in 2022. However, that only refers to the turnover that those companies generated from housing activities. What is the outlook for the UK's home construction market? Although housing construction was expected to stagnate in 2024, over the coming years the number of homes built is expected to rise at a quick pace. The projected growth of housing starts in the UK is anticipated to be 46.7 percent higher in 2028 than in 2024. A rise in construction starts would be a good sign for the market, as there is a high demand for housing which, along with other factors, has fostered increasingly higher house prices in the UK during the past years. Who are the leading home builders in the U.S.? The market size of the home building industry in the United States is even bigger than in the UK. In 2023, Miami-based Lennar Corp. and the Texas-based D.R. Horton were the largest homebuilders in the U.S. with a revenue of over 32 billion U.S. dollars. Other builders, such as PulteGroup, Toll Brothers, and NVR were also prominent players in the residential construction industry, with much higher revenue figures than their UK counterparts. The value of new residential construction in the U.S. rose significantly from 2019 to 2022 despite the COVID-19 pandemic, reaching about 910 billion U.S. dollars. However, the market is expected to decrease until 2025, which could impact the revenues of these home builders.
