The U.S. mortgage market has declined notably since 2020 and 2021, mostly due to the effect of higher borrowing costs on refinance mortgages. The value of refinancing mortgage originations, amounted to 190 billion U.S. dollars in the fourth quarter of 2024, down from a peak of 851 billion U.S. dollars in the fourth quarter of 2020. The value of mortgage loans for the purchase of a property recorded milder fluctuations, with a value of 304 billion U.S. dollars in the fourth quarter of 2024. According to the forecast, mortgage lending is expected to slightly increase until the end of 2026. The cost of mortgage borrowing in the U.S. Mortgage interest rates in the U.S. rose dramatically in 2022, peaking in the final quarter of 2024. In 2020, a homebuyer could lock in a 30-year fixed interest rate of under three percent, whereas in 2024, the average rate for the same mortgage type exceeded 6.6 percent. This has led to a decline in homebuyer sentiment, and an increasing share of the population pessimistic about buying a home in the current market. The effect of a slower housing market on property prices and rents According to the S&P/Case Shiller U.S. National Home Price Index, housing prices experienced a slight correction in early 2023, as property transactions declined. Nevertheless, the index continued to grow in the following months. On the other hand, residential rents have increased steadily since 2000.

    Description

The US mortgage/loan broker market, currently exhibiting robust growth with a CAGR exceeding 5%, is projected to reach significant value by 2033. Several factors drive this expansion. The increasing complexity of mortgage products necessitates expert guidance, fueling demand for broker services. Furthermore, a rising homeownership rate and a consistently active real estate market contribute to sustained growth. Technological advancements, particularly in online platforms and fintech solutions, are streamlining the mortgage process and attracting a wider client base. While regulatory changes and economic fluctuations pose potential restraints, the market's resilience is evident in its diverse segmentation encompassing various loan types (home, commercial, industrial, vehicle, government) and service offerings (products and advisory services) catering to individual and business clients across diverse enterprise sizes. Key players like Quicken Loans, Wells Fargo, and United Shore Financial Services dominate the market, but a competitive landscape also includes numerous smaller, independent brokers, indicative of market dynamism. The market displays regional variations, with North America, particularly the US, likely holding the largest market share due to a mature real estate market and established financial infrastructure. However, growth is anticipated across regions, particularly in developing economies witnessing increased mortgage penetration. The substantial market size, projected to grow exponentially over the forecast period (2025-2033), indicates ample opportunities for existing players and new entrants. Growth strategies should focus on technological integration, expanding service offerings (e.g., financial planning alongside mortgage brokerage), and targeted marketing towards specific customer segments (e.g., first-time homebuyers, high-net-worth individuals). Understanding and adapting to shifting regulatory landscapes will be crucial for sustained success. Strategic acquisitions of smaller brokerages and expansion into underpenetrated geographic regions represent additional avenues for growth within this lucrative and dynamic market segment. Recent developments include: November 2022: A digital home equity line of credit was introduced by loanDepot, one of the country's biggest non-bank retail mortgage lenders, against the backdrop of inflation and rising consumer debt., October 2022: Pennymac Financial Services launched POWER+, its next generation broker technology platform. Description

US loan brokers encountered revenue declines over the past five years as high interest rates increased borrowing costs and hindered demand for loans and a weakened residential market hindered demand for mortgages. The significant rise in the 30-year conventional mortgage rate over the past five years slowed housing starts and existing home sales as borrowing costs increased and loan demand fell. However, interest rate cuts in the latter part of the period will reduce borrowing costs and increase demand for loans, helping to limit revenue losses for the industry. Interest rate cuts are expected to be cut further in 2025. In addition, loan brokers will continue to contend with educated consumers attracted to the easy lending processes popularized by online lenders. Also, access to credit has climbed during the current period, which has limited revenue declines as consumers were able to increasingly borrow during the high interest rate environment. Overall, industry revenue declined at a CAGR of 4.1% to $16.6 billion over the five years to 2025. Industry revenue is also anticipated to decline 0.6% in 2025 alone, with profit falling to 10.2% of revenue in the same year. Loan originations for new homes and remodeling declined due to the persistent high interest rate environment. High interest rates discouraged consumers from taking on new loans amid the skeptical economic outlook. Since loan brokers generate revenue through commission or on a fee basis, the decrease in loan originations contributed to falling revenue generation and profit, measured as earnings before interest and taxes. Profit has been under pressure as industry wages have begun to outpace revenue growth. As this trend continues into the outlook period, profit will be constrained. Over the next five years, revenue for loan brokers is set to grow at a CAGR of 0.7% to $17.2 billion over the five years to 2030. Rekindling consumer confidence and greater access to credit will be the predominant drivers of industry growth over the coming years. In addition, the growth rate will climb as the Federal Reserve is anticipated to make further rate cuts at the onset of the outlook period. Demand for new loans will be strong, with the lending market being accommodating by historical standards.

    Description

The North American mortgage/loan broker market, encompassing the United States and Canada, exhibits robust growth potential. Driven by factors such as increasing homeownership aspirations, fluctuating interest rates stimulating refinancing activity, and the rising complexity of mortgage products requiring expert guidance, the market is projected to maintain a healthy Compound Annual Growth Rate (CAGR) of 5.00% from 2025 to 2033. This growth is further fueled by the expanding segments within the market. The enterprise segment, particularly the medium and large-sized businesses, demonstrates strong demand for efficient loan processing solutions offered by brokers. Within applications, home loans continue to be a major driver, followed by growing demand for commercial and industrial loans, reflecting an active construction and business investment landscape. The increasing number of individuals and businesses seeking financial assistance contributes to market expansion, with geographical variations existing between the United States and Canada, reflective of their distinct economic climates and real estate markets. The presence of established players like PennyMac, Home Point, and JP Morgan Chase, alongside numerous regional and independent brokers, indicates a competitive yet dynamic market landscape. However, the market faces certain restraints. Economic downturns, stricter lending regulations, and technological disruptions impacting traditional broker models pose challenges to sustained growth. Nevertheless, the adaptation of innovative technologies, such as online platforms and AI-powered tools, by brokers is expected to mitigate these challenges. The segment comprising loans to governments, while presently smaller, presents a potential avenue for expansion, especially considering infrastructure development projects and government initiatives. Effective segmentation strategies, focusing on specific customer needs and leveraging advanced technologies, are crucial for brokers to gain a competitive edge and capitalize on market opportunities in the years to come. The overall outlook remains positive, with significant growth prospects for well-positioned players in the coming decade. Recent developments include: In November 2022, To expand the use of eNotes across 250 locations in 49 states, Primary Residential Mortgage Inc. (PRMI) employed the eVault and digital closing platform from Snapdocs., In August 2022, Due to the slowdown in home sales caused by rising interest rates, the two biggest mortgage lenders in the US are increasing pressure on their smaller rivals by providing discounts and other incentives. The two biggest mortgage originators in the US, Rocket Mortgage and United Wholesale Mortgage, respectively, are pursuing aggressive strategies at a time when many lenders are leaving the market or going out of business.. Notable trends are: Increase in Digitization in Lending and Blockchain Technology is driving the market.
