The UK house price index (UK HPI) represents changes in the value of UK residential properties (i.e., detached houses, semi-detached houses, terraced houses, flats and maisonettes) and indicates trends in the UK housing market. The UK HPI applies a hedonic regression model that utilises the various sources of data on property price (e.g., HM Land Registry's Price Paid dataset) to allow for a true comparison of UK property prices in each period. The data is sourced from the Office for National Statistics (ONS) and HM Land Registry, using house sales data from HM Land Registry, Registers of Scotland, and Land and Property Services Northern Ireland. Forecast data is estimated by IBISWorld, with reference to Office for Budget Responsibility (OBR) forecasts submitted in its 'Economic and fiscal outlook – March 2022' publication. The figures are presented with a base month in 2015 (i.e., January 2015 = 100) and are averages of the UK HPI over each financial year (i.e., April-March).

The data reached an all-time high of 155,141.000 GBP in Sep 2019 and a record low of 93,554.000 GBP in Feb 2005. House Price: Average: All Buyers: sa data was reported at 227,869.000 GBP in Oct 2018. This records an increase from the previous number of 226,219.000 GBP for Sep 2018. House Price: Average: All Buyers: sa data is updated monthly, averaging 85,982.000 GBP from Jan 1983 (Median) to Oct 2018, with 430 observations. The data reached an all-time high of 229,776.000 GBP in Jul 2018 and a record low of 29,696.000 GBP in Jan 1983. House Price: Average: All Buyers: sa data remains active status in CEIC and is reported by Halifax and Bank of Scotland Plc. The Index of Private Housing Rental Prices (IPHRP) is a quarterly experimental price index. It tracks the prices paid for renting property from private landlords in Great Britain.

IPHRP is produced from a number of administrative sources and is classified as experimental by ONS.

The index compares trends (rather than levels) in average private sector rents across English regions, Wales and Scotland. It uses a complex mix-adjustment and weighting process to produce a single index for each area. This index uses data on actual new and ongoing rents.

The sample ensures that the index is representative of the stock at regional level and that it isn't distorted by units dropping out of the sample because they switch to LHA or for other reasons. This is an advantage over the VOA dataset where the sample is changing over time and may not be representative.

Tables show monthly data. Data is updated once a quarter.

These National Statistics provide monthly estimates of the number of residential and non-residential property transactions in the UK and its constituent countries. National Statistics are accredited official statistics.

England and Northern Ireland statistics are based on information submitted to the HM Revenue and Customs (HMRC) Stamp Duty Land Tax (SDLT) database by taxpayers on SDLT returns.

Land and Buildings Transaction Tax (LBTT) replaced SDLT in Scotland from 1 April 2015 and this data is provided to HMRC by https://www.revenue.scot/" class="govuk-link">Revenue Scotland to continue the time series.

Land Transaction Tax (LTT) replaced SDLT in Wales from 1 April 2018. To continue the time series, the https://gov.wales/welsh-revenue-authority" class="govuk-link">Welsh Revenue Authority (WRA) have provided HMRC with a monthly data feed of LTT transactions since July 2021.

LTT figures for the latest month are estimated using a grossing factor based on data for the most recent and complete financial year. Until June 2021, LTT transactions for the latest month were estimated by HMRC based upon year on year growth in line with other UK nations.

LTT transactions up to the penultimate month are aligned with LTT statistics.
