    Definitions

    Home Types and Housing Stock

    • All Homes: Zillow defines all homes as single-family, condominium and co-operative homes with a county record. Unless specified, all series cover this segment of the housing stock.
    • Condo/Co-op: Condominium and co-operative homes.
    • Multifamily 5+ units: Units in buildings with 5 or more housing units, that are not a condominiums or co-ops.
    • Duplex/Triplex: Housing units in buildings with 2 or 3 housing units.

    Additional Data Products

    • Zillow Home Value Forecast (ZHVF): The ZHVF is the one-year forecast of the ZHVI. Our forecast methodology is methodology post.
    • Zillow creates our negative equity data using our own data in conjunction with data received through our partnership with TransUnion, a leading credit bureau. We match estimated home values against actual outstanding home-related debt amounts provided by TransUnion. To read more about how we calculate our negative equity metrics, please see our here.
    • Cash Buyers: The share of homes in a given area purchased without financing/in cash. To read about how we calculate our cash buyer data, please see our research brief.
    • Mortgage Affordability, Rental Affordability, Price-to-Income Ratio, Historical ZHVI, Historical ZHVI and Houshold Income are calculated as a part of Zillow’s quarterly Affordability Indices. To calculate mortgage affordability, we first calculate the mortgage payment for the median-valued home in a metropolitan area by using the metro-level Zillow Home Value Index for a given quarter and the 30-year fixed mortgage interest rate during that time period, provided by the Freddie Mac Primary Mortgage Market Survey (based on a 20 percent down payment). Then, we consider what portion of the monthly median household income (U.S. Census) goes toward this monthly mortgage payment. Median household income is available with a lag. For quarters where median income is not available from the U.S. Census Bureau, we calculate future quarters of median household income by estimating it using the Bureau of Labor Statistics’ Employment Cost Index. The affordability forecast is calculated similarly to the current affordability index but uses the one year Zillow Home Value Forecast instead of the current Zillow Home Value Index and a specified interest rate in lieu of PMMS. It also assumes a 20 percent down payment. We calculate rent affordability similarly to mortgage affordability; however we use the Zillow Rent Index, which tracks the monthly median rent in particular geographical regions, to capture rental prices. Rents are chained back in time by using U.S. Census Bureau American Community Survey data from 2006 to the start of the Zillow Rent Index, and Decennial Census for all other years.
    • The mortgage rate series is the average mortgage rate quoted on Zillow Mortgages for a 30-year, fixed-rate mortgage in 15-minute increments during business hours, 6:00 AM to 5:00 PM Pacific. It does not include quotes for jumbo loans, FHA loans, VA loans, loans with mortgage insurance or quotes to consumers with credit scores below 720. Federal holidays are excluded. The jumbo mortgage rate series is the average jumbo mortgage rate quoted on Zillow Mortgages for a 30-year, fixed-rate, jumbo mortgage in one-hour increments during business hours, 6:00 AM to 5:00 PM Pacific Time. It does not include quotes to consumers with credit scores below 720. Traditional federal holidays and hours with insufficient sample sizes are excluded.

    This dataset contains two tables on the percent of household overcrowding (> 1.0 persons per room) and severe overcrowding (> 1.5 persons per room) for California, its regions, counties, and cities/towns. Data is from the U.S. Department of Housing and Urban Development (HUD), Comprehensive Housing Affordability Strategy (CHAS) and U.S. Census American Community Survey (ACS). The table is part of a series of indicators in the Healthy Communities Data and Indicators Project (HCI) of the Office of Health Equity: Healthy Communities Data and Indicators Project of the Office of Health Equity. Residential crowding has been linked to an increased risk of infection from communicable diseases, a higher prevalence of respiratory ailments, and greater vulnerability to homelessness among the poor. Residential crowding reflects demographic and socioeconomic conditions. Older-adult immigrant and recent immigrant communities, families with low income and renter-occupied households are more likely to experience household crowding. A form of residential overcrowding known as "doubling up"—co-residence with family members or friends for economic reasons—is the most commonly reported prior living situation for families and individuals before the onset of homelessness. More information about the data table and a data dictionary can be found in the About/Attachments section.The household crowding table is part of a series of indicators in the Healthy Communities Data and Indicators Project (HCI) of the Office of Health Equity. The goal of HCI is to enhance public health by providing data, a standardized set of statistical measures, and tools that a broad array of sectors can use for planning healthy communities and evaluating the impact of plans, projects, policy, and environmental changes on community health. The creation of healthy social, economic, and physical environments that promote healthy behaviors and healthy outcomes requires coordination and collaboration across multiple sectors, including transportation, housing, education, agriculture and others. Statistical metrics, or indicators, are needed to help local, regional, and state public health and partner agencies assess community environments and plan for healthy communities that optimize public health. It accounts for changes in census tract boundaries between 2010 and 2020 by approximating values for newly defined tracts. House Value Prediction: Uses an LSTM model with k-fold cross-validation to forecast median house values through 2025.     This table contains data on the percent of households paying more than 30% (or 50%) of monthly household income towards housing costs for California, its regions, counties, cities/towns, and census tracts. Data is from the U.S. Department of Housing and Urban Development (HUD), Consolidated Planning Comprehensive Housing Affordability Strategy (CHAS) and the U.S. Census Bureau, American Community Survey (ACS). The table is part of a series of indicators in the [Healthy Communities Data and Indicators Project of the Office of Health Equity] Affordable, quality housing is central to health, conferring protection from the environment and supporting family life. Housing costs—typically the largest, single expense in a family's budget—also impact decisions that affect health. As housing consumes larger proportions of household income, families have less income for nutrition, health care, transportation, education, etc. Severe cost burdens may induce poverty—which is associated with developmental and behavioral problems in children and accelerated cognitive and physical decline in adults. Low-income families and minority communities are disproportionately affected by the lack of affordable, quality housing.     Measurement technique
    The data presented in this dataset is derived from the latest U.S. Census Bureau American Community Survey (ACS) 2019-2023 5-Year Estimates. To measure the two variables, namely (a) population and (b) population as a percentage of the total population, we initially analyzed and categorized the data for each of the age groups. For age groups we divided it into roughly a 5 year bucket for ages between 0 and 85. For over 85, we aggregated data into a single group for all ages.     Context

    The dataset tabulates the House population distribution across 18 age groups. It lists the population in each age group along with the percentage population relative of the total population for House. The dataset can be utilized to understand the population distribution of House by age. For example, using this dataset, we can identify the largest age group in House.

    Description

    The housing affordability measure illustrates the relationship between income and housing costs. A household that spends 30% or more of its collective monthly income to cover housing costs is considered to be “housing cost-burden[ed].”[1] Those spending between 30% and 49.9% of their monthly income are categorized as “moderately housing cost-burden[ed],” while those spending more than 50% are categorized as “severely housing cost-burden[ed].”[2]

    How much a household spends on housing costs affects the household’s overall financial situation. More money spent on housing leaves less in the household budget for other needs, such as food, clothing, transportation, and medical care, as well as for incidental purchases and saving for the future.

    The estimated housing costs as a percentage of household income are categorized by tenure: all households, those that own their housing unit, and those that rent their housing unit.

    Throughout the period of analysis, the percentage of housing cost-burdened renter households in Champaign County was higher than the percentage of housing cost-burdened homeowner households in Champaign County. All three categories saw year-to-year fluctuations between 2005 and 2023, and none of the three show a consistent trend. However, all three categories were estimated to have a lower percentage of housing cost-burdened households in 2023 than in 2005.

    Data on estimated housing costs as a percentage of monthly income was sourced from the U.S. Census Bureau’s American Community Survey (ACS) 1-Year Estimates, which are released annually.

    As with any datasets that are estimates rather than exact counts, it is important to take into account the margins of error (listed in the column beside each figure) when drawing conclusions from the data.

    Due to the impact of the COVID-19 pandemic, instead of providing the standard 1-year data products, the Census Bureau released experimental estimates from the 1-year data in 2020. This includes a limited number of data tables for the nation, states, and the District of Columbia. The Census Bureau states that the 2020 ACS 1-year experimental tables use an experimental estimation methodology and should not be compared with other ACS data. For these reasons, and because data is not available for Champaign County, no data for 2020 is included in this Indicator.

    For interested data users, the 2020 ACS 1-Year Experimental data release includes a dataset on Housing Tenure.

    Description

    The once-a-decade decennial census was conducted in April 2010 by the U.S. Census Bureau. This count of every resident in the United States was mandated by Article I, Section 2 of the Constitution and all households in the U.S. and individuals living in group quarters were required by law to respond to the 2010 Census questionnaire. The data collected by the decennial census determine the number of seats each state has in the U.S. House of Representatives and is also used to distribute billions in federal funds to local communities. The questionnaire consisted of a limited number of questions but allowed for the collection of information on the number of people in the household and their relationship to the householder, an individual's age, sex, race and Hispanic ethnicity, the number of housing units and whether those units are owner- or renter-occupied, or vacant. Results for sub-state geographic areas in New Mexico were released in a series of data products. These data come from Summary File 1 (SF-1). The geographic coverage for SF-1 includes the state, counties, places (both incorporated and unincorporated communities), tribal lands, school districts, census tracts, block groups and blocks, among others. The data in these particular RGIS Clearinghouse tables are for New Mexico and all counties in the state. There are two data tables in this file that show housing units by vacancy status (type of vacancy). Table DC10_01029 shows the number of vacant housing units by the following categories--total, for rent, rented but not yet occupied, for sale only, sold but not yet occupied, seasonal or recreational or occasional use, for migrant workers, and vacant for some other reason. Table DC10_01030 shows percent distribution of housing units for each of these same categories. These files, along with file-specific descriptions (in Word and text formats) are available in a single zip file.

    West Virginia and Kansas had the lowest cost of living across all U.S. states, with composite costs being half of those found in Hawaii. This was according to a composite index that compares prices for various goods and services on a state-by-state basis. In West Virginia, the cost of living index amounted to **** — well below the national benchmark of 100. Virginia— which had an index value of ***** — was only slightly above that benchmark. Expensive places to live included Hawaii, Massachusetts, and California. Housing costs in the U.S. Housing is usually the highest expense in a household’s budget. In 2023, the average house sold for approximately ******* U.S. dollars, but house prices in the Northeast and West regions were significantly higher. Conversely, the South had some of the least expensive housing. In West Virginia, Mississippi, and Louisiana, the median price of the typical single-family home was less than ******* U.S. dollars. That makes living expenses in these states significantly lower than in states such as Hawaii and California, where housing is much pricier. What other expenses affect the cost of living? Utility costs such as electricity, natural gas, water, and internet also influence the cost of living. In Alaska, Hawaii, and Connecticut, the average monthly utility cost exceeded *** U.S. dollars. That was because of the significantly higher prices for electricity and natural gas in these states.

    Context

    The dataset tabulates the Red House town population over the last 20 plus years. It lists the population for each year, along with the year on year change in population, as well as the change in percentage terms for each year. The dataset can be utilized to understand the population change of Red House town across the last two decades. For example, using this dataset, we can identify if the population is declining or increasing. If there is a change, when the population peaked, or if it is still growing and has not reached its peak. We can also compare the trend with the overall trend of United States population over the same period of time.
