The UK housing market continued to show significant regional variations in 2024, with London maintaining its position as the most expensive city for homebuyers. The average house price in the capital stood at 519,579 British pounds in October, nearly double the national average of 292,059 British pounds. However, the market dynamics are shifting, with London experiencing only a modest 0.2 percent annual increase, while other cities like Newcastle upon Tyne and Belfast saw more substantial growth of 8.8 percent and 6.8 percent respectively. Affordability challenges and market slowdown Despite the continued price growth in many cities, the UK housing market is facing headwinds. The affordability of mortgage repayments has become the biggest barrier to property purchases, with the majority of the respondents in a recent survey citing it as their main challenge. Moreover, a rising share of Brits have reported affordability as a challenge since 2021, reflecting the impact of rising house prices and higher mortgage rates. The market slowdown is evident in the declining housing transaction volumes, which have plummeted since 2021. European context The stark price differences are mirrored in the broader European context. While London boasts some of the highest property prices among European cities, a comparison of the average transaction price for new homes in different European countries shows a different picture. In 2023, the highest prices were found in Austria, Germany, and France.
The city of Paris in France had an estimated gross domestic product of 757.6 billion Euros in 2021, the most of any European city. Paris was followed by the spanish capital, Madrid, which had a GDP of 237.5 billion Euros, and the Irish capital, Dublin at 230 billion Euros. Milan, in the prosperous north of Italy, had a GDP of 228.4 billion Euros, 65 billion euros larger than the Italian capital Rome, and was the largest non-capital city in terms of GDP in Europe. The engine of Europe Among European countries, Germany had by far the largest economy, with a gross domestic product of over 4.18 trillion Euros. The United Kingdom or France have been Europe's second largest economy since the 1980s, depending on the year, with forecasts suggesting France will overtake the UK going into the 2020s. Germany however, has been the biggest European economy for some time, with five cities (Munich, Berlin, Hamburg, Stuttgart and Frankfurt) among the 15 largest European cities by GDP. Europe's largest cities In 2023, Moscow was the largest european city, with a population of nearly 12.7 million. Paris was the largest city in western Europe, with a population of over 11 million, while London was Europe's third-largest city at 9.6 million inhabitants.

London was the most expensive city for a pint of beer in the United Kingdom in 2021, where a pint of beer at a pub cost on average 4.50 British pounds in 2021. Edinburgh and Birmingham came in second and third place, where a pub beer cost on average 4.40 pounds.
This statistic shows the highest valued towns in Wales as of June 2021, by average property value in British pounds. The town of Cowbridge in the Vale of Glamorgan has the highest average property value of any town in Wales with an average house price of approximately 452,000 British pounds.
In 2022, London had a gross domestic product of over 508 billion British pounds, by far the most of any region of the United Kingdom. The region of South East England which surrounds London had the second-highest GDP in this year, at over 341 billion pounds. North West England, which includes the major cities of Manchester and Liverpool, had the third-largest GDP among UK regions, at approximately 223.5 billion pounds. Levelling Up the UK London’s economic dominance of the UK can clearly be seen when compared to the other regions of the country. In terms of GDP per capita, the gap between London and the rest of the country is striking, standing at 57,338 pounds per person in the UK capital, compared with just over 33,593 pounds in the rest of the country. To address the economic imbalance, successive UK governments have tried to implement "levelling-up policies", which aim to boost investment and productivity in neglected areas of the country. The success of these programs going forward may depend on their scale, as it will likely take high levels of investment to reverse economic neglect regions have faced in the recent past. Overall UK GDP The gross domestic product for the whole of the United Kingdom amounted to 2.56 trillion British pounds in 2024. During this year, GDP grew by 0.9 percent, following a growth rate of 0.4 percent in 2023. Due to the overall population of the UK growing faster than the economy, however, GDP per capita in the UK fell in both 2023 and 2024. Nevertheless, the UK remains one of the world’s biggest economies, with just five countries (the United States, China, Japan, Germany, and India) having larger economies. It is it likely that several other countries will overtake the UK economy in the coming years, with Indonesia, Brazil, Russia, and Mexico all expected to have larger economies than Britain by 2050.

Apart from London, the only other region of the UK that had a greater GDP per capita than the UK average was South East England, at 36,425 pounds per capita. By contrast, North East England had the lowest GDP per capita among UK regions, at 24,172 pounds. Regional imbalance in the UK economy? London's overall GDP in 2022 was over 508 billion British pounds, which accounted for almost a quarter of the overall GDP of the United Kingdom. South East England had the second-largest regional economy in the country, with a GDP of almost 341.7 billion British pounds. Furthermore, these two regions were the only ones that had higher levels of productivity (as measured by output per hour worked) than the UK average. While recent governments have recognized regional inequality as a major challenge facing the country, it may take several years for any initiatives to bear fruit. The creation of regional metro mayors across England is one of the earliest attempts at giving regions and cities in particular more power over spending in their regions than they currently have. UK economy growth slow in late 2024 After ending 2023 with two quarters of negative growth, the UK economy grew at the reasonable rate of 0.8 percent and 0.4 percent in the first and second quarters of the year. This was, however, followed by zero growth in the third quarter, and by just 0.1 percent in the last quarter of the year. Other economic indicators, such as the inflation rate, fell within the expected range in 2024, but have started to rise again, with a rate of three percent recorded in January 2025. While unemployment has witnessed a slight uptick since 2022, it is still at quite low levels compared with previous years.
Dieter Schwarz, according to Forbes, was the wealthiest person in Germany as of 2025, with assets amounting to around 38.5 billion U.S. dollars. Dieter Schwarz is the owner of the Schwarz Gruppe, which owns both the supermarket chains Kaufland and Lidl. Klaus-Michael Kühne follows in second place. Among other things, he is the majority owner of the logistics company Kühne + Nagel International AG. Who are the richest people in Germany? Dieter Schwarz is the owner of the Schwarz Gruppe, which owns both the supermarket chains Kaufland and Lidl. In 2023, the Schwarz Gruppe recorded around 56.55 million euros in revenue. Karl Albrecht Jr. is the owner of the popular discount grocery store chain Aldi Süd. As of 2023, there were over 2,000 Aldi Süd stores in Germany. This, of course, does not include all the stores in other countries such as Ireland, the United Kingdom, and Australia, just to name a few. German salaries Germany currently has the highest GDP in Europe. However, this does not mean that everyone in Germany is a billionaire. The average salary is, in fact, around 48,380 euros. Although the trend is that German salaries have been on the rise since 2000, there has been a dip since 2019. This is probably due to the COVID-19 pandemic and the inflation of 2022.
According to the Hurun Global Rich List 2024, China housed the highest number of billionaires worldwide in 2024. In detail, there were 814 billionaires living in China as of January that year. By comparison, 800 billionaires resided in the United States. India, the United Kingdom, and Germany were also the homes of a significant number of billionaires that year. United States lost its first place As the founder and exporter of consumer capitalism, it is no surprise that the United States is home to a large number of billionaires. However, the United States has lost their place as the country with the most billionaires in the world to China. This rise of billionaires in China has coincided with the liberalization of its economy and successive high growth rates. However, North America still leads the way in terms of the highest number of ultra high net worth individuals – those with a net worth of more than fifty million U.S. dollars. The prominence of Europe and North America is a reflection of the higher degree of economic development in those states. However, this may also change as China and other emerging economies continue developing. Female billionaires Moreover, the small proportion of female billionaires does little to counter critics claiming the global economy is dominated by an elite comprised mainly of men. On the list of the 20 richest people in the world, only one was a woman. Moreover, recent political discourse has put a great amount of attention on the wealth held by the super-rich with the wealth distribution of the global population being heavily unequal.
The borough with the highest property prices in London, Kensington and Chelsea, had an average price for a flat that was about 600,000 British pounds higher than the London average. London is the most populous metropolitan area in the UK, and living in it comes with a price tag. Unsurprisingly, the most expensive boroughs in terms of real estate prices are located in the heart of the metropolis: Kensington and Chelsea, the City of Westminster, and the City of London. In Kensington and Chelsea, home to several museums such as the Natural History Museum, the Victoria and Albert Museum, and the Science Museum, as well as galleries and theaters, the average price of apartments was over million British pounds. How have residential property prices developed in recent years? The average house price in England declined slightly in 2023 after increasing year-on-year since 2008. The housing market in Wales also experienced a mild correction, but prices in Scotland and Northern Ireland continued to grow. Since 2015, the base year of the UK House Price Index, house prices in London have risen by over 30 percent. In London, the cost of a flat decreased by 0.3 percent year-on-year as of June 2024. However, some of the most expensive boroughs recorded a decline of over 10 percent. Are residential property prices in London expected to grow in the future? Despite property prices declining in 2023, the market is forecast to continue to grow in the next five years, according to a March 2023 forecast. Some of the reasons for this are the robust demand for housing, the chronic shortage of residential properties and the anticipated decline in mortgage interest rates.
The capital city of England, London has a population of approximately nine million residents and by 2041, the population of London is estimated to exceed 10 million individuals. To house them, the sprawling city has a stock of approximately 3.8 million dwellings. Annually, there are between 15,000 and 25,000 housing construction completions. Average house prices The average house price for a first-time buyer in London was over 492,000 British pounds in 2023, more than any other city in the UK. Overall, it was more affordable to buy a newly built property than an existing one, a price gap of over 100,000 British pounds. Average rental costs Unsurprisingly, London also topped the ranking as the most expensive region for renters. The average cost of rent exceeding 2,000 British pounds in 2024. Certain Boroughs in London will set back the average renter more than others. Westminster, Lambeth, and Hammersmith, Fulham, Kensington and Chelsea were the most expensive boroughs based on the average monthly rent.
Portugal, Canada, and the United States were the countries with the highest house price to income ratio in 2023. In all three countries, the index exceeded 130 index points, while the average for all OECD countries stood at 117.5 index points. The index measures the development of housing affordability and is calculated by dividing nominal house price by nominal disposable income per head, with 2015 set as a base year when the index amounted to 100. An index value of 120, for example, would mean that house price growth has outpaced income growth by 20 percent since 2015. How have house prices worldwide changed since the COVID-19 pandemic? House prices started to rise gradually after the global financial crisis (2007–2008), but this trend accelerated with the pandemic. The countries with advanced economies, which usually have mature housing markets, experienced stronger growth than countries with emerging economies. Real house price growth (accounting for inflation) peaked in 2022 and has since lost some of the gain. Although, many countries experienced a decline in house prices, the global house price index shows that property prices in 2023 were still substantially higher than before COVID-19. Renting vs. buying In the past, house prices have grown faster than rents. However, the home affordability has been declining notably, with a direct impact on rental prices. As people struggle to buy a property of their own, they often turn to rental accommodation. This has resulted in a growing demand for rental apartments and soaring rental prices.
In 2023, 225,000 individuals with net assets of at least 30 million U.S. dollars were residing in the United States, by far the highest number of any country. By comparison, China, which had the second highest number of ultra high net worth individuals (UHNWIs), had less than 100,000 individuals with assets amounting to 30 million U.S. dollars or more.Place of residence of ultra high net worth individuals The residency of almost half of the world’s ultra high net worth individuals in the United States explains the dominance of North America in regard to the number of ultra high net worth individuals by region. Hong Kong was the city with the most UHNWIs in 2022, followed by New York, London, and Los Angeles. Source of wealth and gender differences A majority of the world's UHNWIs are self-made. However, looking at billionaires, there is a clear difference between men and women; whereas a majority of billionaire men were self-made, a majority of the women had inherited their fortune.

Barking and Dagenham was the most affordable borough to buy a house, with an average price of 340,403 British pounds. Kensington and Chelsea stood at the other end of the spectrum, with an average price of 1.2 million British pounds. Nevertheless, it was also one of the boroughs where prices fell the most. Demand for housing and house prices With vastly more job and cultural opportunities, megacities continue attracting people from all over the world. Since the beginning of the 1980s, the population of London has increased by more than 2 million inhabitants and in the next 20 years, it is forecast to increase by almost 1.5 million. That makes London properties a valuable asset. Historically, property prices in London have risen steadily, albeit minor fluctuations. Residential properties transactions Since 2006, the number of residential property sales has varied between 1.7 million and 0.8 million transactions annually. The housing boom in 2021 led to an increase in home purchases, but the economic uncertainty, stubborn inflation, and dramatically higher interest rates have led to transactions falling.
The average transaction price of new housing in Europe was the highest in Norway, whereas existing homes were the most expensive in Austria. Since there is no central body that collects and tracks transaction activity or house prices across the whole continent or the European Union, not all countries are included. To compile the ranking, the source weighed the transaction prices of residential properties in the most important cities in each country based on data from their national offices. For example, in Germany, the cities included were Munich, Hamburg, Frankfurt, and Berlin. House prices have been soaring, with Sweden topping the ranking Considering the RHPI of houses in Europe (the price index in real terms, which measures price changes of single-family properties adjusted for the impact of inflation), however, the picture changes. Sweden, Luxembourg and Norway top this ranking, meaning residential property prices have surged the most in these countries. Real values were calculated using the so-called Personal Consumption Expenditure Deflator (PCE), This PCE uses both consumer prices as well as consumer expenditures, like medical and health care expenses paid by employers. It is meant to show how expensive housing is compared to the way of living in a country. Home ownership highest in Eastern Europe The home ownership rate in Europe varied from country to country. In 2020, roughly half of all homes in Germany were owner-occupied whereas home ownership was at nearly 97 percent in Romania or around 90 percent in Slovakia and Lithuania.
