Level 3 Parcel Data Standard Compliant parcel boundaries for West Tisbury, MA. A 1-M relationship class exists from the parcels to the Assess table and from parcels to the Building table. The building table is an additional table (not part of the Level 3 Standard). Building info was provided by the Town assessor in late early 2020. The building table only provides info for one building on the parcel. Which building (i.e. oldest, newest, etc) is unknown. Use data with caution.
The goal of this web map is to assist with facilitating discussion of town planning initiatives and the town's vision for its future. For the full data details and background about any dataset including source and analysis assumptions, click the respective layer from the Layers list below.On this map, the buildings are displayed in two ways: 1) by type of Use which is either Residential or Non-Residential; 2) by type of Owner - Year-round or Seasonal. Use was determined by the assessor's use code and Owner Type is based on the owner's mailing address zip code. If the zip code is located on Martha's Vineyard, then they are a Year-round resident, otherwise, they are a Season resident.
For planning purposes, this map shows the Right of Way bounds, Scenic Roads, and Overlay Zoning Districts of Special Ways and Major Roads Zone in West Tisbury MA. The Right of Way bounds are per the FY21 Parcel Data compiled by CAI Technologies. The Overlay Zoning Districts are compiled by the Martha's Vineyard Commission. See the data layer's attribute table for details. The Scenic Roads are from the MassGIS/MassDOT centerline road file of 2003. The MVC extracted the respective roads from that dataset in 2005.These data are NOT survey-grade. The data are provided for general planning purposes only.

This boundary is a GIS digital representation of the boundary and reflects, to the best degree possible, the written description given the Town's zoning bylaws. However, the written description is the legal description and this GIS data is strictly for planning purposes.

This App only displays the Coastal District of Critical Planning Concern (DCPC) for West Tisbury MA. The parcel bounds as hosted by MassGIS are also included. The DCPC is regarded as an overlay zoning district. See the Town's bylaws for more details.
Land use for the following watersheds: Chilmark Pond - Upper & Lower, James Pond, Menemsha Pond, Squibnocket Pond, and Tisbury Great Pond.Land use is based on assessor's use code (the first code that joins from the M*_Assess table to the M*_TaxPar feature class). The use codes have been generalized based on the methodology used in earlier Mass Estuaries Reports (MEP). West Tisbury data is FY21, Chilmark data is FY20, Aquinnah data is FY19. These are the latest parcel datasets available from MassGIS data portal as of 4/2021.Existing building count is based on MassGIS Structures having a roof square footage > 400. Future potential building count was modeled using CommunityViz software based on the most recent parcel bounds (year varies by Town; range is FY19 to FY21), minimum parcel size & road setback per town zoning (as compiled by the MVC in 2008), and existing buildings (MassGIS roof area > 400sq ft). No areas were prohibited from future development. Post-modeling, the MVC eliminated future buildings that overlapped with current open space/conservation land (per MVC & Island Conservation Partnership 4/2021).Major watershed boundaries are those created through the MEP modeling process (SMAST & MVC 2014).
Contours generated from MassGIS/USGS LiDAR data collected in 2013-2014. No smoothing or simplification was done on the contours. Data are projected in Stateplane MassMainland Nad83 meters. The Martha's Vineyard Commission, in varying years, has joined the town water department customer list to the parcel boundary file. Data includes:Edgartown - Year 2008 (water records & parcel boundaries)Chilmark (Menemsha) - Year 2004 (water records & parcel boundaries)Oak Bluffs - Year 2017 (water records; parcel boundaries FY19)Tisbury - Year 2016 (water records; parcel boundaries FY19)The towns of Aquinnah and West Tisbury are fully served by individual private wells. In Chilmark, it is only the Menemsha village which is served by the Menemsha Water Company. Those parcels NOT served by town water in Edgartown, Oak Bluffs, & Tisbury are served by individual private wells.

MassGIS Level 3 Parcel Data: Data Fiscal Year: Aquinnah 2019, Chilmark 2021, Edgartown 2021, Gosnold 2015, Oak Bluffs 2021, Tisbury 2021, West Tisbury 2021.Building Info Table: Acquired by MVC from Town Assessors in FY20.Downloaded from MassGIS,, this polygon file represents the parcel bounds for the 7 towns in Dukes County MA (Aquinnah, Chilmark, Edgartown, Godnold, Oak Bluffs, Tisbury, West Tisbury). Each town has their own parcel data consultant and then the data are forwarded to MassGIS for final processing. All data comply with the MassGIS Level 3 Parcel Data Standard. This file geodatabase only includes the TaxPar feature class and Assess table for each town. All TaxPar feature classes were appended into one feature class (Parcels_duk) by the MVC.Each assess table is utilized in that town's respective relationship join (1 to Many) for linking the parcel polygon to the related record(s) in the Assess table. The Assess Table contains info about ownership and assessed values. This is not a detailed building table. If there are multiple owners associated with a property, then the Assess table will have multiple records for that property/parcel (such as for condo parcels).Each building table is utilized in that town's respective relationship join (1 to Many) for linking the parcel polygon to the related record(s) in the Bldg table. The Bldg (building) table contains info about each building on the parcel (such as number of bedrooms, number of bathrooms, the living area square footage, etc.). NOTES of CAUTION: The Living Area Square Footage may not represent the exact same thing in each town. As a generalization, Living Area is interior space that is heated. Regarding West Tisbury, their building table only contains info for one building on the parcel. It is uncertain at this time if the info is the most recent, most primary, or some kind of summarization where multiple buildings on a parcel exist.The field of [assess_mYB] represents the Minimum/Earliest Year Built for any building on the parcel and is appended to the TaxPar feature class based on an analysis of the info provided in the building table. This field [assess_mYB] is utilized in the Historic Structures App found in ArcGIS OnLine.
