Updates to Tacoma Zoning through the Home in Tacoma Project were adopted on November 19, 2024 and are effective February 1, 2025.Dataset includes fields for overlays including: Airport Compatibility District, Conservation District, Historic Special Review, Planned Residential Development, Port of Tacoma Transitions, Special Review District, South Tacoma Groundwater Protection, South Tacoma Manufacturing Industrial Center, and View Sensitive Districts.The broad purposes of the zoning provisions of the Tacoma Municipal Code are to protect and promote the public health, safety, and general welfare, and to implement the policies of the Comprehensive Plan of the City of Tacoma. More specifically, the zoning code is intended to:a. Provide a guide for the physical development of the City in order to: (1) Preserve the character and quality of residential neighborhoods; (2) Foster convenient, harmonious, and workable relationships among land uses; and (3) Achieve the arrangement of land uses described in the Comprehensive Plan.b. Promote the economic stability of existing land uses that are consistent with the Comprehensive Plan and protect them from intrusions by inharmonious or harmful land uses.c. Promote intensification of land use at appropriate locations, consistent with the Comprehensive Plan, and ensure the provision of adequate open space for light, air, and fire safety. d. Foster development patterns that offer alternatives to automobile use by establishing densities and intensities that help make frequent transit service feasible, and encourage walking and bicycling. This emphasis on alternative transportation will also have air quality benefits and will conserve energy. e.
