The house price index (HPI) shows changes in the value of residential properties in England, Scotland, Wales, and Northern Ireland. With the HPI set at a base of 100 in January 2023, a value of over 100 would mark an increase in the average dwelling price. A value of under 100 points, on the other hand, would indicate that the average price has dropped. In April 2025, the index measured 101.7 index points, showing an increase of 1.7 percent since January 2023. From February 2025, the UK House Price Index has been re-referenced from January 2015 to January 2023. Historical data from 1995 onwards has also been revised to align with this update. These changes reflect market shifts, including an increase in sales of smaller properties and fewer sales in higher-value areas like London. The figures are presented with a base month in 2015 (i.e., January 2015 = 100) and are averages of the UK HPI over each financial year (i.e., April-March).
