This data identifies current as well as proposed zoning and land use designations that are adopted by ordinances for unincorporated Pierce County. Zoning for cities is not included in this dataset. Zones are adopted by ordinances with specific technicalities for each community. Land Use designations offer a broad spectrum of allowable uses within a community. It is used to create a Comprehensive Plan Map or used for a Generalized Proposed Land Use Map or GPLUM. This dataset is also used to create the Land Use Designations theme, which covers proposed zoning use. The meaning of proposed is that the property might not be currently used for the purpose stated. It should be noted that Council adopted amendments to land use designations/zoning that will be effective at the beginning of 2006. Also, the Council is in the process of adopting the Mid-County Community Plan which amends land use designations/zoning as well. The Cities polygons found in the zoning data does not necessarily match the current cities boundaries. This is because the zoning data is updated once a year per the "Pierce County Comprehensive Plan" and does not allow for changes to be made during the year. The Comprehensive Plan is generally updated in November and generally becomes effective the following March. Use the "Cities in Pierce County" data set to determine current city boundaries. City boundaries can change more often than the current adopted Pierce County Zoning data. The zoning data contains the "Cities in Pierce County" boundaries at the time that the Pierce County Zoning was adopted. When determining the current zoning of a parcel near a city, the current "Cities in Pierce County" data set needs to be reviewed. Zoning codes for parcels within incorporated cities are determined by the city that the parcel is within. Parcels represent taxable pieces of property. A parcel is created by the San Diego County Assessor/Recorder/County Clerk (ARCC) to identify a specific portion of real property that is taxed at a certain rate for a certain owner. Tax parcels are typically the same as a legally subdivided lot but are not necessessarily so. For example, a single owner may own a legally subdivided piece of property but there may be two or more tax parcels covering that property. Legal subdivisions are shown in the LOTS layer.Parcels are keyed to the Assessor Parcel Number (APN) and the parcel polygon identifier (PARCELID).The SanGIS parcel layers are “stacked” parcels. That means that for any piece of ground there may be multiple parcels. For example, a condominium building in downtown San Diego may have 200 individual condos. Each condo is a separate taxable parcel. All 200 parcels will be associated with the same physical lot on the ground. When the SanGIS parcel layer is created each individual condo has a polygon representing the physical location of the parent parcel. In this example there will be 200 polygons all stacked on top of each other that represent the taxable parcels and each polygon will have the same physical characteristics (shape, size, area, location) – they are, essentially, copies of each other. However, other associated information (owner, document numbers, etc) will be different for each. In this case, each condo unit will have its own parcel number and there will be no single parcel representing the lot on the ground. Besides condominiums there are two other cases where you will see stacked parcels – possessory interest and mobile homes. Possessory interests have Assessor Parcel Numbers (APNs) that start with 76x. A possessory interest (or PI) parcel represents a taxable interest in the underlying, or parent, parcel but not necessarily ownership. For instance, a private company may have an arrangement with a University to operate a business on campus – a coffee shop or gift shop for example. Possessory intestests do not represent ownership on the parcel, only a taxable interest in the underlying parent parcel.Mobile home parcel APNs start with 77x. In a manner similar to the possessory interests, mobile home owners own their home (coach) but not the underlying property on which the house sits. The actual mobile home is a separate taxable parcel associated with the mobile home park parent parcel. These taxable parcels all have the same polygon as the underlying parent parcel and will show as stacked parcels as well.This dataset contains parcels as shown on the Assessor Parcel Maps (APM). However, parcels shown in this layer may lag that of the official APM by a number of weeks due to how SanGIS is notified of the newly created parcel and the timing of publication of the parcel layer.This dataset contains the parcel polygon and associated parcel information provided by the County ARCC in thier Master Property Record (MPR file) and Parcel Assessment Record (PAR file). In addition to the MPR and PAR data assigned by ARCC, SanGIS may add situs address information if it has been provided by the addressing authority in which the parcel is situated. The situs address information provided by SanGIS may not be the same as the SITUS address data in the MPR.This dataset contains site address information along with owner names and addresses, and other property information. Key fields in this dataset include:Land use information provided in the NUCLEUS_USE_CD field (225 types with a 3-digit domain). The ASR_LANDUSE field is an older version of this field but comprises more generalized land uses (91 types). Generalized land use zoning information is provided in the NUCLEUS_ZONE_CD field. NOTE: If the name of this layer includes "_NORTH", "_SOUTH", or "_EAST" it represents a subset of the entire San Diego County Parcel Base. And the "_EAST" layer includes parcels in the approximate Eastern half of the County.
The data set indicates the Broward County Land Use Plan designation for all parcels in Broward County. Note: Roads, other than those designated "Transportation" are not assigned a Broward County Land Use Plan designation. This data is updated as needed and as amendments become effective. Companion data includes Dashed-Line Areas, Irregular Areas, Pending Amendments and Activity Centers. Layer files are available for standard coloring. Municipal land use plans must be consistent with the Broward County Land Use Plan. The Broward County Planning Council reviews each municipal land use plan pursuant to the Broward County Charter and certifies those municipal land use plans which have been found to be in "substantial conformity" with the Broward County Land Use Plan. When certified by the Council, the municipal land use plan becomes the effective land use plan for the municipal jurisdiction. The land use designations on the Broward County Land Use Plan serve as the basis for municipal jurisdiction. The municipal land use plans may be more restrictive than the Broward County Land Use Plan and may depict uses and categories other than those shown on the Broward County Land Use Plan for specific parcels. Areas designated on the Broward County Land Use Plan Map or particular uses are approximate. The exact boundaries for zoning will be determined by the municipality within the reasonable limits of the designation on the map. Flood Zoning:
This flood zone mapping was prepared as part of the Strategic Flood Risk Assessment (SFRA) of the Wexford County Development Plan 2022-2028 to inform a broad flood risk assessment of the county. Please refer to Volume 11 Strategic Flood Risk Assessment for further details. The flood mapping is made up of individual flood mapping datasets, and each dataset has different levels of confidence. To this end, this flood mapping should not be relied upon at individual site or property level. Where discrepancies exist between the digital copy and the pdf copy the pdf copy represents the adopted plan and will take precedence.
As advised in the County Development Plan, flood hazard and flood risk information is an emerging dataset of information and the flood maps used by Wexford County Council may be altered in light of future data and analysis. Wexford County Council will screen for flood risk based on the flood maps that form part of the Strategic Flood Risk Assessment and any future updated versions of these maps or any other future flood maps or risk assessment information provided by the Office of Public Works, or other consultants engaged by the Council for that purpose.
In this regard, some components used in the SFRA flood mapping have been superceded by the publication of the National Indicative Fluvial Mapping (NIFM) and the National Coastal Flood Hazard Mapping (NCFHM). These datasets are available to view on https://www.floodinfo.ie/map/floodmaps/. However, they do not supercede the SFRA mapping in all locations. Users are therefore advised to contact the Planning Department, Wexford County Council to obtain information on the most up to date flood maps relating to a particular area and for user guidance notes applicable to the use of that mapping. ...
This dataset was developed to support the general public in locating zoning for their area of interest in Onslow County, NC. It does include the zoning for Unincorporated Onslow (general county areas) and all local municipalities. It is updated throughout the year. Zoning code definitions are not included in the attribute table and will need to be looked up on each individual municipality website. This data set was developed as an information layer for the Washington State Department of Commerce. It is designed to be used as part of the Puget Sound Mapping Project to provide a generalized and standardized depiction of land uses and growth throughout the Puget Sound region.
This map represents land uses, zoning abbreviations and zoning descriptions. Zoning data was collected in raster format and digitized by State Department of Commerce staff. The generalized depiction of intended future land use is based primarily upon 2012 zoning and 2010 assessor's records.NOTE: Because this is a large dataset, some geoprocessing operations (i.e. dissolve) may not work on the entire dataset. You will receive a topoengine error. Clipping out an area of interest (i.e. a county) and performing the operation on it instead of on the full dataset is a way to get around this software limitation.

There are two basic types of zoning districts: conventional zoning districts and planned development districts. The general purpose of both types of zoning districts is to implement the goals, objectives, and policies of the Lee Plan, as well as to provide protection to the public health, safety and welfare through the regulation of land use.Conventional zoning districts are districts within which land use is controlled through the regulation of the height and bulk of buildings and structures, the minimum area and dimensions of lots, the percentage of lot coverage, minimum open space and yard areas, through the use of setback requirements, the density of population, and the type and intensity of use of the land and buildings. Use and development regulations for the conventional districts are provided in Chapter 34 of the Land Development Code. Planned Development zoning is required for larger projects, known as Developments of County Impact. Zones are adopted by ordinances with specific technicalities for each community. Land Use designations offer a broad spectrum of allowable uses within a community. It is used to create a Comprehensive Plan Map or used for a Generalized Proposed Land Use Map or GPLUM. This dataset is also used to create the Land Use Designations theme, which covers proposed zoning use. The meaning of proposed is that the property might not be currently used for the purpose stated. It should be noted that Council adopted amendments to land use designations/zoning that will be effective at the beginning of 2006. Also, the Council is in the process of adopting the Mid-County Community Plan which amends land use designations/zoning as well. The Cities polygons found in the zoning data does not necessarily match the current cities boundaries. This is because the zoning data is updated once a year per the "Pierce County Comprehensive Plan" and does not allow for changes to be made during the year. The Comprehensive Plan is generally updated in November and generally becomes effective the following March. Use the "Cities in Pierce County" data set to determine current city boundaries. City boundaries can change more often than the current adopted Pierce County Zoning data. The zoning data contains the "Cities in Pierce County" boundaries at the time that the Pierce County Zoning was adopted. When determining the current zoning of a parcel near a city, the current "Cities in Pierce County" data set needs to be reviewed. Zoning codes for parcels within incorporated cities are determined by the city that the parcel is within. This data set was developed as an information layer for the Washington State Department of Commerce. It is designed to be used as part of the Puget Sound Mapping Project to provide a generalized and standardized depiction of land uses and growth throughout the Puget Sound region.NOTE: Because this is a large dataset, some geoprocessing operations (i.e. dissolve) may not work on the entire dataset. You will receive a topoengine error. Clipping out an area of interest (i.e. a county) and performing the operation on it instead of on the full dataset is a way to get around this software limitation.

The County is divided into four policy areas that serve as the basis for all future land use planning. These include the Suburban, Transition and Rural Policy Areas and the JLMAs surrounding 4 of the 7 incorporated towns within the County. Each policy area has a preferred development pattern that is distinct and will determine the location of public infrastructure and facilities over the next 20 years. Eastern Loudoun largely constitutes the Suburban Policy Area and is in turn made up of four distinct communities namely, Ashburn, Sterling, Potomac and the Dulles Communities. The western two-thirds of the County constitutes the Rural Policy Area, promoting rural economy uses and limited residential development. The Transition Policy Area separates the two and is envisioned to support distinct development patterns that will serve as spatial and visual transitions between the Suburban and Rural Policy Areas. A Joint Land Management Area (JLMA) is an area surrounding an incorporated town that is planned to eventually be served by town water and sewer. These areas are governed by the Loudoun County Board of Supervisors, but are anticipated to be annexed by the towns and are jointly planned by the County and the towns. Data are compiled from the Loudoun County General Plan and subsequent Area Management Plans.

The data was compiled from existing zoning information and King County parcel data.To implement the SeaTac Comprehensive Plan's policies and objectives and the goals of the State Growth Management Act (GMA); To protect health, safety, and general welfare; To provide for the economic, social, and aesthetic advantages of orderly development and redevelopment through harmonious groupings of compatible and complementary land uses and the application of appropriate development standards; To provide for adequate public facilities and services in conjunction with development; To ensure public safety by restricting development of lands containing physical hazards and to minimize the adverse environmental impacts of development; and To ensure that land use decisions are made in accordance with the public interest and applicable laws of the State of Washington, including the Growth Management Act and subsequent amendments (Ord. 92-1041 --1)Updates to Zoning were made per Ordinance 18-1005, data was updated 3/28/2018.Updates to the Zoning were made per ORD17-1022, data was updated December 2017.Last amended in December 2015.The change to Angle Lake District Area Boundary was adopted on July 9th, 2015 (Ord. 15-1010).UL-5000 was changed to High Density Single Family Overlay Zone (HDS-OZ) on Nov 10, 2015.Segale properties were rezoned to UH-900 on Dec 8, 2015.Pursuant to Article XI, Section 11 of Washington State Constitution (Ord. 92-1041 -- 1). SeaTac is a vibrant community, economically strong, environmentally sensitive, and people-oriented. The City boundaries surround the Seattle-Tacoma International Airport, (approximately 3 square miles in area) which is owned and operated by the Port of Seattle. The zoning112002.shp layer represents the zoning designations for all unincorporated areas of Monterey County. This digital map is meant to replicate and replace the county's existing hardcopy zoning maps. There are currently 45 areas that have been labeled 'Under Review' in this layer. Zoning for projects in one of these areas will have to be determined using the hardcopy Sectional District Maps.

The Community Councils have a variety of responsibilities in local zoning decisions and recommendations on local planning. Many County departments will use this coverage for mapping and report purposes.
