    Description

    The Federal Housing Administration, generally known as FHA, provides mortgage insurance on loans made by FHA-approved lenders throughout the United States and its territories.     Public Housing was established to provide decent and safe rental housing for eligible low-income families, the elderly, and persons with disabilities. Public housing comes in all sizes and types, from scattered single family houses to high-rise apartments for elderly families. There are approximately 1.2 million households living in public housing units, managed by over 3,300 housing agencies (HAs). HUD administers Federal aid to local housing agencies (HAs) that manage the housing for low-income residents at rents they can afford. HUD furnishes technical and professional assistance in planning, developing and managing these developments. Location data for HUD-related properties and facilities are derived from HUD's enterprise geocoding service. While not all addresses are able to be geocoded and mapped to 100% accuracy, we are continuously working to improve address data quality and enhance coverage. Please consider this issue when using any datasets provided by HUD. When using this data, take note of the field titled “LVL2KX” which indicates the overall accuracy of the geocoded address using the following return codes: ‘R’ - Interpolated rooftop (high degree of accuracy, symbolized as green) ‘4’ - ZIP+4 centroid (high degree of accuracy, symbolized as green) ‘B’ - Block group centroid (medium degree of accuracy, symbolized as yellow) ‘T’ - Census tract centroid (low degree of accuracy, symbolized as red) ‘2’ - ZIP+2 centroid (low degree of accuracy, symbolized as red) ‘Z’ - ZIP5 centroid (low degree of accuracy, symbolized as red) ‘5’ - ZIP5 centroid (same as above, low degree of accuracy, symbolized as red) Null - Could not be geocoded (does not appear on the map) For the purposes of displaying the location of an address on a map only use addresses and their associated lat/long coordinates where the LVL2KX field is coded ‘R’ or ‘4’. Public Housing Developments are depicted as a distinct address chosen to represent the general location of an entire Public Housing Development, which may be comprised of several buildings scattered across a community. The building with the largest number of units is selected to represent the location of the development. Location data for HUD-related properties and facilities are derived from HUD's enterprise geocoding service. While not all addresses are able to be geocoded and mapped to 100% accuracy, we are continuously working to improve address data quality and enhance coverage. Please consider this issue when using any datasets provided by HUD.     In 2006, the U.S. Department of Housing and Urban Development (HUD) began acquiring quarterly extracts of U.S. Postal Service (USPS) data and publishing this data as a possible indicator of blight and vacancy for cities nationwide. In this report, addresses coded as “no–stat” in the HUD data are used as proxies for blighted housing units in New Orleans because a parcel–by–parcel census of all properties in New Orleans is not available.     Revitalization Areas are HUD-designated geographic areas authorized by Congress under provisions of the National Housing Act intended to promote "revitalization, through expanded homeownership opportunities.” HUD-owned single-family properties located in a Revitalization Areas are eligible for discounted sale through special programs, including the Asset Control Areas (ACA) Program, and the Good Neighbor Next Door (GNND) Program.Revitalization Areas are determined by comparing a block group's median household income and home ownership rate to the respective rates of the surrounding area. If the block group is located in a CBSA Metropolitan area, then the metro area is used. However, if the block group is located in a Non-Metro area, then the state rate is used.This dataset also provides several variables relating to REO, and FHA activity in the block group including:- Average REO sales price over the last 12 months;- 90-day FHA defaults;- 90-day FHA defaults in foreclosure;- Active FHA-insured single-family loans;- Active REO properties, and;- A 2-year history of REO closings.Data for owner-occupied housing units is derived from the 2010 Census SF1 tables. Data for median household income, and home ownership rates are provided by American Community Survey 5-year (2007-2011).     The feature set indicates the locations, and tenant characteristics of public housing development buildings for the San Francisco Bay Region. This feature set, extracted by the Metropolitan Transportation Commission, is from the statewide public housing buildings feature layer provided by the California Department of Housing and Community Development (HCD). HCD itself extracted the California data from the United States Department of Housing and Urban Development (HUD) feature service depicting the location of individual buildings within public housing units throughout the United States.

    The FHA insured Multifamily Housing portfolio consists primarily of rental housing properties with five or more dwelling units such as apartments or town houses, but can also be nursing homes, hospitals, elderly housing, mobile home parks, retirement service centers, and occasionally vacant land.     Users can obtain descriptions, maps, profiles, and ranks of U.S. metropolitan areas pertaining to quality of life, diversity, and opportunities for racial and ethnic groups in the U.S. BackgroundThe Diversity Data project operates a website for users to explore how U.S. metropolitan areas perform on evidence-based social measures affecting quality of life, diversity and opportunity for racial and ethnic groups in the United States. These indicators capture a broad definition of quality of life and health, including opportunities for good schools, housing, jobs, wages, health and social services, and safe neighborhoods. This is a useful resource for people inter ested in advocating for policy and social change regarding neighborhood integration, residential mobility, anti-discrimination in housing, urban renewal, school quality and economic opportunities. The Diversity Data project is an ongoing project of the Harvard School of Public Health (Department of Society, Human Development and Health). User FunctionalityUsers can obtain a description, profile and rank of U.S. metropolitan areas and compare ranks across metropolitan areas. Users can also generate maps which demonstrate the distribution of these measures across the United States. Demographic information is available by race/ethnicity.     Created by the Tax Reform Act of 1986, the Low-Income Housing Tax Credit program (LIHTC) gives State and local LIHTC-allocating agencies the equivalent of nearly $8 billion in annual budget authority to issue tax credits for the acquisition, rehabilitation, or new construction of rental housing targeted to lower-income households. Although some data about the program have been made available by various sources, HUD's database is the only complete national source of information on the size, unit mix, and location of individual projects. With the continued support of the national LIHTC database, HUD hopes to enable researchers to learn more about the effects of the tax credit program.HUD has no administrative authority over the LIHTC program. IRS has authority at the federal level and it is structured so that the states truly administer the program. The LIHTC property locations depicted in this map service represent the general location of the property. The locations of individual buildings associated with each property are not depicted here. The location of the property is derived from the address of the building with the most units. Location data for HUD-related properties and facilities are derived from HUD's enterprise geocoding service. While not all addresses are able to be geocoded and mapped to 100% accuracy, we are continuously working to improve address data quality and enhance coverage. Please consider this issue when using any datasets provided by HUD. HCA's are trained and approved to provide tools to current and prospective homeowners and renters so that they can make responsible choices to address their housing needs in light of their financial situations.

    Location data for HUD-related properties and facilities are derived from HUD's enterprise geocoding service. Note that this file only includes x, y coordinates and associated attributes for those addresses that can be geocoded to an interpolated point along a street segment, or to the centroid of the nearest U.S. Census block. While not all records are able to be geocoded and mapped, we are continuously working to improve the address data quality and enhance coverage.     HUD’s Multifamily Housing property portfolio consist primarily of rental housing properties with five or more dwelling units such as apartments or town houses, but can also include nursing homes, hospitals, elderly housing, mobile home parks, retirement service centers, and occasionally vacant land. HUD provides subsidies and grants to property owners and developers in an effort to promote the development and preservation of affordable rental units for low-income populations, and those with special needs such as the elderly, and disabled. The portfolio can be broken down into two basic categories: insured, and assisted. The three largest assistance programs for Multifamily Housing are Section 8 Project Based Assistance, Section 202 Supportive Housing for the Elderly, and Section 811 Supportive Housing for Persons with Disabilities.     Congress established the Neighborhood Stabilization Program (NSP) to allow for the purchase and redevelopment of foreclosed and neglected residential properties in an effort to stabilize communities suffering from foreclosures and abandonment. This service aggregates NSP activity at the 2010 tract-level geography of the U.S. Census.Please note that the data offered in this service is derived from an extract of HUD’s Office of Community Planning and Development (CPD) Disaster Recovery Grants Reporting (DRGR) System. Each observation in the raw DRGR extract is an address at which an NSP activity took place. If multiple activities took place at one address, that address would be in the database multiple times and would over-count NSP activity. This is likely to be the case if a grantee reports the same property under an acquisition activity and a rehab activity.Steps have been taken to mitigate the occurrences of over-counting through the standardization of addresses, the prioritization of activity types for those addresses where more than one activity took place, and then the removal of duplicate addresses. For example, if a grantee reported an acquisition and rehab activity at the same address, the rehab activity will be prioritized over the acquisition, and the acquisition will be removed.Likewise, the data will also over-count NSP activity if grantees enter an activity at a single address in multiple quarterly performance reports; much of this double counting will also be mitigated through the standardization and duplicate removal process. Conversely, if multiple units were assisted at a single address, that address would under-represent NSP activity. This is likely to be the case if a grantee reports a single address that represents a group of properties or a property with multiple units.     The Federal Housing Finance Agency (FHFA) is an independent regulatory agency that is not part of the Department of Housing and Urban Development (HUD).

    The FHFA was established by the Housing and Economic Recovery Act of 2008 (HERA) and is responsible for the effective supervision, regulation, and housing mission oversight of Fannie Mae, Freddie Mac (the Enterprises), Common Securitization Solutions, LLC (CSS), and the Federal Home Loan Bank System, which includes the 11 Federal Home Loan Banks (FHLBanks) and the Office of Finance. Since 2008, FHFA has also served as conservator of Fannie Mae and Freddie Mac.

    Conforming Loan Limits are mortgage limits set annually (as required by HERA) by the FHFA. In order for a mortgage loan to be eligible to be insured by Freddie Mac or Fannie Mae, the loan amount must be less than the loan limit. Mortgage exceeding the Conforming Loan Limit are referred to as "non-conforming loans" or "jumbo loans." While most counties use a single set of Conforming Loan Limits based on the number of units, high cost of living counties use higher Conforming Loan Limits. The FHFA analyzes year-over-year change in average home prices in October of each year using the Monthly Interest Rate Survey (MIRS) to adjust the Conforming Loan Limits for the upcoming year.
