TwitterThis data sets out levels of support with housing costs, known as the Local Housing Allowance (LHA) rate, for 2013-14, 2014-15, 2015-16, 2016-17, 2017-18, 2019-19, 2019-20, 2020-21 and 2021-22. The Allowance is set for different property sizes in each Broad Rental Market Area, or BRMA. These are not the same as county or district areas. You can find out more about BRMAs here. The Valuation Office Agency (VOA) completes a six-monthly survey of private rents across England which is used to set the LHA rates. However in 2016-17, many rates were frozen at 2015-16 levels due to national austerity measures. Since then, selected BRMAs have had their LHA rates adjusted, despite the general freeze. In 2020/21 rates were increased up to a set maximum to help mitigate the effects of the covid-19 pandemic, so LHAs would support a higher level rent than previously. For 2021-22 LHA rates have been held at the same level as 2020-21. The data comes from the Valuation Office Agency (VOA) and is available online at www.gov.uk. Individuals should seek advice about their individual claims from their local authority benefit team. The VOA provides a search facility to help applicants identify the relevant LHA for them. This search is based on postcode and property size and can be found at http://lha-direct.voa.gov.uk/search.aspx.

This dataset provides comprehensive information on property sales in England and Wales, sourced from the UK government's HM Land Registry. Although the government site claims to update on the same day each month, actual updates can vary. To bridge this update variation gap, our fully automated ETL pipeline retrieves the official government data on a daily basis. This ensures that the dataset always reflects the most current transaction data available.
Our ETL (Extract, Transform, Load) process is designed to automate the data update and publishing workflow:
1. Extract:
The pipeline uses web scraping to retrieve the latest data from the official government website. This step is necessary as the site does not offer an API.
2. Transform:
Before loading the data, the ETL pipeline processes the dataset to ensure consistency and usability. As part of the transformation stage, the first column (Transaction_unique_identifier) is removed. This column is dropped during staging to focus on the most relevant transactional information. The column removal successfully reduces the data file size from almost 6GB to 3.1GB, and therefore will greatly increase the data analysis efficiency, and reduces the chance of kernal error/restart.
3. Load:
Finally, the transformed data is loaded into the dataset.
The transformed data is loaded into the dataset in two parts: - Complete Data (pp-complete.csv): This file encompasses all records from January 1995 to the present. The complete data file is replaced during each update to reflect any corrections or additional historical data. The first column is price. - Monthly Data: A separate monthly file is amended each month. This monthly archive ensures a complete record of updates over time, allowing users to track changes and trends more granularly.
The dataset (pp-complete.csv) contains records of property sales dating back to January 1995, up to the most recent monthly data. It covers various types of transactions—from residential to commercial properties—providing a holistic view of the real estate market in England and Wales.

TwitterThe CORE datasets contained in the study cover annual official statistics on new lettings of the stock owned by local authorities and private registered providers of social housing in England, as well as sales of the social stock owned by private registered providers. For each year, data is structured into five datasets, four based on type of letting (social rent general needs and supported needs, and affordable rent general needs and supported needs) and one based on sales by private registered providers. All datasets are based on administrative data collected via the COntinuous REcording of Lettings and Sales (CORE) system. It is a regulatory requirement for providers registered with the Homes and Communities Agency to supply the data. For those who are not registered, submissions are voluntary. Local authorities have participated in CORE since 2004-5 on a voluntary basis. In the first year, only 24% of stock-holding local authorities participated, but the number of authorities participating has steadily increased, with all authorities submitting some data for 2013-14. Weighting is applied to adjust for non-response by local authorities for social rent datasets and imputation is also carried out to address item level non-response of key data on tenant characteristics, for both local authorities and private registered providers. The three datasets for affordable rent are not weighted or imputed. The sales dataset is imputed, with more information on the imputations within the data dictionary.
The collection of social housing lettings and sales data allows for a better understanding of the socio-economic and demographic make-up of affordable housing customers by tenure and of local housing markets and affordable housing products. These data are used by central government to inform national housing policy and by local government to inform their Strategic Housing Market Assessments. The data are also used by academics, researchers, charities and the wider public to understand social housing issues.
