    Updated for 2013-17: US Census American Community Survey data table for: Housing subject area. Provides information about: MORTGAGE STATUS BY SELECTED MONTHLY OWNER COSTS AS A PERCENTAGE OF HOUSEHOLD INCOME IN THE PAST 12 MONTHS for the universe of: Owner-occupied housing units. These data are extrapolated estimates only, based on sampling; they are not actual complete counts. The data is based on 2010 Census Tracts. Table ACS_B25091_MORTGAGEPERCENTHSEHLDINC contains both the Estimate value in the E item for the census topic and an adjacent M item which defines the Margin of Error for the value. The Margin of Error (MOE) is the plus/minus range for the item estimate value, where the range between the Estimate minus the Margin of Error and the Estimate plus the Margin of Error defines the 90% confidence interval of the item value. Many of the Margin of Error values are significant relative to the size of the Estimate value. This table contains 23 item(s) extracted from a larger sequence table. This extracted subset represents that portion of the sequence that is considered high priority. Other portions of this sequence that are not included can be identified in the data dictionary information provided in the Supplemental Information section below. This table information is also provided as a customized layer file: B25091_AREA_MORTGAGEPERCENTHSEHLDINC.lyr where the table information is joined to the 2010 TRACTS_AREA census geography on the GEOID item. Both the table and customized lyr file name do not contain the year descriptor (i.e. 2012-2016) for the current ACS series. This is intentional in order to maintain the same table name in each successive ACS update. The alias of each item's (E)stimate and (M)easure of Error value stores this year date information as beginning YY and ending YY, i.e., 'E1216' and 'M1216' followed by the rest of the alias description. In this way users of the data tables or lyr files that support field aliases can determine which ACS series is being represented by the current table contents.

    Description

    Portugal, Canada, and the United States were the countries with the highest house price to income ratio in 2023. In all three countries, the index exceeded 130 index points, while the average for all OECD countries stood at 117.5 index points. The index measures the development of housing affordability and is calculated by dividing nominal house price by nominal disposable income per head, with 2015 set as a base year when the index amounted to 100. An index value of 120, for example, would mean that house price growth has outpaced income growth by 20 percent since 2015. How have house prices worldwide changed since the COVID-19 pandemic? House prices started to rise gradually after the global financial crisis (2007–2008), but this trend accelerated with the pandemic. The countries with advanced economies, which usually have mature housing markets, experienced stronger growth than countries with emerging economies. Real house price growth (accounting for inflation) peaked in 2022 and has since lost some of the gain. Although, many countries experienced a decline in house prices, the global house price index shows that property prices in 2023 were still substantially higher than before COVID-19. Renting vs. buying In the past, house prices have grown faster than rents. However, the home affordability has been declining notably, with a direct impact on rental prices. As people struggle to buy a property of their own, they often turn to rental accommodation. This has resulted in a growing demand for rental apartments and soaring rental prices.

    There is more to housing affordability than the rent or mortgage you pay. Transportation costs are the second-biggest budget item for most families, but it can be difficult for people to fully factor transportation costs into decisions about where to live and work. The Location Affordability Index (LAI) is a user-friendly source of standardized data at the neighborhood (census tract) level on combined housing and transportation costs to help consumers, policymakers, and developers make more informed decisions about where to live, work, and invest.     As of March 2024, the 30-day delinquency rate for commercial mortgage-backed securities (CMBS) varied per property type. The share of late payments for office CMBS was the highest at over 6.58 percent, about two percentage points higher than the average for all asset classes.     This data collection is part of a longitudinal survey designed to provide detailed information on the economic situation of households and persons in the United States. These data examine the distribution of income, wealth, and poverty in American society and gauge the effects of federal and state programs on the well-being of families and individuals. There are three basic elements contained in the survey. The first is a control card that records basic social and demographic characteristics for each person in a household, as well as changes in such characteristics over the course of the interviewing period. These include age, sex, race, ethnic origin, marital status, household relationship, education, and veteran status. Limited data are provided on housing unit characteristics such as units in structure, tenure, access, and complete kitchen facilities. The second element is the core portion of the questionnaire, with questions repeated at each interview on labor force activity, types and amounts of income, and participation in various cash and noncash benefit programs for each month of the four-month reference period. The third element consists of topical modules, which are a series of supplemental questions asked during selected household visits. Wave 7 Topical Module includes annual income and retirement accounts, home health care, retirement expectations and pension plan coverage, and taxes. In 2024, approximately 17 percent of U.S. renters were homeownership ready, meaning that they earned enough to purchase a median-priced home without mortgage payments costing them over 25 percent of their monthly income. In 2019, before home prices rose dramatically, nearly 42 percent of renters were considered homeownership ready. Before mortgage interest rates increased in 2021, this share was approximately 37 percent.

    Description

    The American Community Survey (ACS) is a nationwide survey conducted by the U.S. Census Bureau that is designed to provide communities a fresh look at how they are changing. It is a critical element in the Census Bureau's reengineered decennial census program, incorporating the detailed socioeconomic and housing questions that were previously asked on the decennial census long form into the ACS questionnaire. The ACS now collects and produces this detailed population and housing information every year instead of every ten years. Data are collected on an on-going basis throughout the year and are released each year for large geographic areas, those with 65,000 persons or more. However, sample sizes are not large enough for annual releases that cover smaller areas, those with less than 65,000 persons. Data that are suitable for areas with 20,000 to 65,000 persons are accumulated over three years and termed a three-year period estimate, the first of which was for the 2005-2007 period. Data that are suitable for areas with less than 20,000 persons are accumulated over five years and termed a five-year period estimate, the first of which was for the 2005-2009 period. The data in this series of RGIS Clearinghouse tables are for all New Mexico counties and are based on the 2005-2009 ACS Five-Year Period Estimates collected between January 2005 and December 2009. These data tables are a summary of all major housing topics published through the ACS, providing information about the condition of housing, and illuminating various financial characteristics of the housing stock. Major topics include housing occupancy, year structure built, rooms and bedrooms, housing tenure (owners and renters), year householder moved into unit, vehicles available, type of house heating fuel, units without complete plumbing and kitchen facilities or without telephone service, occupants per room, home value, mortgage status, monthly owner costs, owner costs as a percentage of household income, gross rent, and gross rent as a percentage of household income. Percentages are shown along with numeric estimates for most data items. Because the data are based on a sample the Census Bureau also provides information about the magnitude of sampling error. Consequently, the estimated margin of error (MOE) is shown next to each data item. Each housing topic is covered in a separate file in both Excel and CSV formats. These files, along with file-specific descriptions (in Word and text formats) are available in a single zip file.

    This data collection is part of a longitudinal survey designed to provide detailed information on the economic situation of households and persons in the United States. These data examine the distribution of income, wealth, and poverty in American society and gauge the effects of federal and state programs on the well-being of families and individuals. There are three basic elements contained in the survey. The first is a control card that records basic social and demographic characteristics for each person in a household, as well as changes in such characteristics over the course of the interviewing period. These include age, sex, race, ethnic origin, marital status, household relationship, education, and veteran status. Limited data are provided on housing unit characteristics such as units in structure, tenure, access, and complete kitchen facilities. The second element is the core portion of the questionnaire, with questions repeated at each interview on labor force activity, types and amounts of income, and participation in various cash and noncash benefit programs for each month of the four- month reference period.
